For many residents across Missouri, mobile home communities offer a unique blend of affordability and a distinct neighborhood atmosphere, often serving as a gateway to homeownership or a practical choice for various life stages. In the charming and growing town of Nixa, Missouri, English Village Mobile Home Community aims to provide such a living option. Understanding what a mobile home park truly offers, especially from the perspective of local users, involves looking beyond the surface at the day-to-day realities and the community dynamics that shape residents' experiences.
A mobile home community, at its best, fosters a sense of belonging, providing residents with their own space while benefiting from shared amenities and a communal environment. These parks often represent a more accessible housing solution compared to traditional stick-built homes, making them an attractive consideration for individuals and families looking for a more economical way to live in desirable areas like Nixa. However, like any community, the resident experience is heavily influenced by management, maintenance, and the overall commitment to fostering a positive living environment. This article will explore English Village Mobile Home Community, based on available public information and feedback, to help prospective and current residents in Missouri understand what to expect.
English Village Mobile Home Community is located at 16 English Village Park, Nixa, MO 65714, USA. Nixa, Missouri, is a vibrant and rapidly growing city situated just south of Springfield, making it a popular choice for families and individuals seeking a suburban lifestyle with convenient access to a larger metropolitan area. This location offers significant advantages for residents of English Village.
The park's address places it within Nixa's established residential areas, generally providing access to local schools, retail centers, dining options, and essential services. Nixa is known for its highly-rated public school system, which is a key draw for families. While specific walkability may vary within the park and surrounding areas, Nixa generally offers good road access, facilitating commutes to workplaces, shopping destinations, and recreational facilities. The proximity to Springfield means residents can easily access a broader range of amenities, including major hospitals, diverse employment opportunities, and cultural attractions. For those who enjoy the outdoors, the Ozarks region offers numerous parks, lakes, and trails, all within a reasonable driving distance. The convenience of living in Nixa, with its community-oriented feel and strategic location in Southwest Missouri, is a significant positive for residents of English Village Mobile Home Community.
Lot Rental: English Village operates as a mobile home park where residents typically own their homes but rent the land (lot rent) from the park management.
Basic Utility Connections: While residents are responsible for their own utility bills, the park provides the necessary connections for services such as water, sewer, and electricity to each lot. However, it's important for residents to clarify exactly which utilities are included in the lot rent (if any) versus those that are billed separately.
Community Grounds Maintenance: Mobile home parks are typically responsible for maintaining common areas and infrastructure within the park, such as roads and communal spaces. However, the level of maintenance for individual lots and shared amenities can vary, as indicated by past resident feedback regarding yard upkeep and tree maintenance.
Management & Administration: The park has a management team responsible for overseeing community rules, processing payments, and addressing resident inquiries. The approachability and responsiveness of management are key factors in resident satisfaction, with some reviews indicating a preference for more consistent and accessible managerial presence.
Established Community: English Village has been a part of the Nixa community for several years, providing an established residential option in the area.
Location in Nixa: Being situated in Nixa is a key advantage, offering access to good schools and a family-friendly environment, as well as proximity to Springfield's amenities.
Playground: The community features a playground, though recent feedback suggests it may be "a cheap little thing" and might require maintenance or upgrades.
Pool (Historically): There has been mention of a pool, but recent reviews indicate it may not always be operational or well-maintained, impacting its availability as an amenity.
Affordable Housing Option: For many, mobile homes in communities like English Village offer a more affordable path to homeownership or renting compared to traditional housing in the Nixa area, especially when considering the rising cost of living.

For Missouri locals, particularly those eyeing the Nixa area, English Village Mobile Home Community has historically presented itself as a viable and potentially more affordable housing option compared to the traditional real estate market. Its location in Nixa is undoubtedly a strong positive, offering access to excellent schools, a growing job market, and a community-oriented lifestyle, with the added benefit of being a short drive from the larger city of Springfield.
However, it is crucial for prospective residents to approach English Village with a clear understanding of current conditions, as reflected in recent customer feedback. While mobile home parks typically offer benefits like a sense of community and potentially lower living costs, the quality of amenities, maintenance, and especially management practices can significantly impact the living experience. Recent reviews highlight concerns about inconsistent grounds maintenance, non-operational or poorly maintained amenities like the pool, and challenges with management responsiveness and flexibility regarding rent payments and resident concerns. Issues such as perceived lax security, rising lot rent without corresponding amenity improvements, and rigid payment policies are significant factors that any local considering this community should thoroughly investigate.
Ultimately, English Village Mobile Home Community offers the promise of affordable living in a desirable Nixa location. However, a deeper dive into recent resident experiences reveals areas where the community may not be consistently delivering on its full potential for a safe, family-friendly, and well-maintained environment. For any local Missourian considering a move here, it is highly recommended to visit the park, speak with current residents if possible, and engage directly with the management to clarify all terms, review the current state of amenities, and understand the precise implications of their lease agreement. This proactive approach will empower potential residents to make an informed decision about whether English Village Mobile Home Community aligns with their expectations for a quality living experience in Missouri.

