This address places it squarely within the charming city of La Verne, a community known for its tree-lined streets, historic downtown, and excellent access to the greater Los Angeles metropolitan area. A significant highlight of this location, as noted by a resident, is the "beautiful mountain views to the north just a short distance away during the day. At night the views are amazing too." This provides a picturesque backdrop for daily life and adds to the overall appeal of the park.
Accessibility is a key advantage for residents of Foothill Terrace. La Verne is well-connected by major freeways, including the 210 and 57, making it convenient for residents to travel to neighboring cities like Claremont, Pomona, San Dimas, and Glendora. Foothill Terrace Mobile Home, as a well-established 55+ community, offers a range of services and amenities designed to enhance the quality of life for its residents. While specific, exhaustive lists can vary and are best confirmed with park management, common services typically found in a community of this nature include:
- Lot Space Rental: Residents typically own their manufactured home but lease the land it sits on, with a monthly space rent covering various park services and amenities.
- On-Site Management: Many mobile home parks, including well-managed ones like Foothill Terrace, provide on-site management or a park manager who is available to address resident concerns, oversee park operations, and enforce community rules.
- Community Maintenance: General maintenance of common areas, landscaping, and infrastructure within the park (e.g., roads, lighting) is typically handled by park management.
- Utility Management: While residents pay for their individual utility consumption (water, sewer, trash, gas, electricity), the park often facilitates the infrastructure for these services.
- Mail Delivery: Centralized mailboxes or individual mail delivery services within the park.
- Community Rules and Regulations: A clear set of guidelines helps maintain a harmonious living environment and protects the interests of all residents.
It's important for prospective residents to inquire directly about the specifics of what is included in the monthly space rent to fully understand the financial commitments and services provided.
Foothill Terrace Mobile Home distinguishes itself with several features and highlights that contribute to its appeal, particularly for its 55+ demographic. Drawing from available public information and resident feedback, these include:
- 55+ Community Designation: This is a significant feature, meaning the park is designed for active adults aged 55 and older. This fosters a quieter, more mature environment and allows for social programming tailored to this demographic.
- Beautiful Mountain Views: As highlighted by a resident, the park offers "beautiful mountain views to north just a short distance away during the day. At night the views are amazing too." This scenic backdrop enhances the living experience, providing a sense of serenity and natural beauty.

- Community Clubhouse: Many 55+ mobile home parks feature a clubhouse, serving as a central hub for social activities, gatherings, and community events. This is a common amenity at Foothill Terrace, providing opportunities for residents to connect.
- Swimming Pool: A community swimming pool is often available, offering a refreshing way for residents to stay active and enjoy the California sunshine.
- Recreational Areas: In addition to the clubhouse and pool, there are likely other recreational spaces designed for resident enjoyment, such as common gathering spots or outdoor seating areas.
- Pet-Friendly Policy: While specific rules apply, mobile home parks generally have pet policies. Information suggests Foothill Terrace is pet-friendly (with reasonable weight limits), allowing residents to enjoy their furry companions.

- Proximity to Local Amenities: The park's location in La Verne ensures easy access to shopping, dining, medical facilities, and recreational opportunities in the surrounding area.
It is important to note the mixed feedback regarding grandchildren visiting and riding bikes/scooters. Aug 25, 2019 · GaryIf you have grand kids, do not buy in this park, if they ride their bikes or scooters in this park someone will complain and they will tell you your grandkids are not allowed to ride their bikes and scooters in the street when they visit you even though you are watching them. 0 stars
Aug 18, 2024 · Jason HightowerBeautifully kept, great security, great amenities, I have a family member who lives here and it makes me feel so much better knowing she is looked out for. All the neighbors are great, plenty of overflow parking, everyone's yards are beautiful it's so awesome to see everyone individual styles.
Aug 21, 2018 · Michelle WheelerMy grandma lives here. It's a pretty peaceful spot for senior living. I think you have to be at least 55 years old to buy or rent. It's always very clean and well maintained. There are some pretty hardcore rules about what you can have in your yard, where you can park, curfew, ect.
May 29, 2018 · Thomas WinbergReal estate agent showed me this place as a less expensive option over owning a home with lot. These mobile home parks are great if you don't want a yard and love being super close to your neighbors. I don't care for the high rental fees for tiny lots that will only get more expensive.
