Evergreen Estates Introduce
Hello, Louisiana residents! When considering your housing options in the Shreveport area, you might encounter various communities, each with its own unique characteristics. Today, we're taking an in-depth look at Evergreen Estates, a manufactured home community located in Shreveport, to provide you with a comprehensive and factual overview. Our goal is to help you, as a local user, make informed decisions about where you choose to live, ensuring you have all the available public information at your fingertips.
Evergreen Estates presents itself as a manufactured home community offering a country feel within the Northwood neighborhood of Shreveport, Louisiana. It spans 38 acres and is advertised as being home to 120 single and double-wide manufactured home sites, designed for residents of all ages. The community's official website highlights features such as "large open spaces" and "off-street parking" in what is described as a "family friendly, pet-friendly neighborhood." They emphasize close proximity to major retailers, local schools, and various amenities, aiming to provide a convenient living experience with "everything you need right outside your door." This includes grocery stores, shopping centers, casinos, restaurants, and The Boardwalk Mall, suggesting a focus on accessibility to urban conveniences alongside a more rural living environment.
However, it's crucial for prospective residents to be aware of significant concerns raised in several publicly available customer reviews. While the official descriptions paint a positive picture of a "tight-knit" community, past resident experiences include serious allegations regarding property maintenance and management responsiveness. Issues such as "roads still look like a landmine went off," "trailors are still falling in, boarded up," and a "stinch from the sewer would knock you over" have been reported. Furthermore, concerns about unfulfilled maintenance promises, including delays in porch installation and repairs, gaps between porches and homes, unrepaired holes in yards, and unresolved mold issues in homes, have been shared. Residents have also expressed frustration over difficulties in contacting management and disputes over security deposits. These accounts suggest that while the advertised vision of Evergreen Estates is appealing, actual living conditions and management practices may not consistently meet expectations. Therefore, anyone considering Evergreen Estates should undertake thorough due diligence, including visiting the property personally and speaking with current residents if possible, to assess the current state of affairs before making any commitments.
Evergreen Estates is located at 5820 Old Mooringsport Rd, Shreveport, LA 71107, USA. This address places the manufactured home community in the desirable Northwood neighborhood of Shreveport, Louisiana. For locals, this means a location that attempts to balance a sense of rural tranquility with practical access to urban amenities.
The community's proximity is highlighted as being "just west of Interstate 49 and north of State Highway 1," making it relatively accessible from various parts of Shreveport and Bossier City. The official website suggests it's approximately "20 minutes northwest of downtown Shreveport and Bossier City." This accessibility is a key factor for residents who may commute for work, school, or other activities in the greater Shreveport-Bossier metropolitan area.
Despite its "country feel," Evergreen Estates is marketed as being conveniently located near everyday necessities. Across the street from the community, residents reportedly have "immediate access to popular retail such as Walmart, Family Dollar, and Walgreens." This close proximity to essential shopping makes daily errands significantly easier for residents. Additionally, the area boasts "additional retail, healthcare facilities, and major employers located only 5 to 20 minutes away." This accessibility to a broad range of services and employment opportunities is a practical advantage for those living in Evergreen Estates, allowing them to benefit from the quieter environment without being isolated from necessary conveniences. However, the condition of internal roads, as reported by former residents, could impact ease of movement within the park itself.
Based on the publicly available information, including the community's official descriptions and resident reviews, Evergreen Estates aims to provide a range of services typical for a manufactured home community, though the actual delivery of these services has been a point of contention in some accounts.
Manufactured Home Sites: The core service is providing lots for single and double-wide manufactured homes. These sites are marketed as spacious, offering residents room for their homes and off-street parking.
On-site Management: The presence of an office (though some reviews claim it's often unattended when needed) suggests a management team responsible for community oversight, lot rentals, and addressing resident concerns. Their listed office hours are Monday to Friday, 9 am to 5 pm, and by appointment.
Utility Connections: While not explicitly detailed in reviews, manufactured home communities typically provide hookups for essential utilities such as water, sewer, and electricity to each lot.
Community Maintenance (Claimed): The official description mentions amenities and large open spaces, implying a level of community maintenance. However, resident reviews severely contradict this, citing neglected roads, falling-in and boarded-up trailers, and persistent sewer odors as significant issues that remain unaddressed despite complaints.
Lease Options: It appears the park offers rental options for lots, and potentially rent-to-own or direct sale options for homes, as indicated by a Zillow listing for a home that "can be moved or it can remain in Evergreen Estates Mobile Home Park for $300 per month."
Pet-Friendly Environment (Claimed): The community is advertised as pet-friendly, with residents being seen walking their dogs. However, specific rules and enforcement regarding pets may need clarification.
Family-Friendly Environment (Claimed): The community markets itself as family-friendly and for "residents of all ages," indicating a desire to cater to families, though the negative reviews regarding yard conditions and unfulfilled maintenance could impact this experience for families with children.
Evergreen Estates highlights several features aimed at creating a desirable living environment, though it's important to consider these alongside resident feedback.
