Forest Estates Introduce
Hello, Louisiana residents! When you're looking for a place to call home in the Shreveport area, understanding all your options is key. Today, we're taking a closer look at Forest Estates, a manufactured home community in Shreveport. Our aim is to provide you, as a local user, with a comprehensive and factual overview, drawing from both the community's described features and the experiences shared by current and former residents, so you can make the most informed decision for your housing needs.
Forest Estates presents itself as an "all-age, pet-friendly community designed for comfort, fun, and convenience." According to various online listings, it features a mix of manufactured homes available for rent or purchase, with plans typically offering 3 to 4 bedrooms and 2 to 3 bathrooms. The community aims to provide a family-friendly environment with amenities such as a "refreshing pool" and a "vibrant playground," suggesting a focus on creating spaces for relaxation and family activities. They highlight being "located near shopping, dining, and essential services," implying that residents have everything they need "just moments away." This includes proximity to grocery stores, shopping centers, and other conveniences, aiming to foster a welcoming neighborhood where "families thrive and neighbors become friends." They also offer incentives like "1 MONTH FREE SITE RENT" on home purchases, indicating an effort to attract new residents.
However, it's crucial for prospective residents to be fully aware of the significant and consistent negative feedback found in recent customer reviews. While the official descriptions paint a picture of a well-maintained and friendly community, numerous residents have reported severe issues with property upkeep and management. Complaints include the property being "junky with trailers burned out," "they refuse to clean up but they will fine you for any little thing that they can." The office staff is frequently described as "rude and unprofessional," with accusations of them "not know what they're doing" and even being like "thugs running this place." Recent reviews from early 2025 detail frustrating experiences with maintenance requests, with calls going unanswered, technicians coming to the wrong trailer, and a complete lack of communication regarding repairs for essential items like bathroom lights. Persistent issues with "stray animals out of control" and "trailers aren’t 'move in ready'" have also been raised. These deeply concerning accounts suggest a significant disconnect between the advertised image and the actual living conditions and management responsiveness experienced by residents. It is strongly advised to "Check with a Better Business Bureau And heed these reviews."
Forest Estates is situated at 6201 W Bert Kouns Industrial Loop, Shreveport, LA 71129, USA. This address places the manufactured home community in the southwest part of Shreveport, Louisiana. For locals, this location offers a blend of accessibility to major thoroughfares and proximity to various urban conveniences, while being somewhat removed from the immediate downtown bustle.
The community's position on West Bert Kouns Industrial Loop provides direct access to a key commercial and industrial corridor in Shreveport. This means residents would have relatively easy commutes to various employers located along this loop and in the surrounding areas. The area around Forest Estates is generally described as "car-dependent," with a low Walk Score, meaning driving is typically necessary for most errands and activities. However, it is rated as "somewhat bikeable."
Despite the need for a vehicle, the location boasts proximity to a range of essential services and attractions. Nearby amenities include grocery stores, numerous restaurants (listed as 23 within a reasonable distance), and shopping centers. Medical facilities and hospitals are also within a manageable driving distance, ensuring access to healthcare. For recreation, the Gardens of the American Rose Center is a notable nearby park, offering a beautiful outdoor space just about 16 minutes away. This strategic location provides residents with the practical convenience of urban access while residing in a manufactured home community setting.
Based on promotional materials, Forest Estates aims to provide a range of services and amenities typical of a family-friendly manufactured home community, though resident reviews strongly contest the quality and delivery of these services.
Manufactured Home Lots & Rentals: The core service is providing lots for manufactured homes, with options to rent both the lot and the home. Some listings mention renovated "move-in ready" homes with appliances like air conditioning, refrigerators, ovens, and washer/dryer hookups.
Community Pool: An advertised "refreshing pool" is a key amenity designed for resident relaxation and recreation.
Playground: A "vibrant playground" is offered, catering to families with children and providing a space for outdoor play.
