Ennis Mobile Home Park has been a part of the local landscape for decades, contributing to the fabric of affordable housing in Ellis County. We’ll explore what makes this park a suitable option for individuals and families looking to plant roots in the Ennis area.
It's important to note that mobile home parks can offer a unique blend of privacy within a community setting. Residents often appreciate the ability to personalize their living space while still being part of a managed property. As you consider your housing options in Texas, delve into the details of Ennis Mobile Home Park to see if it aligns with your lifestyle and needs.
Ennis Mobile Home Park is conveniently located at 2700 N, I-45, Ennis, TX 75119, USA. This strategic address places it directly off Interstate 45, a major north-south highway that connects Dallas to Galveston, passing through vital Texas cities. This prime location offers unparalleled accessibility, making commutes to work, school, and leisure activities remarkably straightforward for residents.
For those familiar with North Texas, Ennis is a vibrant city known for its rich Czech heritage, the annual Ennis Bluebonnet Trails and Festival, and its close proximity to major metropolitan areas. Being right off I-45 means that residents of Ennis Mobile Home Park can easily access the expansive job markets, diverse dining scenes, and extensive entertainment options in both Dallas and Fort Worth, typically within a 30-45 minute drive. This connectivity is a significant advantage for individuals and families who may work in the larger DFW Metroplex but prefer the more relaxed pace of a smaller city like Ennis.
Beyond regional access, the park's location within Ennis also offers convenient proximity to local amenities. Essential services such as grocery stores (including a Walmart Supercenter and H-E-B nearby), local businesses, healthcare facilities, and schools are generally a short drive away. While living alongside a major interstate might suggest some road noise, the convenience of being directly on a primary transportation artery often outweighs this for many residents who prioritize easy travel and accessibility to surrounding areas. The area also boasts attractions like the Texas Motorplex, drawing events and visitors to Ennis year-round.
Ennis Mobile Home Park primarily focuses on providing well-maintained lots for manufactured homes, ensuring essential services for comfortable long-term living. While specific detailed service lists are best confirmed directly with park management, based on the nature of established mobile home communities, common offerings typically include:
- Lot Rentals: The core service is the rental of individual lots designed to accommodate manufactured homes. These lots come equipped with the necessary utility hookups for water, sewer, and electricity.
- Utility Infrastructure: The park provides the foundational infrastructure for connecting to city water and sewer services. While residents are usually responsible for their individual utility bills (including electricity, which is often paid by tenants with trash billed back), the park ensures the readiness of these connections.
- Property Management and Maintenance: A management team oversees the general upkeep of common areas within the park. While one long-term resident noted occasional issues with trash disposal by some individuals and loud music, such feedback often indicates areas where management strives to maintain order and cleanliness.
- Community Guidelines: Like all mobile home parks, Ennis Mobile Home Park operates under a set of community guidelines and rules. These guidelines are designed to ensure a peaceful and orderly living environment for all residents, addressing aspects like noise levels and property appearance.
- Accessibility to Local Amenities: Although not a direct service within the park, its location provides residents with easy access to nearby amenities such as local stores and services in Ennis.
For residents who have been with the park for a considerable time, such as the individual noting "20+ years," the stability and established nature of the community are indicative of consistent service provision over time.
Ennis Mobile Home Park offers several key features that make it a notable option for individuals and families seeking manufactured home living in the Ennis area:
- Long-Standing Community: With residents who have been there for "20+ years," Ennis Mobile Home Park boasts a history of providing stable housing. This longevity often signifies a well-established and generally reliable living environment.
- Affordable Housing Option: In comparison to traditional site-built homes, manufactured home communities like this one often present a more affordable entry point into homeownership or long-term rental living. This makes it a financially accessible choice for many Texans.
- Strategic Location on I-45: Its direct access to Interstate 45 is a significant highlight, offering unparalleled convenience for commuting to Dallas, Fort Worth, or other destinations across Texas. This also ensures easy access to nearby shopping centers, dining, and other essential services in Ennis.
- Potential for Quiet Living: While occasional noise issues are noted, the general long-term resident feedback suggests that the park is "normally quiet." This indicates that for the most part, it provides a peaceful residential setting.
- Individual Lot Living: Unlike apartment complexes, mobile home parks offer residents their own individual lots, providing a greater sense of privacy and space, often allowing for personalized outdoor areas around their homes.
- Access to Ennis City Life: Residents benefit from being part of the Ennis community, known for its annual festivals (like the Bluebonnet Festival), charming downtown, and local attractions like the Texas Motorplex.
While some older reviews mention specific individuals and their professional backgrounds, the core highlights for residents today revolve around the practical aspects of living at the park: affordability, location, and the general peace and quiet of the community.

Apr 15, 2025 · Kyle HamiltonBeen here 20+ years. Normally quiet but the occasional loud music is annoying and the inconsiderate people that like to throw their trash just wherever they please. Lot rent is getting pretty steep higher than my house payment.
Jan 06, 2023 · Becky May50% of the time its quiet. The other half is people blaring music and bass As they fly through here...not excited about lot rent going up either...they seem to screw up on the utilities every 2 months. Cathy is getting this place nice though. Edit: Cathy is no longer here. Place is plumiting. Everything is going up. Water, trash, rent. The Longer you stay the more you pay. Aug 03, 2023 · Andrew DillonIt has been one of those days where I seem to be targeted by some entity here at the mobile home park. I see that the children no longer are walking around the neighborhood like they used to and my dogs are being stubborn about going out to potty and when they done they seem to know something is definitely not right here. I do not feel the way I did when I moved here. Would not tell anyone that this is a great neighborhood if I where asked by anyone. No management around and I feel we have been left to the wolves literally.