Country Setting: The community emphasizes a "country feel" within the Northwood neighborhood, offering large open spaces and a potentially more peaceful environment compared to denser urban areas. This can appeal to those seeking a quieter lifestyle.
Spacious Lots: The 120 single and double-wide manufactured home sites are advertised as spacious, providing residents with ample room for their homes and off-street parking, contributing to a sense of privacy and comfort.
Northwood Neighborhood: Being located in the "sought after Northwood neighborhood" is presented as a highlight, suggesting a desirable residential area within Shreveport known for its community atmosphere and amenities.
Proximity to Retail and Entertainment: A key feature is its immediate access to major retailers like Walmart, Family Dollar, and Walgreens, as well as being a short drive from casinos, restaurants, and The Boardwalk Mall. This offers convenience for shopping, dining, and leisure activities.
Access to Quality Schools: The community's marketing materials state that children living in Evergreen Estates attend the "same school district as those who live in more expensive, single-family communities in the area." This could be a significant draw for families.
Planned Future Amenities (Mentioned in some listings): Some newer listings for homes within the park mention "upgraded paved roads and many upcoming amenities including soccer field and playground," suggesting a vision for future improvements that could enhance the living experience. However, older reviews indicate that current roads are in very poor condition, creating a discrepancy.
Community Feel (Contested): While some older reviews mention a "family friendly neighborhood that's very connected and watches out for one another" and "quiet neighborhood. People are friendly and look out for one another," these positive social aspects are overshadowed by the severe maintenance complaints, which can significantly detract from a positive community experience.
For those interested in contacting Evergreen Estates for inquiries about available lots, rentals, or general information, here are the provided contact details:

The official website for Evergreen Estates, which may offer additional information and contact methods, is also a valuable resource. It states that office hours are Monday to Friday, 9 am to 5 pm, and by appointment. Given the mixed reviews regarding management responsiveness, it would be prudent to attempt contact during stated office hours and perhaps follow up if an initial attempt is unsuccessful. A direct visit during office hours might also be advisable to speak with staff in person and observe the community's current conditions.
When considering Evergreen Estates for locals in Louisiana, particularly those in the Shreveport area, it's essential to weigh the advertised benefits against the significant concerns raised by past residents. On one hand, the community's location in the Northwood neighborhood offers a "country feel" with convenient access to major retailers like Walmart and various other amenities, including schools, healthcare, and entertainment. This accessibility could be appealing for those seeking a more affordable housing option within close proximity to Shreveport's resources. The prospect of spacious lots and a pet-friendly environment also aligns with desires for comfortable suburban living.
However, it's critical for any prospective resident to exercise extreme caution and conduct thorough due diligence before committing to Evergreen Estates. The numerous and serious complaints about neglected infrastructure (roads, trailers), pervasive odors, unaddressed mold issues, and unresponsive management paint a concerning picture that directly contradicts the promotional descriptions. These reported conditions could severely impact health, safety, privacy, and overall quality of life, especially for families. While the idea of a "family friendly" and "connected" neighborhood is attractive, persistent issues with maintenance and management responsiveness can undermine any potential positive community aspects.
Therefore, for a Louisiana local, Evergreen Estates might only be suitable if a prospective resident is able to personally verify that the severe maintenance and management issues highlighted in recent reviews have been comprehensively resolved. Without clear and demonstrable improvements in road conditions, property upkeep, and management’s responsiveness to resident concerns, the potential risks associated with living in this community appear to outweigh the advertised benefits of its location and amenities. It is imperative to visit, observe, and, if possible, speak with current residents to gauge the actual living experience before making any decisions.

Evergreen Estates Reviews
We lived there several years ago. I drove through there a month ago just to see if it had improved....it hasn't. Roads still look like a landmine went off, trailors are still falling in, boarded up and the stinch from the sewer would knock you over. Think twice before you invest or move your family here
Jun 13, 2024 · Melissa SagonaThe worst place to rent from. We moved in and everything was alright. Then it took them several months to get a porch put on. When they got it out it they did not secure it to the house and there was a gap between the porch and the house and my youngest son got his foot caught in it and it cut his foot open. They never fixed the holes in the yard so my boys could play. Took the several months to get the skirting in. They are never in the office when you need to speak to someone. We told them about one bathroom getting mold on the ceiling and they said they would look at it. They looked at it and never repaired it (which is why we moved for our health). My husband told them twice the second time they told him that there was a gasket messed up on the roof. And they were supposed to replace that and they also said they would just paint over where it was molding in the bathroom. I am sorry but you do not just paint over mold!! As we were packing up the house we noticed mold in the master bedroom closet. We paid our rent every month before it was due we were never late. So, if you want to live somewhere that makes empty promises than live here. This is not a good place to live if you want any kind of privacy. We asked about getting our deposit back because we were moving due to the mold and they basically told us no because we did not give them thirty days notice. I am sorry, but when you are renting month to month there is no need to give anybody thirty days notice!! My advice do not rent from them they are nothing but crooks and liars!!
