Freeland Mobile Home Park

10340 Midland Rd, Freeland, MI 48623, USA

3.0
I’ve lived here for almost 6 months. It started out great. I love the community, very quiet. The place was nice at first, built in 2023. Don’t let looks fool you. Our trim was falling off because it was glued on, our front doors glass/screen fell out and the door never shut to begin with, a doorknob fell off, bedroom door never shut, drawer faces came off, etc. These all occurred with little to no touch from us. The place was falling apart when we moved in and just continues. Anytime me or my significant other can get to the office no one is there. Also, I was just informed, only because I asked, that our landlord doesn’t even work here anymore. Overall, this place is horrible and is overpriced for what you get. - Andria Henderson

Freeland Mobile Home Park Introduce

For Michigan residents seeking alternative housing solutions that often provide more affordability and a sense of community, mobile home parks can be a compelling option. In the charming town of Freeland, Michigan, Freeland Mobile Home Park stands as one such community. This article aims to provide a clear, engaging, and factual overview of Freeland Mobile Home Park, drawing from available public information and resident feedback to help local Michiganders understand what it's like to live there.

A mobile home park, often referred to as a manufactured home community, is a residential development where individual lots are leased or sometimes owned, and residents place their manufactured homes on these sites. These communities are designed to offer a neighborhood environment, frequently with shared spaces and a distinct community feel. Freeland Mobile Home Park provides such a setting in Freeland, offering a different pathway to homeownership or long-term rental compared to traditional housing.

However, it's crucial for prospective residents to be aware of the experiences shared by current and former tenants. Reviews indicate significant concerns, particularly regarding the maintenance and management of the park. One resident, living there for nearly six months, noted that while the community itself is "very quiet" and "nice at first" (built in 2023), the homes experienced numerous issues shortly after move-in, such as "trim was falling off because it was glued on, our front doors glass/screen fell out and the door never shut to begin with, a doorknob fell off, bedroom door never shut, drawer faces came off, etc." These problems reportedly occurred with "little to no touch" from the residents, suggesting structural or quality control issues from the outset.

Further concerns revolve around the park's management. Reviewers consistently mention that the "office is always closed when the posted hours says it’s open and they don’t return voicemails or calls," leading to "no way to contact them." One update even described issues with off-leash dogs attacking other residents' leashed pets, with attempts to contact management being difficult due to only "one office person who is dealing with other properties himself." This feedback paints a picture of a community that, while new in some aspects, faces significant challenges in terms of property upkeep and responsive management. For any local considering this option, a thorough personal investigation and direct communication attempts are highly recommended before making any commitments.

Location and Accessibility

Freeland Mobile Home Park is conveniently located at 10340 Midland Rd, Freeland, MI 48623, USA. Freeland is a small, unincorporated community situated in Saginaw County, Michigan. It is strategically positioned within the "Tri-Cities" area, which includes Midland, Saginaw, and Bay City, making it a central point for access to various amenities and employment opportunities.

The park's location on Midland Road (M-47) provides excellent accessibility, connecting residents directly to key routes within the region. This means relatively easy commutes to the larger cities for shopping, dining, entertainment, and healthcare services. Freeland itself offers a blend of rural charm and suburban convenience, with local shops, restaurants, and schools. For Michiganders working in the Tri-Cities or simply seeking a quieter lifestyle that still offers access to urban centers, Freeland's location is a significant advantage. The community's position allows residents to enjoy the peaceful atmosphere of a smaller town while remaining connected to the broader economic and social landscape of Mid-Michigan. Local attractions in Freeland include Apple Mountain (golf and event center), Leaman's Green Applebarn, Freeland SportsZone, and various local parks like Memorial Park and Festival Park, offering outdoor recreation and community events.

Services Offered

Based on the nature of a mobile home park and available information from similar communities operated by the presumed management, Freeland Mobile Home Park likely offers a range of standard services. While the provided customer reviews indicate issues with service delivery and responsiveness, typical services in such communities generally include:

  • Lot Leasing: The primary service, where residents lease a plot of land within the community to place their manufactured home. Some communities may also offer homes for rent or purchase.
  • Utility Hookups: Provision of essential infrastructure for water, sewer, and electricity connections at each home site. Residents are typically responsible for their own utility bills.
  • Community Management: An office presence, even if reportedly inconsistent, suggests an administrative function for handling leases, community rules, and resident concerns. (Note: Customer reviews highlight significant issues with communication and office availability.)
  • Maintenance of Common Areas: Standard for mobile home parks, this usually includes upkeep of internal roadways, communal landscaping, and any shared facilities.
  • Trash Services: Provision for waste disposal, often through designated dumpsters or curbside pickup.
  • Pet-Friendly Policies: Based on one review mentioning dog attacks, it implies the community is pet-friendly, though the management's handling of pet-related issues is a concern.

