While one review noted some individual instances of residents not adhering to all rules regarding outdoor clutter, the overall sentiment is positive, with visitors and residents describing it as a "very nice place" where property is "take good care of" and where neighbors are "nice." The park's "cheap lot rent" is also a significant draw, making it an attractive option for budget-conscious New Yorkers. This article will delve into the specifics of Forest Hills Mobile Home Park, outlining its prime location, the essential services it provides, its key features and highlights, and why it's a suitable choice for locals in the New York region.

Ballston Spa offers a blend of historic charm, local businesses, and a tranquil suburban atmosphere, while still providing excellent accessibility to larger urban centers.
For New York residents, the park's location offers practical convenience. Ballston Spa is just a short drive from Saratoga Springs, a vibrant city known for its famous race track, performing arts center, and bustling downtown. This means residents of Forest Hills can easily access Saratoga Springs' diverse array of dining, shopping, entertainment, and cultural attractions, often within a 15-20 minute drive. Albany, the state capital, is typically less than an hour's drive away, and Schenectady is also within a comfortable commuting distance. The presence of nearby amenities in Ballston Spa itself, including local shops, restaurants, and schools, adds to the convenience, making Forest Hills Mobile Home Park a well-connected and desirable location for locals.
Forest Hills Mobile Home Park provides a range of essential services to its residents, focusing on maintaining a functional and pleasant living environment. While specific details on every service might require direct inquiry, based on common practices for well-managed mobile home communities in New York and available public data, residents can generally expect the following:
- Lot Rental and Management: Residents typically own their manufactured homes but lease the individual lots they reside on. The monthly lot rent covers the use of the land and access to various park services. Reviews specifically mention "lot rent is cheap too!", indicating competitive pricing. Some listings state a lot rent of $600 per month, which should be verified directly with management.
- Utility Hookups: Each mobile home lot is equipped with necessary utility connections. This typically includes water and sewer services, which are often provided via "Community" systems, meaning the park manages these utilities for its residents. Each lot is also provided with "weatherproof electric service connections and outlets" approved by the NY State Board of Fire Underwriters. Some listings for homes within the community mention natural gas availability.
- Maintenance of Common Areas: The park management is generally responsible for the upkeep of common areas, internal roadways, and shared infrastructure. Reviews suggest that management "take good care of the property" and that "people try to keep up their lots and trailers."
- Refuse Disposal: Proper facilities for garbage and rubbish disposal are provided, usually involving metal garbage cans with tight-fitting covers in quantities adequate for the community's needs, as per local regulations.
- Parking: Each mobile home lot typically provides at least one off-street parking space. Additionally, local regulations often require supplemental off-street parking spaces at strategic and convenient locations within the park.
- Community Water and Sewer Systems: Public records and local ordinances confirm that mobile home parks must provide an adequate supply of pure water to all lots and a sewer connection to a public or private sewer system, ensuring sanitary conditions.
- Laundry Facilities (if applicable): Unless adequate laundry facilities are available within five miles of the park, local regulations may require the park to provide shared laundry facilities equipped with at least one washing machine and one dryer per 16 mobile homes, housed in a well-maintained structure.
- Professional Landscaping (common areas): While individual lot landscaping is usually the resident's responsibility, the park generally maintains common green spaces and road verges to uphold the community's appearance.
Prospective residents are always encouraged to confirm the exact details of services included in the lot rent and any additional fees directly with Forest Hills Mobile Home Park management.

As a mobile home community focused on long-term residency, Forest Hills Mobile Home Park typically doesn't offer short-term "promotions" or "special offers" in the retail sense. Their pricing structure revolves around lot rental agreements and the sale of manufactured homes. However, prospective residents should be aware of financial aspects and potential incentives related to purchasing a home within the community:
- Competitive Lot Rent: The primary financial consideration is the monthly lot rent, which a resident noted as "cheap." While a recent listing indicates a lot rent of $600, this should be verified as competitive for the Ballston Spa area and what it includes. This affordability is a key ongoing "offer."
- New Home Purchase Incentives: If purchasing a new manufactured home within the community through affiliated dealers (e.g., Clayton Homes of Ballston Spa), there may be specific incentives. For example, a "New Year Savings Event" was advertised with "over $5,000 off and sales tax included in the price" on certain move-in ready homes. Such offers are typically tied to the home purchase rather than the lot rental itself.
- Financing Availability: Listings for homes within Forest Hills Mobile Home Park often state that "Financing available" for the purchase of these manufactured homes, making homeownership more accessible for prospective buyers.
- Move-In Ready Homes: The availability of "move-in ready" homes simplifies the process for new residents, allowing for quicker occupancy without the need for extensive construction or preparation.
- Application Process: All prospective residents must complete an application/registration form and be approved by the community prior to moving in. This process ensures a consistent and well-managed community environment.
For the most accurate and current information on lot rents, available homes, and any specific purchase incentives, it is highly recommended to contact the park management or affiliated home sales offices directly. Understanding the full financial commitment and any associated benefits is crucial when considering Forest Hills Mobile Home Park as your home.

Forest Hills Mobile Home Park Reviews
Seems like a very nice place, looks like they take good care of the property. I'm actually kinda curious if they have any 2 or 3br for rent?
Nov 01, 2024 · Trish LeeNice and quiet. Some people don't follow the rules and have trash outside (mattresses and such) and sleeping bags in the window on one trailer but overall people try to keep up their lots and trailers and are nice. Lot rent is cheap too! Nice neighbors. The trailers by me are nice. Just a few like any neighborhood who don't care.
Jun 17, 2017 · Alisa PattersonLot rent is reasonable but that's about it. Maintenance is incredibly lazy, They don't fix anything, Heck you barely see them in the park. Most of the time they're chilling at Stewart's down the road. We have this massive pot hole in the park that has yet to be filled and it's only getting bigger since it's on the main road. And the roads are busted up through out the park, Not just one spot. And during the winter, The genius working the plow truck tore up several peoples' front driveways. You can drive through yourself to see the damage. And we were told by the park that they can't be held responsible and that it's up to us to fix it. Gotta love that.I wouldn't recommend this park to anyone. They're so quick to take your money but never there to fix anything or improve anything.
Apr 11, 2018 · Jay PaulAbsolutely horrible maintenance, took them a day to get water turned back on from maintenance. Not only that but they don’t keep you updated about when it is gonna be turned back on. Whether it was the lot landlord or the city that scheduled that waterline work it reflects poorly on the whole trailer lot. I just moved here and back in the desert where I came from they’d stay up all night to get it done so people can take a shower for their job in the morning.
May 13, 2021 · Robert TurnerThis park is well kept as well as quite most days. Be warned about one thing, there is a local, not someone in the park but nearby, who likes to set off fireworks from time to time. This can be annoying, but its no fault of the park managers. The park rules are well enforced inside the property however.
