Mobile home parks generally provide a foundational set of services to support their residents and maintain the community. While the specific details for Fernwood Mobile Home Park under its current management may vary and are subject to change, here are typical services offered in well-established mobile home communities in California:
- Lot leasing: Providing the physical space for residents to place their manufactured homes.
- Community management: Overseeing the daily operations of the park, including enforcing rules and handling resident inquiries.
- Utility hookups: Basic infrastructure for water, sewer, and electricity (residents typically establish and pay for their individual utility accounts).
- Common area maintenance: Upkeep of shared spaces such as roads, lighting, and any communal landscaping.
- Waste management: Often includes trash and recycling collection services for residents.
It is crucial for prospective residents to directly contact Fernwood Mobile Home Park management to obtain the most current and detailed information on all services provided, any associated fees, and resident responsibilities. Recent reviews suggest that while basic services may be in place, residents have expressed concerns about the perceived value and maintenance of amenities relative to rising costs.
Fernwood Mobile Home Park, like any community, has features that shape the resident experience. Based on recent customer reviews, some of its characteristics and highlights, along with areas of concern, can be identified:
- Clean and Quiet Environment: Residents have noted that the park itself is generally "clean" and "quiet," which are desirable qualities for any residential area, contributing to a peaceful living atmosphere.
- Friendly Neighbors: The community is described as having "nice and friendly" neighbors, indicating a positive social environment where residents feel comfortable and connected. This sense of camaraderie is a significant asset in community living.
- Swimming Pool: A pool is mentioned as an amenity. However, recent feedback indicates concerns about its availability or usability, stating "The pool sits unused." This suggests that while the amenity exists, its current operational status or accessibility for residents might be an issue that prospective residents should clarify.
- On-Site Management: While the presence of management is a standard service, resident feedback critically points to the management company, Star Management, and their practices since taking over in 2020. This is a crucial highlight for potential residents.
- Price Gouging Concerns: A significant highlight, albeit a negative one, is the accusation of "price gouging" due to "constant, excessive increases" in space rent, reportedly by "nearly $1,000 in just a few years." This is a major concern for long-term affordability.
- Lack of Improvements: Residents explicitly state there have been "zero meaningful improvements to justify these hikes," with complaints about "basic maintenance is ignored" and "dumpsters are constantly overflowing." This directly impacts the living conditions and value proposition for residents.
- Inconsistent Enforcement of Rules: Concerns were raised about management "picking and choosing who can have what on or around their yard," leading to perceived unfairness regarding property appearance and safety hazards (e.g., "hoarders and have fire hazards"). This points to potential issues with consistent community standard enforcement.
- Parking Limitations: A "downfall" mentioned is a strict visitor parking policy allowing only "30x out of the year" for visitors, which could be inconvenient for residents with frequent guests.
- All-Age Community: While not explicitly stated in current reviews, city planning documents often list Fernwood as an "All Age Community," meaning it's open to residents of all ages, not just seniors. This can contribute to a more diverse resident demographic compared to 55+ parks.
Prospective residents should thoroughly investigate these concerns, ideally by speaking with current residents and reviewing all lease agreements and park rules before making a decision.

For locals in California considering mobile home park living, particularly in Orange County, Fernwood Mobile Home Park offers a unique proposition that requires careful consideration. On one hand, its location in Stanton provides convenient access to a wide array of amenities, major freeways, and popular Southern California attractions, which is highly desirable in our bustling state. The presence of friendly neighbors and a generally quiet and clean environment are also positive aspects that contribute to a potentially pleasant living experience.
However, it is imperative for potential residents to be aware of the significant concerns raised by current residents regarding recent management changes and their impact on space rent and park maintenance. The reported substantial increases in rent without commensurate improvements, along with perceived inconsistencies in rule enforcement, highlight areas that warrant diligent investigation. While mobile home parks can offer a more accessible path to homeownership compared to the broader California housing market, understanding the long-term financial implications and the operational style of the current management is paramount.
Therefore, for Californians evaluating Fernwood Mobile Home Park, it is suitable for those who are prepared to conduct thorough due diligence, including reviewing all lease terms carefully, understanding the history of rent increases, and perhaps speaking with current residents to gain a comprehensive understanding of the living conditions and management practices. If these aspects align with your expectations and risk tolerance, the park's favorable location and friendly community spirit could still make it a viable option for your housing needs in Orange County.

Fernwood Mobile Home Park Reviews
Fernwood has become a nightmare since Star Management took over in 2020. In just a few years, they’ve raised space rent by nearly $1,000. Yes, they give the legally required 90-day notice, and yes, they offer a payment plan but that doesn’t make their constant, excessive increases acceptable. It’s price gouging, plain and simple. There have been zero meaningful improvements to justify these hikes. The pool sits unused, the park next door would be a nice amenity if residents had access (they don’t), and the dumpsters are constantly overflowing. Basic maintenance is ignored, yet the rent keeps climbing. This company is gutting the community for profit. If you’re thinking about moving here, do yourself a favor, don’t. You’ll be stuck in a place where your rent skyrockets while the living conditions stagnate. Star Management cares only about your wallet, not your well-being.
May 28, 2025 · LeashaIt’s clean, and quiet. Neighbors are nice and seem friendly. A nice pool. Down fall apparently you could only park in visitors 30x out of the year. Manager picks and chooses who can have what on or around their yard. Had my uncle take something off his house that blocks the sun and keeps us shaded, but our neighbors behind us can be hoarders and have fire hazards around their house.
Mar 20, 2025 · Meagan SelfLet me rephrase my review. Fernwood is not the issue Star management and new owners are the problem. I have no issues with Ed the manager or any of my neighbors. The rent increases are ridiculous for someone to move in high space rent has made it difficult to qualify in a mobile home park . It’s sad to see what Star management has done to all there propertiesThere reviews are awful not sure who there blowing to get away with rent hikesMake Fernwood great again (get rid of Star management )zero star ⭐️
May 31, 2025 · bryan boldenFernwood mobile home park is a clean quiet place and the people there are pretty friendly. Lots of families live there and people are out walking their dogs or taking the kids out for a walk and fresh air
Jan 06, 2024 · Diana TrujilloWe are a young family, who have been living here for about 1 year. It's clean, quiet, and I feel safe to walk around with our dog (day or night). The manager remembers most resident's cars in the park and keeps an eye on any unfamiliar car run into the park. Security guys run around at night to keep us safe and make sure nobody violating parking rule. One thing makes me disappoint is some residents (NOT ALL) don't like us even though we are cool to everybody. We said "Hi" to them, but they gave us back a cold face :[ (because we are Asian? I hope not). Other than that everyone else are nice. Overall, it's a great place to live :).