Pet-Friendly Policy: The community is described as "pet-friendly," allowing small dogs, cats, and large dogs (with the exclusion of aggressive breeds), and some listings mention a "dog park."
On-Site Management: The presence of an office and staff (e.g., Anna and Antonio mentioned in reviews) indicates an on-site management team intended to oversee community operations and address resident concerns, including maintenance and repairs.
Maintenance and Repairs (Contested): The community is supposed to offer maintenance services for homes and common areas. However, numerous reviews consistently highlight severe failures in delivering timely and effective repairs, with promises often unfulfilled.
Security: Some community descriptions imply a focus on safety, with mentions of law enforcement officers residing in some buildings, which could contribute to a sense of security.
Online Rent Payment: Some property listings indicate the availability of online rent payment, offering a convenient method for residents to manage their payments.
Forest Estates highlights several features intended to attract residents seeking a family-friendly and convenient living environment, though it's crucial to acknowledge the stark contrast with actual resident experiences.
All-Age Community: Designed to accommodate residents of all ages, fostering a diverse community environment where families can thrive.
Pet-Friendly: Welcomes pets, including large dogs (with breed restrictions), and reportedly features a dog park, which is a significant plus for pet owners.
Recreational Amenities: The presence of a swimming pool and a playground provides on-site recreational opportunities for relaxation and for children to play.
Proximity to Essentials: Located near major shopping centers, dining options, and essential services on W Bert Kouns Industrial Loop, offering convenience for daily needs.
Access to Schools: The community is within the Shreveport school district, with public and private school options nearby, which is important for families with children.
Various Home Sizes: Offers a range of manufactured home sizes, typically 3 to 4 bedrooms and 2 to 3 bathrooms, to suit different family needs.
Community Atmosphere (Claimed): Promotional materials emphasize a "welcoming community where families thrive and neighbors become friends," aiming to build a strong neighborhood feel.
Affordable Living Potential: Manufactured home living can often offer a more budget-friendly housing solution compared to traditional single-family homes or apartments in the area, potentially making it an attractive option for some.

It is highly recommended to contact the management directly and, critically, to visit the property in person before making any commitments. Given the severe negative feedback in recent reviews, a personal visit will allow you to assess the current state of the property's upkeep and the responsiveness of the on-site office staff. It is also advisable to check with the Better Business Bureau for any additional complaints or their resolution status, as one review explicitly suggests.
For Louisiana locals considering Forest Estates as a housing option in Shreveport, it's essential to approach this community with a high degree of caution and thorough due diligence. On the one hand, the advertised features of a pet-friendly, all-age community with a pool and playground, coupled with its convenient location near shopping and services on W Bert Kouns Industrial Loop, present an appealing vision of affordable and convenient living. For families seeking a budget-conscious housing solution with on-site amenities, these aspects could theoretically be attractive.
However, the overwhelming and consistent negative feedback from numerous recent residents cannot be overlooked. Reports of severe property neglect, including "junky" conditions and "burned out" trailers, pervasive maintenance issues that go unaddressed for extended periods, and allegations of rude and unprofessional management staff, paint a concerning picture. These issues directly contradict the promised "comfort, fun, and convenience" and could significantly impact residents' quality of life, safety, and health. The mention of potential fines for minor infractions while major issues persist also raises concerns about fairness and effective management.
Therefore, Forest Estates might only be suitable for locals if there is undeniable evidence of a complete overhaul in property management and maintenance practices. Without significant, verifiable improvements that address the core issues highlighted in recent reviews – a clean-up of the property, a demonstrable commitment to timely and effective maintenance, and a noticeable improvement in staff professionalism and responsiveness – the risks associated with residing here appear to heavily outweigh the potential benefits. Any local considering this option should prioritize a comprehensive on-site visit, detailed conversations with management about specific concerns, and, if possible, discussions with current residents to truly understand the current living conditions before making any housing decisions.

