Farmington Hills Mobile Manor Introduce
For Michigan residents exploring various housing options, mobile home parks often present an alternative path to homeownership. These communities can be an attractive choice due to potentially lower entry costs compared to traditional homes, offering a unique living experience. Located in Farmington Hills, Farmington Hills Mobile Manor is one such community that prospective residents in Michigan might encounter in their search.
The decision to move into a manufactured home community involves carefully weighing various factors, including location, community amenities, and the overall living environment. It's crucial for anyone considering this type of housing in Michigan to conduct thorough research and understand the specific conditions and management practices of any given park.
Farmington Hills Mobile Manor is a mobile home community situated in Farmington Hills, Michigan. Manufactured home communities like this one offer residents the opportunity to own their home while renting the land it occupies. This structure can make homeownership more accessible for many, providing a distinct residential experience. The community was built in 1945 and comprises 50 units, indicating an established presence in the area.
However, it's important to approach any potential living arrangement with a comprehensive understanding of what to expect. Recent public feedback for Farmington Hills Mobile Manor highlights significant concerns regarding living conditions, pest infestations, utility issues, and management relations. These reviews paint a picture of severe challenges faced by some residents, including problems with roaches, rats, power outages, plumbing issues, and allegations of hostile interactions with management, leading to significant financial losses and emotional distress for previous tenants. While mobile home living can offer advantages, these serious concerns underscore the absolute necessity for prospective residents to perform extensive due diligence before considering this particular community.
Farmington Hills Mobile Manor is located at 30030 W 8 Mile Rd, Farmington Hills, MI 48336, USA. This address places it within Farmington Hills, a city in Oakland County, Michigan. Farmington Hills is a large, well-established suburb known for its diverse population, numerous businesses, and a mix of residential areas.
West 8 Mile Road is a significant and heavily traveled artery, forming a major east-west boundary in the Detroit metropolitan area. Its location provides residents with direct access to a wide array of local amenities, including various shopping plazas, grocery stores, restaurants, and service providers. This means that daily errands and recreational activities are typically within a short drive. Nearby shopping centers like Mid Eight Plaza and Mid 8 Crossing Plaza are within walking distance or a very short drive.
From a broader accessibility standpoint, the community benefits from Farmington Hills' strategic position with connections to major expressways. While directly on 8 Mile Road, residents can easily access major routes like I-96, I-275, and M-5. This network provides convenient commuting options to different parts of Southeast Michigan, including Detroit, Dearborn, and other cities in Oakland and Wayne counties. The location also offers access to educational institutions like Oakland Community College, Schoolcraft College, and Lawrence Technological University, as well as nearby parks and recreation areas such as Bell Creek Recreation Area and Farmington Hills Nature Center and Heritage Park. However, it is crucial to note that concerns about the internal environment of the park (as described in reviews) might overshadow the benefits of its external location for many potential residents.
While publicly available information does not detail a comprehensive list of specific services offered by Farmington Hills Mobile Manor, mobile home parks generally provide a basic set of amenities and services essential for residents. Based on common industry practices, and acknowledging the severe issues raised in the provided reviews, typically expected services would include:
- Lot Rental: Residents typically own their manufactured home but pay a monthly fee for the lease of the land it occupies. This fee usually contributes to the maintenance of the common areas and infrastructure of the park.
- Utility Hookups: The community generally provides the necessary connections for essential utilities such as water, sewer, and electricity to each lot. Residents are usually responsible for setting up and paying for their individual utility services. However, a review explicitly mentions "electricity issue that we suffered through for over a year," indicating significant problems with this service.
- Community Management: A management team is typically in place to oversee daily operations, enforce community rules, and address resident concerns. The provided reviews, however, describe the management as "controlling," "rude," "scammers," and engaging in "screaming and yelling," indicating a highly problematic management style that significantly detracts from the living experience.
- Maintenance of Common Areas: This service typically involves the upkeep of shared spaces within the community, such as roads and communal areas. However, reviews mentioning "condemned broken cars," "falling apart," and widespread "roach infestation" and "rats" suggest severe deficiencies in property maintenance and pest control within the park.
- Community Guidelines: Like all residential communities, mobile home parks have rules and regulations designed to maintain order and a certain standard of living. However, the reviews suggest these guidelines are enforced in a "controlling" manner regarding minor issues (like decorations), while major habitability concerns are overlooked or unaddressed.
Based on the provided information, including the critical customer reviews, here's an attempt to list potential features and highlights of Farmington Hills Mobile Manor, while directly addressing the concerns raised:
- Location in Farmington Hills: The park's geographical position in Farmington Hills provides access to a well-developed suburban area with numerous external amenities, including shopping, dining, and educational institutions. Its proximity to major roadways is a general benefit for transportation.
- Potential for Affordable Housing (Historically): Mobile home living is often sought after for its potential affordability compared to traditional home purchases. While current rent increases are mentioned in the reviews, traditionally, manufactured homes offer a lower entry point into homeownership.
- Established Community (Age of Park): Built in 1945, Farmington Hills Mobile Manor is an older, established community. This can sometimes imply mature landscaping or a settled environment, though the reviews suggest the opposite in terms of maintenance.
- One-Bedroom Units Available: Public data indicates that 1-bedroom, 1-bathroom units of approximately 800 sq ft may be available, offering a specific size option for smaller households.
- Access to Major Roads (8 Mile Rd): The direct frontage on West 8 Mile Road provides immediate access to a significant thoroughfare, which is convenient for residents with vehicles.
However, it is imperative to acknowledge that the severe negative reviews regarding widespread pest infestations (roaches and rats), persistent electricity issues, non-flushing toilets, alleged hostile management behavior, and unaddressed maintenance problems overshadow any potential positive features. These issues directly impact the quality of life and safety of residents, making any "highlights" conditional upon a drastic improvement in living conditions and management practices.
Information regarding specific promotions or special offers at Farmington Hills Mobile Manor is not publicly available through general searches. Given the extremely negative nature of the provided reviews, it is highly unlikely that any promotional offers would be a primary consideration for prospective residents without a significant and verifiable improvement in the living conditions and management practices.
In a typical, well-regarded mobile home community, promotions might include:
- Move-in incentives for new residents.
- Reduced security deposits or application fees.
- Limited-time discounts on lot rent.
- Referral programs.
However, for Farmington Hills Mobile Manor, the immediate and most critical "offer" for current and prospective residents would be a commitment from management to rectify the severe issues described in the reviews, including pest control, utility repairs, and a professional, respectful approach to resident relations. Any financial offer would be secondary to ensuring basic habitability and safety.
For any inquiries, direct contact would be the only way to confirm any current offers, but more importantly, to verify the state of the property and its management.