It is imperative for prospective residents to verify the availability and reliability of these services directly with the park's management, given the recurrent issues highlighted in customer feedback regarding responsiveness and maintenance.

Features / Highlights

While the negative customer reviews raise significant concerns, an objective look at Freeland Mobile Home Park's potential features and highlights, based on its classification and typical offerings of such communities, can include:

  • Newer Homes (Initially): One review mentions homes "built in 2023," suggesting that at least some units are relatively new constructions, which would ideally imply modern designs and amenities. However, this is heavily offset by reports of poor construction quality.
  • Quiet Community Environment: A resident noted that they "love the community, very quiet." This indicates a potentially peaceful living atmosphere, which can be a significant draw for those seeking tranquility.
  • Affordable Housing Option: Mobile home parks typically offer a more cost-effective path to homeownership or rental compared to traditional housing, making this a general highlight for residents seeking budget-friendly living in Michigan.
  • Strategic Location: Situated in Freeland, the park benefits from its proximity to the Tri-Cities (Midland, Saginaw, Bay City), providing convenient access to a wider range of services, employment, and entertainment options.
  • Potential for Community Feel: Despite management issues, the quiet atmosphere and the nature of mobile home parks often foster a sense of neighborhood among residents, offering opportunities for social connection (though this is challenged by unresponsive management).

It is crucial to balance these potential highlights with the severe drawbacks reported by residents, particularly concerning the quality of the homes and the responsiveness of management. The described issues with falling trim, faulty doors, and unresponsive communication are significant concerns that prospective residents must thoroughly investigate before considering Freeland Mobile Home Park.

Conclusion: Why This Place May (or May Not) Be Suitable for Locals

For Michigan locals exploring mobile home living in the Freeland area, Freeland Mobile Home Park presents a complex picture. On one hand, the concept of a mobile home park itself is often appealing for its potential affordability and the community atmosphere it can foster, especially for those seeking an alternative to traditional housing markets. Its location in Freeland, within the accessible Tri-Cities region, is undeniably a positive, offering convenience to urban amenities while maintaining a quieter, small-town feel. The presence of relatively new homes (built in 2023) could suggest modern designs and energy efficiency, and a resident described the community as "very quiet," which is a desirable trait for many.

However, these potential benefits are heavily outweighed by the significant and consistent negative feedback from actual residents. The reports of homes "falling apart" shortly after being built, with issues like trim falling off and doors not closing properly, indicate serious concerns about construction quality and long-term durability. For Michigan residents looking for a stable and well-maintained home, these reports are alarming and suggest that the initial appearance of newness may be deceptive.

Furthermore, the persistent issues with unresponsive management – "office is always closed," "don’t return voicemails or calls," and "no way to contact them" – are critical red flags. Effective and accessible management is paramount for any residential community to address maintenance needs, enforce rules (such as pet leash policies as highlighted by dog attacks), and ensure a harmonious living environment. The lack of reliable communication and oversight creates an environment of frustration and unresolved problems, making it incredibly challenging for residents to feel secure and supported. The reported instance of off-leash dogs attacking leashed pets underscores a serious safety concern stemming directly from a lack of management presence and enforcement.

In conclusion, while Freeland Mobile Home Park might initially appear to offer an affordable entry into homeownership within a quiet, well-located community, the overwhelming negative reviews regarding structural integrity of homes and, more critically, the severe lack of responsive management and communication, suggest that it may not be suitable for locals seeking a reliable and problem-free living experience. Prospective residents in Michigan considering Freeland Mobile Home Park must proceed with extreme caution, thoroughly investigate the current state of available homes, and attempt to verify management responsiveness in person before making any commitment. It appears that while the idea of community living here is appealing, the reality of its current operation falls significantly short of expectations.
