Elk Valley Estates Introduce
For individuals and families in Tennessee exploring mobile home living as a housing option, it's crucial to conduct thorough research before making a commitment. While mobile home parks can often provide affordable and community-oriented living, experiences can vary greatly from one location to another. This article focuses on Elk Valley Estates in Fayetteville, Tennessee, with the aim of providing factual information based on publicly available resident reviews. It is designed to help prospective residents in the Tennessee region understand potential concerns associated with this particular mobile home park, ensuring they can make an informed decision from a local user's perspective.
The decision of where to live is significant, impacting daily life, financial well-being, and overall comfort. When considering a mobile home park, aspects such as management responsiveness, property upkeep, and community environment are paramount. Unlike communities that often boast numerous positive attributes, the feedback available for Elk Valley Estates raises serious questions that demand careful consideration. This overview will present the reported experiences of former residents, shedding light on the challenges they encountered. This information is provided to equip you, as a local user in Tennessee, with a comprehensive, albeit sobering, understanding of what living at Elk Valley Estates might entail.
Elk Valley Estates is located at 3 Breezy Ln, Fayetteville, TN 37334, USA. Fayetteville is the county seat of Lincoln County, situated in the South Central region of Tennessee. It is a smaller town, characterized by a more rural setting compared to the state's major metropolitan areas.
In terms of accessibility, Fayetteville is connected by several state routes and U.S. Highways, including US-64 and US-231. These routes provide links to surrounding communities and more populated areas. For instance, residents would have access to essential services and local businesses within Fayetteville itself, such as grocery stores, pharmacies, and small local shops. However, for a wider range of retail, dining, and specialized services, travel to larger cities would likely be necessary. Nearby cities that could be accessed include Huntsville, Alabama, to the south, and potentially Murfreesboro or Nashville to the north, although these are a longer drive.
While the address indicates a specific location within Fayetteville, the accessibility should be weighed against the reported living conditions within the park itself. The ease of reaching external services does not mitigate internal issues that might significantly impact daily life and the quality of residence within Elk Valley Estates. For local users in Tennessee, understanding this distinction is vital: while the geographical location may offer access, the internal environment is what defines the day-to-day living experience.
Services Offered (Based on critical customer reviews, potential services are heavily impacted by reported issues):
- Mobile Home Lot and/or Home Rentals: The park appears to offer lots for rent, and potentially mobile homes for rent as well, based on a review mentioning issues with a "trailer" they were trying to rent.
- Utility Access: Residents would typically have access to basic utilities such as water and electricity. However, a review explicitly mentions a "water spiket outside was broke and was constantly running water and running the water bill up a lot," indicating potential issues with utility infrastructure and management's response to such problems.
- Management Interaction: While management is a crucial service in any residential community, reviews describe the management as "shitty" and unresponsive, with an alleged instance of a manager being "drunk" when approached with a complaint. This suggests a significant lack of professional and effective service from the management.
Features / Highlights (Based on highly critical customer reviews, presented as reported issues rather than positive highlights):
- Reported Substandard Living Conditions: Multiple reviews highlight severe issues such as "infested with roaches," "water damage all in the ceiling," and "mold in the walls" that were allegedly painted over rather than properly remediated. This indicates significant concerns regarding the habitability and safety of the homes.
- Poor Management and Owner Unresponsiveness: A consistent theme in the reviews is extremely negative feedback regarding management, described as "sucks" and "cold." The owner is reportedly refusing to address problems directly or provide refunds for uninhabitable conditions.
- Increasing Rates Without Justification: A review states that the owner "keeps raising monthly rates with nothing to justify it, no improvements made," indicating a perception of poor value for money.
- Concerns About Residents and Environment: One reviewer strongly recommends against living there, "ESPECIALLY IF YOU HAVE CHILDREN," due to "trashy drug dealing residents." This suggests serious concerns about the safety and suitability of the community, particularly for families.
- Lack of Refunds/Money Back: Reviewers explicitly state that money was not refunded despite significant problems, leading to a financial loss for former residents.
- Absence of Maintenance and Improvements: Feedback indicates a lack of improvements to the park's infrastructure or individual units, despite rising costs.

Based on publicly available information, a phone number for Elk Valley Estates is not readily available through standard business listings or positive reviews. The provided general contact information should be approached with caution, given the serious concerns raised by former residents.
For locals in Tennessee, especially those considering a mobile home for housing, the available information on Elk Valley Estates in Fayetteville necessitates extreme caution. While the concept of mobile home park living often promises affordability and community, the direct accounts from former residents of Elk Valley Estates paint a concerning picture. Issues such as alleged poor management, significant property maintenance problems including mold and infestations, and concerns about the overall living environment and safety, particularly for children, are critically important factors to consider.
The reported lack of responsiveness from management and refusal of refunds for uninhabitable conditions also present a substantial financial risk. While its location in Fayetteville provides access to local amenities and regional connectivity, these external advantages are overshadowed by the severe internal issues described. For any Tennessee resident seeking a stable, safe, and well-managed living situation, it is strongly recommended to exercise immense due diligence, seek recent and varied testimonials, and perhaps explore alternative housing options in Fayetteville and the surrounding areas before considering Elk Valley Estates. The information suggests this place is not suitable for locals seeking a quality living experience.