An in-person visit is absolutely essential to personally assess the conditions described in the reviews.
For Michigan residents, particularly those in Farmington Hills and the surrounding areas, Farmington Hills Mobile Manor is a mobile home park that warrants extreme caution and thorough investigation based on available public feedback. While its location on West 8 Mile Road offers general access to local amenities and major transportation routes, the overwhelming and consistent negative reviews detailing severe issues with pest infestations (roaches, rats), long-term utility problems (electricity, plumbing), and highly problematic management behavior (screaming, threats of homelessness, lack of repairs despite pleas, alleged scamming) indicate that this community, as described by former residents, is currently unsuitable for comfortable or safe living.
The concept of mobile home living can be a valuable and affordable option for many Michiganders. However, the experiences shared by previous tenants at Farmington Hills Mobile Manor describe a living situation that would be detrimental to personal well-being, financial stability, and family life. Therefore, for any local resident considering this property, the suitability hinges entirely on a verifiable, dramatic, and sustained improvement in management practices, property maintenance, and living conditions that directly address the critical issues raised in the reviews. Without such demonstrable changes, this community, based on the provided information, is not recommended for locals seeking a safe, healthy, or respectful place to call home in Michigan.

Farmington Hills Mobile Manor Reviews
Me and family lived here dealing with the previous managers and they were great 3 years!!! Unfortunately they moved to better opportunities and we got the crappy end of the stick. Our trailer was TORE UP Cindy and her very controlling husband came and they came with a power to change things for the good and got VERY wrapped up and addicted to controlling how everyone lives including what you could have as far as decorations outside your home my kids never went outside we were always secluded in our home. We lost THOUSANDS OF DOLLARS with the roach infestation and more belongings with the electricity issue that we suffered through for over a year 3 bed 2 bath and half our house was without power. Neither of the toilets flushed and we had rats so badly not ONCE were we ever offered anything to help replace our belongings. They then raised our rent from 740 to $1000 knowing being homeless was our biggest fear we paid and they continued to threaten us with homelessness Every time I brought up my home needing these critical things delt with being we have small children. Her husband is the rudest human being i have ever met in my entire life. Cindy and her husband are scammers and they're good at that job aside that they will corner you in their office while they both scream and yell at you. Zero out of 10 WOULD NEVER RECOMMEND! BELOW as soon as I figure out how to attach files i will upload pictures and videos of the horrible living situation me and my family had to endure.. We've since moved to a beautiful home that were glady paying $1400 a month we live great here this was our blessing! They are now trying to sue us for the damages their roaches and rats caused. Good luck sucking an egg through a straw 😭🤣 ZERO STARS

Apr 17, 2025 · Joseph DalyLived there in 66-69. Then it was Wagon Wheel. Never will forget the cement plant. Great View
Jan 03, 2025 · John KrohnPeople who manage are nice but I have nothing but ants 24/7 they are in my food on my bed on my couch and on my toilet seat in my sink. They are everywhere by the hundreds. I should not have to keep spending hundreds of dollars on ants when I only rent.
