When considering a mobile home park, the services provided are a key factor in the overall living experience. While specific, exhaustive details about every service offered at El Dorado Estates are not always publicly itemized, mobile home parks typically provide a core set of services and amenities that contribute to the residents' quality of life. Based on the general operational model of such communities, one can anticipate the following:
- Lot Rental: Residents typically pay a monthly lot rent, which grants them the use of the land on which their mobile home is situated. This fee often covers communal area maintenance and access to park amenities.
- Community Management: A management team is usually on-site or readily available to address resident concerns, enforce park rules, and oversee the general upkeep of the community.
- Basic Infrastructure: This includes access to essential utilities such as water, sewage, and electricity connections at each lot. However, it's important to note that the cost of these utilities may or may not be included in the lot rent and are frequently the responsibility of the individual homeowner.
- Maintenance of Common Areas: The park management is typically responsible for maintaining shared spaces, such as internal roads, landscaping in common areas, and any communal facilities.
- Waste Management: Most mobile home parks facilitate waste collection services for their residents.
It is always advisable for prospective residents to inquire directly with El Dorado Estates' management for a precise and up-to-date list of all included services, any additional fees, and the specific terms of the lot rental agreement.

El Dorado Estates in Fillmore, California, presents a distinctive living option for individuals and families seeking a community-oriented lifestyle in Ventura County. While the appeal of mobile home park living can vary for each individual, there are several reasons why El Dorado Estates might be a suitable choice for locals in the California region, particularly those looking within the Ventura County area.
Firstly, the aspect of affordability often stands out. In a state where housing costs can be notoriously high, mobile home parks like El Dorado Estates can offer a more accessible pathway to homeownership or a more budget-friendly rental option compared to traditional housing markets. This can be particularly appealing for first-time homebuyers, retirees, or individuals looking to reduce their cost of living without sacrificing the desire for a private residence.
Secondly, the sense of community inherent in many mobile home parks is a significant draw. These environments often foster closer relationships among neighbors due to shared spaces and a more concentrated residential layout. For those who value a friendly, interconnected neighborhood where people know each other and communal activities might take place, El Dorado Estates could offer a welcoming environment.
Furthermore, Fillmore's location is a considerable advantage. It offers the charm and slower pace of a smaller, historic town, providing a respite from the hustle and bustle of larger California cities. Yet, its position in Ventura County ensures that residents are not isolated. Access to essential services, local amenities, and major transportation routes connecting to larger employment centers and entertainment options is still readily available. This balance makes El Dorado Estates appealing to those who desire a quieter life but still need convenient access to urban resources.
Finally, for those seeking a less maintenance-intensive lifestyle, mobile home living can be an attractive alternative. While homeowners are responsible for their individual units, the park management typically handles the upkeep of common areas, landscaping, and infrastructure, reducing the burden of external property maintenance for residents.
In conclusion, El Dorado Estates offers a unique blend of community living, potential affordability, and a desirable location in the scenic Ventura County. For Californians seeking a different approach to homeownership or a more relaxed pace of life within a supportive community, it warrants consideration as a viable and suitable option. We encourage prospective residents to directly engage with the park management to gather all necessary information and determine if El Dorado Estates aligns with their personal living aspirations.

Think twice before you move into this place Right now we have no water and it's time to go to work so I have to go to work without being able to take a shower every time the wind blows two to three times a month they turn the power off I have lost hundreds of dollars worth of food due to the power outages in this park this park is literally a third world subpar in so many ways and they're bringing in new new coaches for unsuspecting people who are going to spend $300,000 and then live in a third world communityGo ahead make the biggest mistake of your life and buy a coach in this hell hole Go ahead Don't say you weren't warned. I'm a 15-year resident in this hell hole and I'm going to be getting out of here as soon as I can sell
Jan 13, 2025 · Hey YouLook elsewhere! The management was great when I moved in, then I unfortunately lost my job due to the Film Strike that started in May. Selling my house was an absolute nightmare with the current management (Libby and Bob). It took nearly a month to get the new buyers approved, they complained about the size of the door to get under the home along with many other issues along the way. If it wasn’t for my realtor pushing the management, we would have lost the sellers. Along with that they raised the lot rent from $1250 a month to over $2000 a month. Not including utilities! This is in Fillmore, a place where people try to find lower prices than Thousand Oaks and Simi Valley. I am so glad I moved and I know a few others are moving as well due to rising costs and terrible management! Very unfortunate as the park is beautiful and well maintained. Soon, nobody will be able to afford the park. Very sad!
Feb 13, 2024 · Kerry Francis ReadyNewer housing units, they are really nice and well kept up in the mobile home park and very peaceful.
Oct 01, 2024 · Ethan ChambersMaintenance personnel take all the side jobs in the park ,and they also do these jobs while being on the clock so they are being paid by star management plus whatever they are over charging these nice people. They take advantage of the elderly, steal things from vacant homes and sell them to people in the park which is not right. Laundry mat closes at 8pm when before it was 10pm pool closed half the year it's ridiculous if people pay year around for that pool them why can't it be used year round .
