Elm Park Introduce
For many Colorado residents, the search for affordable and convenient housing in the vibrant Grand Junction area is a top priority. Elm Park Manufactured Home Park (MHP) offers a solution, providing established home sites for residents within Mesa County. Situated right on the bustling US-50 corridor, this community offers a location that balances accessibility to city services with a self-contained neighborhood feel. As a mobile home park, Elm Park functions as a community where residents typically own their manufactured homes but lease the land (lot rent) on which the home sits, providing a significantly lower barrier to entry for homeownership compared to purchasing traditional stick-built housing in the area.
Elm Park is an established neighborhood, featuring mature trees and maintained grounds, which contributes to a more settled and pleasant residential environment. The community is home to approximately 86 mobile homes, making it a moderately sized park where the sense of neighborhood can thrive. Like any community, the experience can vary based on individual circumstances and management practices; while some residents highlight a welcoming atmosphere and super nice neighbors, others point to ongoing maintenance and management challenges, such as the need for infrastructure repair and improvements to common facilities. This duality emphasizes the importance of understanding the community's management structure and current conditions before committing to residency.
Choosing Elm Park means choosing a highly accessible location in Grand Junction, one that keeps the amenities of the city—from shopping and dining to employment centers—within easy reach. It represents an opportunity to access the coveted Western Slope lifestyle, with its wealth of outdoor recreation, at a more manageable housing cost. Prospective Colorado residents should look into the specifics of lot rent and community rules, focusing on the features that provide essential services for daily life.

Address:
661 US-50, Grand Junction, CO 81503, USA
This address positions the park in the southern part of Grand Junction, right on U.S. Highway 50, providing several key accessibility advantages:
- Highway Connectivity: Being situated on US-50 offers residents quick and direct routes for commuting throughout Grand Junction and Mesa County, as well as easy access to the regional airport and I-70.
- Proximity to Services: The location is close to commercial centers, including shopping plazas, grocery stores, pharmacies, and dining options, simplifying daily errands. Public records also indicate proximity to points of interest like the Western Colorado Botanic Gardens.
- Access to Recreation: Residents have an easy drive to the outdoor activities that define the Grand Junction area, including the Colorado National Monument and the vast recreation areas along the Colorado and Gunnison Rivers.
While the convenience of a highway location is high, it is worth noting that some older reviews mention challenges, such as difficulties for residents with disabilities accessing the centrally located amenities due to the park’s layout. Any interested parties should verify current accessibility features and conditions.

Mobile home parks like Elm Park focus on providing and maintaining the shared infrastructure and a few key community amenities for the residents who pay lot rent. Based on resident reports, the services offered typically include:
- Lot and Ground Maintenance: The park management is typically responsible for maintaining the general park grounds and ensuring the integrity of the core infrastructure, such as the roads and utility hookups leading to the individual mobile homes. Public information notes that the park has mature trees and generally park-maintained grounds in some areas.
- On-Site Laundry Facility: The park features a laundry room with washers and dryers, providing a necessary, shared utility service for residents. However, resident feedback highlights that this is a limited facility, which may require long wait times for the 86 homes.
- Essential Utility Provisions: Lot rent typically covers the provision of some utilities, or the management of the utility infrastructure, such as the water, sewer, and trash services. For example, some individual units for rent have indicated a flat fee for Water, Sewer, and Trash included with the rent.
- Trash/Refuse Management: The community provides a dedicated trash bin for resident use, though its centralized location in the park has been noted as an accessibility challenge for some residents.
- Carport/Parking: Many homes within the community feature a covered carport or designated parking spaces, a valued amenity in all residential areas of Grand Junction.

Elm Park Reviews
Even though it says that it's closed its not. They have places open just got to pay an arm and leg to live here. Also if you ask for things to get fixed it will be weeks before anything happens. Plus if you ask them to sign anything it will get you kicked out. Place is a mess, potholes everywhere, raccoons and cats everywhere, none of the houses look like they've been power washed in years. Laundry room smells like mold and only has two washers and dryers for 86 mobile homes to use. Only one trash bin that is across the park that some people can't get to because they are disabled. This park is not a friendly place for disabled people or others. So I would recommend going somewhere else instead of here.
