Excalibur Village Introduce
For many Oregonians seeking an accessible and affordable pathway to homeownership, the manufactured home community model, such as **Excalibur Village** in Oregon City, provides a compelling solution. Located just outside the busy Portland metropolitan area, this all-ages mobile home park offers residents a sense of community, a cleaner environment, and functional amenities that contribute to a quality lifestyle in the beautiful Clackamas County region. Excalibur Village operates not just as a residential park but also as a Mobile Home Dealer, simplifying the process for prospective residents looking to purchase a new or used home within the community.
Excalibur Village is designed to be an attractive option for families, young professionals, and retirees alike, given its “all ages” designation. The park is praised in local reviews for being **"clean and kept up very nicely"** when compared to other mobile home parks in the area, suggesting a management commitment to maintaining the community's appearance and structural integrity. Prospective homeowners frequently mention the positive experience they have with the staff, noting pleasant and helpful interactions, even when calling the office during non-standard hours. This emphasis on friendly, available management—as described by a user who was "very pleasant" with Tianna from the office—is a strong indicator of the supportive atmosphere residents can expect.
Choosing a manufactured home community in Oregon City means balancing a more semi-rural location with proximity to city conveniences. While the immediate setting feels less "metro-friendly" than downtown Portland, as one review pointed out regarding transit, the trade-off is often a more tranquil living environment and a potentially lower barrier to entry for homeownership. Residents own their homes but lease the lot (land) on which the home sits, which includes access to community amenities and services provided by the park management. It is important for potential buyers to fully understand their lease terms, particularly concerning structural improvements and the responsibilities of both the homeowner and the park ownership, as these are critical factors in the manufactured home community model in Oregon.
Overall, Excalibur Village positions itself as a quality, clean, and family-friendly option in the greater Portland-Oregon City housing market, appealing to those who value a well-maintained community and accessible homeownership.
Excalibur Village is located at **23470 South, 23421 OR-213, Oregon City, OR 97045, USA**. Oregon City is steeped in history as the first incorporated city west of the Rocky Mountains and the former capital of the Oregon Territory. Today, it serves as an excellent suburban hub just minutes away from the excitement of Portland.
The park’s location directly off Oregon Route 213 (OR-213), a major highway that connects Oregon City to the areas south and the Portland metro region, is key to its accessibility.
- **Highway Access:** The immediate proximity to OR-213 provides quick access for residents traveling by car, allowing for a straight drive into downtown Oregon City for shopping and dining, or connecting easily with I-205 for trips into Portland, which is roughly a 30-minute drive away.
- **Local Environment:** Being situated a little further out from the immediate metro core gives the village a quieter, more residential feel, often bordering on or near greenbelt and natural spaces, which is common and highly valued in Oregon City.
- **Transit Considerations:** As noted by a customer, public bus service and bike access may be limited or less convenient immediately surrounding the highway location, suggesting that **personal vehicle ownership is highly recommended** for residents of this community to fully enjoy the conveniences and attractions of the surrounding area.
- **Accessibility Features:** On-site, the community ensures mobility for all residents and visitors by featuring a wheelchair accessible entrance and a wheelchair accessible parking lot.
Beyond providing a designated lot for homes, Excalibur Village offers several services and community functions that enhance the resident experience and facilitate home acquisition.
- **Manufactured Home Dealer Services:** The park also functions as a mobile home dealer, meaning the management team can often facilitate the sale of homes directly within the park, simplifying the purchasing process for incoming residents. This integration helps streamline the move-in process and ensures homes meet park standards.
- **Property Management and Maintenance:** The onsite management is responsible for the overall maintenance of common areas, which contributes to the "clean and kept up" appearance noted by reviewers. While management "does their best," residents must be aware that park ownership ultimately dictates major capital decisions.
- **Utility Inclusions (Likely):** While not explicitly stated for all residents, it is worth noting that some homes for sale in the community include utilities like water and sewer in the lot rent. Prospective residents should confirm exactly what their monthly lot rent covers upon application.
- **Payment Options:** For convenient transactions, the office accepts debit cards for payments related to homes or fees.
- **Application and Home Viewings:** The staff is available to answer questions regarding homes for sale and the application process, which is a crucial first step for anyone looking to move into the community.
Excalibur Village provides several key features and amenities that make it an attractive and functional living space for the whole family.
- **All-Ages Community:** A significant highlight is that Excalibur Village is an **all-ages manufactured home community**. This means families with children of all ages are welcome, fostering a diverse and inclusive neighborhood environment.