English Village Mobile Home Community Reviews
I’ve lived here for 5 years and never been bothered yesterday I got a violation for my yard when in fact I have a yard guy coming to clean my lot up every other week. Cheyenne Is the new park manager here and she is absolutely awful. There are tons of other properties that have overgrown grass trash appliances crap all over the yard. She doesn’t even come in office hardly ever. This summer I took my girls swimming and the pool was green and disgusting that we left. My sister swam and it caused infection I will not be targeted for absolutely no reason We are supposed to have maintenance people here keeping up the grounds and we don’t even get that yet. They keep raising rent. I have never seen one maintenance guy since she has taken over come over this way like I said yards are overgrown and everything vacant houses their yards are overgrown. They have let anybody and everybody in this park, making it unsafe and very un family friendly they’ve kept a gentleman in this park even though he’s Threatened many people in the park they just sat back and let it happen. We need a manager that’s gonna be here for the community someone who will turn this trailer park back into a mobile home community someone who where safe for our children. We need a Monday-Friday manager that’s doesn’t pick and choose who’s questions she answers.
Oct 02, 2024 · Victoria BaugherUpdate: Rent has increased yet again. Still no pool, even though we are in July now. The playground is a cheap little thing that could be placed in any yard, and it already seems like the ladder to the monkey bars is messed up. It would make sense for the rent to increase if they paid for trash, water, sewer, or any other things like internet or cable, even all the amenities they try to lure people with but its all on your dime if you choose to live here. The only amenity they have is a little bitty playground. Honestly, you are better off renting somewhere cheaper or trying to get into a house. Because it's not worth it if you are renting one of their trailers and lot. Even after the storms that came through, there were tree branches everywhere, still have some in some yards because they don't maintain the trees, so if you have a tree on your lot, it might fall or a huge branch might fall on your home during a storm from not being taken care of over the years. Also, they have made it impossible to do payment aggrements or just make two separate payments before the 15th, because now they want the full payment on the 15th of each month or sooner. You will be counted late after the 15th, not even a full 30 days until they are adding late fees and trying to evict you. If you can help it, you should look somewhere else because this isn't a good place to live any longer. The location is nice, but the company that owns this mobile home park has ruined everything else here.I have lived here for 6 years. I can say the new owners are absolutely horrible. Found out last week Amber, the best manager they have had got fired. Not only are the new mobile homes expensive, but they are damaged from leaky roofs to uneven floors and more. This is from personally seeing the damage as well as talking to other people who have a new mobile home. They really refuse payment arrangements and don't like them. So they don't want to work with you. Very quick to kick people out. If you are looking for a place, stay away and look for other mobile home parks this company owns, so you can stay away from horrible owners. If I had known 6 years ago, this would happen. I would have moved somewhere else. Instead of trying to buy my place because at this rate I won't be doing that. Even though I'm close to paying it off, just because of how strict and uncooperative these new owners are. For example, just today, I got an email stating that if anyone who has any remaining balance after July 6th. They will send it to a lawyers office.Edit: Another raise in lot rent. While still no playground, pool, and etc. These people really don't care about their residents at all. Only want money, while doing lower than bare minimum in a different state. Do not move here!Edit: Has gotten worse. If you truly need a place to live. This isn't the place for you. They do not care about your money problems or your family. They will now kick you out almost immediately. They will even tell you to move your home if you have trouble paying the lot rent. Even though they don't have any amenities like they say. So you're just paying for the lot. Can't even talk to the manager and now have to make an appointment. If you are late anything and I mean anything, you will get a pre 24 hour eviction notice. Like I said previously, they don't like payment arrangements and will try to avoid them all if possible. Please do not make the same mistake as I. Because I thought I found a decent and safe place for my family. Now, we are being run out by the company that changes rules all the time.
Jul 03, 2025 · Lovely BlueThe current property manger is awesome and is trying to get the park back in shape as well she seems like she knows what she is doing keep up the hard work Cheyenne it’s not going unnoticed!!!
Feb 19, 2025 · Ashley OldakerA corporation owns this park, therefore it is ran with no money put into the park, except to put more homes in here.Other parks locally owned, offer trash, sewer, water and yard. The pool is always being worked and never opened.Since I bought my home here they have raised lot rent 3 times in 3 years yet, nothing is offered in return. I am looking to move my home as soon as possible.Just a word of caution to anyone wanting to reside here.DON'T MOVE HERE!!
Dec 15, 2024 · SaraDO NOT MOVE HERE!!! My boyfriend and I rented a trailor from this park. We had no issues until Brian I believe, and amber were in office. We were evicted without any notice. A sheriff arrived at our door and gave us 2 hours to pack our belongings and leave. We just woke up. Next thing you know amber’s family is in the trailor and we have an eviction on our record. How is this fair, and safe for people and their families. We lost our home. This trailor park needs a manager who knows exactly what there doing and to help the people. Our experience here was very unpleasant and now we can’t even have a home due to the eviction. To ANYONE wanting to live in this trailor park, be warned you’ll get evicted for nothing.
