Forest Hollow Mobile Home Community, as a residential park, typically offers a range of services aimed at providing comfortable and functional living for its residents. While specific details can vary and are subject to ongoing management, common services found in such communities often include:
- Lot Rentals: The community provides lots for residents to place their manufactured homes. These lots are designed to accommodate various sizes of mobile homes, offering a designated space for personal residences.
- Utility Hookups: Essential utility connections, including water, sewer, and electricity, are typically available at each lot, enabling residents to connect their homes to these vital services.
- On-Site Management (as per some external listings): Some information indicates the presence of on-site professional management, which would typically handle resident inquiries, maintenance requests, and community guidelines. However, customer reviews suggest potential challenges with responsiveness and consistent presence.
- Waste Management: While customer reviews have indicated past issues with trash collection, a functional mobile home community is expected to provide regular waste disposal services for its residents to maintain cleanliness.
- Community Maintenance: General upkeep of common areas, such as roads and shared spaces, is a standard service. Customer reviews, however, highlight concerns regarding the consistency of lawn maintenance and overall cleanliness of the park grounds.
- Pet-Friendly Policy (for lot owners): Some external sources suggest that if residents own their home and just rent a lot, pets under 40lbs are allowed, with restrictions on certain breeds. This can be a valuable service for pet owners.

When evaluating this community, the following points are often highlighted or are inherent to its type:

- Proximity to City Amenities: Residents benefit from being close to Beaumont’s urban infrastructure, including shopping centers, schools, parks, and major transportation routes.
- Potential for Homeownership: For those looking to own their home rather than rent, mobile home communities often provide pathways to homeownership through lot leases, which can be an attractive feature.
It is important to acknowledge that customer reviews have raised significant concerns regarding the actual state of maintenance, water quality, and responsiveness of management. These are critical aspects that prospective residents should investigate thoroughly. Issues such as unaddressed repairs, mold, plumbing problems, and insufficient trash collection are serious and would impact the quality of life within the community. May 07, 2025 · Mandy PotterSlum lords. Our trash sat for 3 weeks before they decided to "change trash companies" they go months before they cut the grass. A bunch of unknown wildlife roaming the grounds. They don't have pest control and they're trying to tow people's cars because they gave out car tags in the beginning of the year and currently there's no one in the office to attend to the tenants problems or update car tags. There's only one maintenance man servicing the whole park. They cut the water off at any given time during the day with no notice. And since we've been there they've changed owners a total of 4 times.
Oct 18, 2024 · DeAndrea BrownMe and my wife was looking for a better place to stay and came across Forest Hollow and the mobile home community in Lumberton so we have decided to come to Forest Hollow. Tj was very helpful on whatever that we needed and the application process. She was very informational, caring and answered all the questions that we asked her. We was concerned about the flooding and the water issues that other people has mentioned in other posts and Tj reassured us that the water problem issue has been resolved by the lawn people. As far as flooding, well no matter where your at its going to flood so we just dealt with it (we have lived in Texas for years). We have only been here a few weeks and we haven't seen any major flooding but we have seen standing water at the roadways within the park BUT after a few hours half the water is gone. We where told that they are short handed on maintenance people and they are doing there best to do what they can. We have a few small issues on where we are at but they are not BIG issues. We are very happy !!
May 09, 2024 · Adam HankamerNew owners Nov 2017. 67% increase in lot rent. Current renters soon to be evicted to allow new owners to convert from lot rental to owner owned Mobile home rental. Houston area rental rates too pricey for Mobile home in Beaumont area.
Nov 13, 2017 · JohnDon't move here. It's a waste of money. They don't care about the tenants and will leave them with broken appliances and broken doors the whole time. For reference this is my front door and that is duct tape around the base so the whole bottom part doesn't just fall off.