- **Community Clubhouse / Meeting Room:** A designated clubhouse is available for residents. This space functions as a meeting room and community center, providing a place for social gatherings, events, and community activities, which is vital for building neighborhood connections.
- **Recreational Facilities:** The community features a half-court basketball court, which is a great recreational amenity for children and active residents.
- **Greenbelt and Natural Surroundings:** Some properties within the park border a greenbelt or feature trees, offering peaceful views and a connection to the natural environment—a desirable aspect of Oregon living.
- **Paved Roads and Lot Features:** The park features paved roads for easy access and navigation, and homes are situated on lots that can include fenced yards, decks, and storage sheds (often installed by the homeowner), enhancing the individual living spaces.
- **Proximity to Local Attractions:** The location near Oregon City provides easy access to historical sites like the End of the Oregon Trail Interpretive Center and local recreational areas such as the Camassia Nature Preserve.

For an Oregonian looking for stable, affordable homeownership in the greater Portland metropolitan area, Excalibur Village is an option worth serious consideration for several compelling reasons. The primary draw is the opportunity to **own a home in an all-ages, well-maintained community** at a price point often significantly lower than traditional stick-built housing in Clackamas County. The fact that the park is noted as being "clean and kept up very nicely" suggests a commitment to aesthetics that directly enhances resident pride and quality of life, which is not always a given in manufactured home communities.
Secondly, the **on-site convenience of a clubhouse and recreational amenities**, coupled with the ability to purchase a home directly from the dealer side of the business, simplifies the transition into community living. For families, the half-court basketball and the all-ages nature of the park provide a strong, supportive environment.
Finally, while transportation access is primarily car-dependent due to its location on OR-213, this setting provides a tranquil suburban retreat just a short drive from the economic and cultural opportunities of Oregon City and Portland. Residents are encouraged to contact the professional staff, like the helpful Tianna, to discuss the lease terms and community rules in detail, ensuring a clear understanding of the investment. Excalibur Village offers a balanced mix of affordability, community amenities, and a clean environment, making it a valuable choice for those seeking homeownership near Portland.

★ 5★ 4★ 3★ 2★ 1I came to Excalibur village to look at homes for sale in the park. The park was clean and kept up very nicely compared to other parks. I called the office and Tianna answered the phone even on a holiday and was very pleasant with me. She answered all the question’s I had regarding the home and park. I will be submitting an application with her this week!
January 20 · Jessica BoydThe bus service is horrible. The highway is barely car friendly; not bike friendly. If you move here, plan to get a car because this is the beginning of the end of the metro friendly transit access area. I don't think park ownership acknowledges they and the community would benefit from lobbying for better transit or safe bike lanes. Also my family owns a farm that we lease, and we make all structural improvements to the land, not only because it says so in the lease our tenant signs but because allowing (let alone forcing) tenants to make structural improvements with their own capital is #triggering if you happen to be Oregon squatters rights laws.People are okay. Management does their best but ownership is just in for the bucks.
August 28 · Rodney “Thom” ParhamNot a terrible place my mom lives here the only bad thing about this place is managment chooses witch rules to enforce from person to person. If you want proof for yourself just drive in and look around one side has nice houses yards kept up.Then the other side is like you drifted past your location and ended up in hoarders heaven it's just nasty.
March 17 · Strain HunterWon't return calls, Investment Property Group ( IPG ) is the management company, they don't return calls either, all of their Corporate email's are blocked, so you can't contact them, situation is the Garbage Service, I asked (back in August 2022 for a 20 gallon roll Cart instead of the 35 gallon roll Cart the park manager told me I couldn't downsize, but that I could pay for a larger roll Cart, Molalla Garbage Company has brought me the 20 gallon roll Cart, as I requested, but IPG (INVESTMENT PROPERTY GROUP) continues to charge me for the 35 gallon roll Cart, currently they owe me a credit of $6.80, why does a simple request have to be so difficult, I pay my bill on time. The money to pay this bill comes out of my checking account, and the garbage comes out of my house, ( it's about half a bag weekly). I believe I'm being taken advantage of
November 25 · Debbie WilesIt's ur typical run down trailer park. Everybody knows everybody's business. The driveway to this place off of 213 is dangerous going in do to the fact ur driving about 45-50 miles an hour the R hand turn sneaks up on u cuz the sign to entry is set back in driveway so u literally end up slamming ur breaks on or u will miss it. Hopefully the car behind u is following at a safe distance bcuz careful possibility u could get rear ended. Then theres the bottom ur (whatever u drive vehicle) out going over the massive in size and quantity of speed bumps.
