Four Hills Mobile Home Park

12300 Horseshoe Trail SE, Albuquerque, NM 87123, USA

3.0
This place has gone downhill. They up the prices and for the amenities they say they offer aren’t even worth it. Parks are outdated, the pools are never ready for the summer. The property manager an always seems annoyed when you call her with a problem, like she doesn’t even care about her residents. All these people want is money and could care less about their residents. Their security isn’t always seen either unless giving warnings or towing people cars. Do not move here unless you wanna go broke, get your stuff stolen or get treated like you’re an inconvenience. Wish my family and I never moved here. It was good at first but the new management is terrible. - V

Exploring Four Hills Mobile Home Park: A Look for New Mexico Residents

When considering a mobile home park in Albuquerque, New Mexico, local residents often weigh various factors, including location, amenities, and community environment. Four Hills Mobile Home Park, situated in the southeast quadrant of Albuquerque, offers a specific living experience that potential residents will want to understand fully. This article aims to provide a factual and informative overview of Four Hills Mobile Home Park, drawing on publicly available information and common resident experiences to help you make an informed decision for your housing needs in the Land of Enchantment.

Location and Accessibility: Southeast Albuquerque Setting

Four Hills Mobile Home Park is located at 12300 Horseshoe Trail SE, Albuquerque, NM 87123, USA. This address places the park in the Four Hills area, a well-known part of southeast Albuquerque. The location offers residents relatively convenient access to parts of the city, although specific accessibility will depend on individual needs and transportation methods.

The Four Hills area is characterized by its proximity to the foothills of the Sandia Mountains, offering scenic views and potential access to outdoor recreational opportunities like hiking and biking. While the park is situated off major thoroughfares, it provides connection to the broader Albuquerque road network, allowing residents to reach various parts of the city. Access to essential services such as grocery stores, medical facilities, and retail options can be found in nearby commercial areas. Public transportation options in this specific locale may be limited, making personal vehicle ownership generally advisable for residents to comfortably navigate the city. The overall setting offers a suburban feel within a large metropolitan area, with the unique landscape of New Mexico always in view.

Services Offered at Four Hills Mobile Home Park

  • Mobile Home Lot Rentals: Four Hills Mobile Home Park primarily offers lots for rent where residents can place their own manufactured homes. This is a common arrangement in mobile home communities, allowing for homeownership while renting the land it occupies.

  • Utility Structure: The park's rental agreement typically includes water and gas utilities. However, residents are responsible for their own PNM (Public Service Company of New Mexico) bill for electricity, a standard arrangement in New Mexico.

  • Security Presence: The park employs security personnel. Their visibility and activity, as reported by residents, primarily involve monitoring for parking violations and other infractions.

  • Property Management: The park operates under a property management team responsible for overseeing the community. Resident interactions with management, as per reviews, indicate varying levels of satisfaction regarding responsiveness and resident concerns.

  • Pet Policy: While specific details are not provided, most mobile home parks have a pet policy, often with restrictions on breed and size, and require responsible pet ownership, including waste removal.

Features and Highlights of the Community

  • Established Community: Four Hills Mobile Home Park is an established presence in Albuquerque, having been part of the local housing landscape for some time.

  • Community Amenities (Varied State): The park states it offers amenities such as parks and pools. However, recent resident feedback indicates these amenities may be outdated, not always operational (e.g., pools not ready for summer), or not well-maintained (e.g., dirty pools, outdated park equipment, presence of dog waste and needles).

  • Parking Rules: The park has strict parking rules, including the towing of vehicles parked on driveways after a certain hour (e.g., 1 AM) if they extend beyond the designated space. Some residents report lack of warnings prior to towing.

  • Rent Structure: The park operates on a monthly contract basis, which, according to resident accounts, allows for frequent and significant rent increases. This aspect is a major concern for current residents regarding affordability and financial stability.

  • Safety and Security Concerns: While security is present, some residents have reported issues with property theft (e.g., bikes, scooters, tools) and transient individuals attempting to squat in unoccupied trailers. This suggests a mixed perception of the effectiveness of security measures.

  • Resident Concerns: Recurring themes in resident feedback include dissatisfaction with property management responsiveness, perceived lack of care for residents, high and frequently increasing rent, and the condition of amenities.

Conclusion: Why This Place is Suitable for Locals (Considerations)

For New Mexico locals considering Four Hills Mobile Home Park in Albuquerque, it is important to approach this housing option with a comprehensive understanding of the current resident experience. While the park's location in the Four Hills area offers access to certain parts of Albuquerque and scenic views of the Sandia Mountains, the suitability of this park for locals hinges heavily on their individual priorities and tolerance for certain conditions.

The inclusion of water and gas in the monthly rent might seem appealing, but reports of frequent and significant rent increases, as well as the need to cover electricity through PNM, suggest that the "affordability" aspect needs careful evaluation over the long term. The stated amenities like parks and pools are present, but resident feedback indicates they may not be consistently maintained or up to modern standards, which could detract from their value. For families, the condition of playground equipment and the reported presence of unsanitary conditions (e.g., dog poop, needles) in public areas are significant considerations.

Security and management responsiveness are also key factors for local residents seeking a stable and comfortable living environment. While security is employed, the reported instances of property theft and transient activity, coupled with perceived unresponsiveness from management, suggest that residents may need to take their own additional precautions, such as installing personal security cameras. The strict towing policy, without warnings in some cases, is another operational aspect that has caused frustration for residents.

In summary, while Four Hills Mobile Home Park offers a location in Albuquerque, local New Mexicans evaluating this option should be keenly aware of the experiences shared by current and former residents. It is highly recommended to visit the park, speak directly with current residents if possible, and thoroughly review all lease agreements, particularly those concerning rent increases and rules, before making any commitments. Comparing the overall cost, including potential rent hikes and the condition of amenities, with other housing options in Albuquerque or even nearby Rio Rancho, could provide a more beneficial long-term housing solution.
