Forest Green Mobile home park

I've lived here for about 4 years. The first company that owned the park really did decent things around here and took care of the residents. This new company has taken over called "Homes of America". It really seems they try to do as little as possible. They NEVER answer the phone. They will NEVER return a call even if it's an emergency. Water lines break and they will not call anyone to fix it until they are rdy. They leave residents without water for days at a time. They more than doubled the rent to live here in the past 2 years. An absolute scumbag of a company. DO NOT RENT FROM THESE PEOPLE. - DerektheMetalhead

Introduction / Overview

Forest Green Mobile Home Park, located in LaFayette, Georgia, aims to provide an affordable living option within the local community. Situated on GA-151, it offers a quiet setting that some residents find appealing. However, recent changes in management and operations have led to significant shifts in the resident experience, making it crucial for prospective residents in Georgia to be fully informed before considering this community as their home.

Historically, the park was managed by a company that reportedly "did decent things around here and took care of the residents." However, a new company, "Homes of America," has taken over, and resident feedback indicates a marked change in management practices. Concerns primarily revolve around communication, maintenance responsiveness, and substantial rent increases. While the park is described as being "on the come-up" with many homes getting ready for sale or rent, this perceived improvement is shadowed by a critical need for transparency and reliability from the managing entity. For Georgians exploring mobile home living in LaFayette, a thorough understanding of these dynamics is essential for making an informed decision.

Location and Accessibility

Forest Green Mobile Home Park is conveniently located at 368 GA-151, LaFayette, GA 30728, USA. This address places it within LaFayette, the county seat of Walker County, Georgia. LaFayette itself is a community that offers a blend of small-town charm with access to natural beauty and historical sites. For residents throughout Georgia, particularly those in the northwestern part of the state, its location provides a sense of being "off the beaten path" while still maintaining accessibility to essential services and amenities.

GA-151, a state highway, ensures straightforward vehicular access to and from the park, connecting residents to the broader network of roads in the region. LaFayette is known for its proximity to outdoor recreational areas like Pigeon Mountain and Crockford-Pigeon Mountain Wildlife Management Area, offering opportunities for hiking and rock climbing. While the community itself aims for a quiet atmosphere, its location on a state highway allows for relatively easy commutes to local shops, restaurants, and recent downtown streetscape improvements in LaFayette. This balance of quiet living with reasonable accessibility to town services and natural attractions makes the geographical location of Forest Green Mobile Home Park potentially appealing to Georgians.

Services Offered

Based on direct resident feedback, the services offered at Forest Green Mobile Home Park, particularly under the current management of "Homes of America," appear to be a significant point of contention and concern. While mobile home parks generally provide lot rentals and utility infrastructure, the actual delivery and responsiveness of these services are heavily criticized. Here’s an overview based on resident experiences:

  • Lot Rental (with substantial increases): The primary service is providing lots for mobile homes. However, residents report that the rent has "more than doubled...in the past 2 years," indicating a significant increase in housing costs without apparent corresponding improvements in services or amenities.
  • Maintenance and Repairs (Severe Delays and Unresponsiveness): This is a major area of concern. Residents explicitly state that the management "NEVER answer the phone" and "will NEVER return a call even if it's an emergency." Critical issues, such as "water lines break," are reportedly left unaddressed for extended periods, leaving residents "without water for days at a time." Another complaint mentions it taking "forever to get my a/c fixed," even as weather conditions worsen.
  • Customer Service & Communication (Poor): The overall communication from "Homes of America" is described as inadequate, with phone calls going unanswered and unreturned, even in emergencies. This suggests a systemic breakdown in tenant support.
  • Home Sales/Rental Management (Questionable Practices): While the park reportedly has "lots of homes getting ready to be sold/rented," another review on a BBB page for Forest Green (though potentially a different location by the same management group, highlighting systemic issues with 'Homes of America') details issues with application fees, holding fees, and being misled about unit availability, suggesting potentially deceptive practices in the rental/sales process.
  • Utilities Access (but unreliable): While the park provides access to utility lines (like water), the reliability of these services, particularly water, is frequently compromised due to delayed repairs by management.