Mar 28, 2025 · Lisa Inman(New 1/22/25) Our bathroom light went out, and changing the bulbs didn’t fix it. We called to have it looked at almost a month ago, and maintenance did look at it once. They came to the wrong trailer about a leak, and we told them what our maintenance problem was. They came back that day, we left the house unlocked for them. It was locked when we returned, but no communication on what was wrong with the light fixture or when they’d be back. We even called the office and communicated that we hid a key on our porch if they needed to come back when we were working, so they could get in. After a week of not hearing anything, I put the key back in my house. Front office never called us. I call this morning to follow up on the problem. The girl at the front desk answering the phone? RUDE. Hung up on me before I finished speaking to her. She needs training on controlling her attitude. Especially the way she asks questions. “Okay? Is that all now?” Is how she replied after I had to call back and finish my complaint.(Old 8/24) The stray animals are out of control, the trailers aren’t “move in ready.” We’ve called the front office for maintenance and repairs about a few reoccurring large problems over 5 times now, and nothing has been done. Anna and Antonio (newer male office worker) have both assured us that the problem would be fixed on a set date and time, then it never happens. If you are the property owner/company and you are reading this, you need better employees that actually repair our homes that we PAY you for every month by renting the trailer and the lot.
Jan 22, 2025 · MsYahtziiAwful!!! Just Awful been here 3 years speed bumps ar huge and too many rent isvvtoo high I am late almost every month with late fees and other added fees and water and sewage it comes to around $850.00 tere are burnt trailers in about 10 lots that don't get cleaned up but you get fine if a peace of skirting blows off your trailer into your yard and fined if you don't mow when they want you to they are quick to evict you and laugh at you no matter the situation your in I have to go to walmat to pay rent now I own my trailer and pay more for lot rent than just renting a house the pool has been open maybe 4 times they raise rent and do no improvements this place is so horrible I don't advise moving here
Apr 27, 2025 · Ronnie CollinsThis place is a complete joke. I mean it wasn't too terribly bad when I moved here two years ago, but now it's pathetic. I've never been charged all these extra amenities (trash removal, water, and administration fees) since I moved here in March of 2022. But now I am, my rent never increased until now. I asked for a house transfer because the one I've lived in, is falling apart. I've asked for repairs to be done and got laughed at when I first got here. Parts of my walls are sponge like if you push it. Parts of my kitchen floor are sponge like now, I've mentioned that. Parts of my bathroom floor are warping. The hall window leaks inside that wall. My doorway is literally coming away from the house which is causing a leaking as well. When I moved in, I had to have the vent hole for my dryer hose cut out in the floor because whoever "remodeled" prior to us moving here COVERED IT UP! I am a single mom of two kids, I've made it work so far. But now with the increase of rent and an increase to the late fee (it was $50, now it's $100 there was no warning of that increasing) I'm barely getting by, I could rent an actual house for all this crap and probably have a better chance of repairs and maintenance being done in a timely manner elsewhere, but I cant afford to move either. The office says they open at 8:30, but NO ONE IS EVER IN THE OFFICE AT ANY POINT OF THE DAY FOR ME TO EVEN TALK TO SOMEONE FACE TO FACE. They also have us paying rent through a different portal that is impossible for me to even create an account on. And as suspicious as it looks and sounds, 6 VACANT trailers have caught fire and they just let them sit there for a while before tearing them down. They have recently purchased "newer" doubles wides and started moving them in empty lots in the front, but none of them are move in ready. They have been sitting around for month(s) So with all that bejng said, I highly DO NOT recommend moving here, not even if it's a last resort. If I can put no stars, I would.
Oct 09, 2024 · Brittney FosterHow can you review someone that's never open? Took these people 3 months to process my sons app due to their employees turnover and they still didn't honor the special as agreed. The girl in the office that answers the phone is very rude. The shower head needs replaced and counter fixed in my sons unit and can't ever find maintenance.