In summary, while the park theoretically offers lot rentals and associated utilities, the actual service delivery, particularly regarding maintenance, responsiveness, and communication from the current management, is described in highly negative terms by residents, overshadowing any potential benefits.

Features / Highlights

Based on direct resident feedback, the "features" and "highlights" of Forest Green Mobile Home Park under the management of "Homes of America" are complex, with significant areas of concern overshadowing some potential positive attributes. For prospective residents in Georgia, it's crucial to understand these points:

  • Quiet Neighborhood Atmosphere (Sometimes): Despite other issues, one review describes the park as "nice and quiet," where "people keep to themselves." This suggests a potentially peaceful living environment for those who value privacy, at least when major issues are not actively disrupting daily life.
  • Potential for Growth/Availability: The note that the park is "on the come-up" with "lots of homes getting ready to be sold/rented" suggests that there might be ongoing efforts to bring new units into the community, potentially offering newer housing options.
  • Remote Management (Problematic): A key "feature" from the resident's perspective is the perceived hands-off and unresponsive nature of the management company, "Homes of America." This is highlighted by the inability to reach them by phone, lack of returned calls, and delays in emergency repairs, which is a critical negative highlight.
  • Severe Utility Service Issues: A recurring and critical "feature" is the unreliable water service. Residents experiencing "water lines break" and being left "without water for days at a time" is a significant and distressing highlight, indicating a fundamental failure in providing essential services.
  • Drastic Rent Increases: A major "highlight" of concern is the reported doubling of rent within two years. This substantial increase without corresponding improvements in service or living conditions makes the park financially challenging and potentially unsustainable for long-term residents.
  • Slow Maintenance Response: The complaint about "taken forever to get my a/c fixed" points to a general pattern of slow or absent maintenance, impacting residents' comfort and well-being.
  • Negative Company Reputation (as perceived by residents): The overall sentiment from the negative review is that "Homes of America" is an "absolute scumbag of a company," urging others "DO NOT RENT FROM THESE PEOPLE." This strong negative perception of the management is a crucial factor.

While the physical location in LaFayette might offer a quiet setting and the promise of new homes, the operational realities and management practices, as described by residents, present significant challenges that would weigh heavily on the decision of any potential Georgian resident.

Given the nature of the feedback, prospective residents and those seeking to resolve issues are strongly advised to document all communications, including dates, times, and names of individuals spoken to. It may also be beneficial to consider alternative methods of contact or seeking legal advice if significant issues arise, particularly given the reported unresponsiveness of the management company, "Homes of America."

Conclusion: Why this place is suitable for locals

For residents across Georgia considering a mobile home community in LaFayette, Forest Green Mobile Home Park presents a complex picture that demands careful consideration. While its location on GA-151 offers a relatively quiet setting and accessibility to the town's amenities, the overwhelmingly negative resident feedback regarding management practices significantly impacts its suitability for locals seeking a reliable and comfortable home.

The transition to "Homes of America" as the managing company appears to have introduced severe challenges. Concerns over management's unresponsiveness, including a complete lack of phone answers or returned calls even in emergencies, are deeply troubling. For Georgians, reliable access to management for maintenance or urgent issues is fundamental to a safe and stable living environment. The reported instances of residents being left "without water for days at a time" due to unaddressed line breaks represent a critical failure in providing basic, essential services, making daily life incredibly difficult and frustrating.

Furthermore, the significant increase in lot rent, which has "more than doubled" in two years, without a corresponding improvement in services, poses a substantial financial burden on residents. This undermines the very appeal of mobile home living, which is often chosen for its affordability. Such aggressive rent hikes can push long-term residents out of their homes and create an unstable housing situation.

While the park might be "on the come-up" with new homes being prepared, the fundamental issues of management reliability, service provision, and fair pricing, as detailed by residents, overshadow any potential benefits. For any Georgian considering Forest Green Mobile Home Park, it is absolutely crucial to exercise extreme caution. Thorough due diligence, including verifying all claims, inspecting any potential home meticulously, and attempting to speak with multiple current residents about their experiences, is paramount. The feedback suggests that despite its location, the operational challenges may make Forest Green Mobile Home Park an unsuitable and potentially distressing choice for many local residents in Georgia.
