We moved here needing a place to rent at last minute, it was a roof over our heads but as we discovered while living there the homes are all on the verge of either needing to be condemned or should be. The first home we rented had plant life growing in through the ceiling at the entrance of the hallway, a leaking roof, loose electrical sockets in the walls no fixed heating, a leaking kitchen sink water was leaking under the sink on all of the pans stored there, the tap water a brown/yellowish color (we were told later was just the iron content). Also while we lived there we started smelling sewage from behind the house, the maintenance man they had at that time told us the lines were backing up on all the homes on that side of the park! A couple of months later a "Better condition" home was available so we asked to move to that one. It had a front and back screened porch. The floors in the house were rotted, floor broke through in 3 different places in the house, front bathroom, entrance to front bedroom, closet in main bedroom. The Main bathroom floor was so weak the toilet would lean if you stepped on the floor by it. Landlord tried to blame it on my weight! Yes I am big guy but a floor in a home should easily support a 300LB person walking on it. There were holes in the hallway floor before we moved in! The main bathroom shower was horrible the walls were stained from the nasty water wife scrubbed the walls with bleach could never get it to come off, the back shower wall was so flimsy it was like paper literally whatever wall was behind it you could have pushed right through it there was no solid wall there, even the "Maintenance man" commented how bad the wall was and should be replaced but it was never done! The water was not drinkable in this place we had to buy bottled water and then later a Pitcher with a filter because we couldnt trust using the water to even cook with! The font porch roof had collapsed due to water damage before we moved in they fixed it with a temp 2x4 support beam. The front window of the house leaked every time it rained for the time we lived there, the inside wall that has paneling was so rotted it was buckled and peeling off, the roof was never fixed we gave up asking after multiple times. The house had no main heat we were given Space heaters for the winter months. The electrical in the house was another main issue, we had the whole house go out one night called FPL saying there was an outage, they came out the outage was our home the guy from FPL told us the MAIN Breaker to the house was outdated and needed repaired it was HOT to the touch. We told our landlord about it.....he told us we were using too many things in the house!! We are talking about 2 computers, The Refrigerator a wall unit AC and the TV at the most and not even all at once! This went on for a bit had to go out and reset the main at night just watching TV or washing laundry. Finally 4 months later after he could arrange for a cheap repair they got someone to replace the breaker who was not a licensed electrician. Our stove had an issue with the burner on the top, the maintenance man came and replaced the burner and used cheap electrical plastic screw cap connectors, the burner stopped working lifted the stove top to find the connectors melted and were stuck to the stove! The lame excuse there was we must have put a heavy pot on the burner and it caused the wiring to get hot! The same stove stopped working the oven wasnt getting hot anymore, they got a replacement 2 weeks later but the wiring could not handle the new stove the line melted on the breaker outside the house, so we had to go a complete month after that with no stove at all to cook or prepare food on, the temp solution was they brought us a Toaster Oven from their home to try and cook with until they again managed to get someone to come and do the wiring after a month! These homes should all be condemned! Do Not Trust the landlords. - Gary Lowry

For individuals and families in Florida exploring mobile home park options, particularly in the Lake City area, understanding the full picture of a community is essential. Edgewater Mobile Home Park, located in Lake City, FL, is a residential option that has received public feedback from previous tenants. This overview aims to consolidate available public information and reviews to provide a factual depiction of what prospective residents might encounter.

It is important for any potential resident to conduct thorough due diligence when considering a long-term living arrangement. The decision to move into a mobile home park involves evaluating not just the cost, but also the living conditions, the responsiveness of management, and the overall environment of the community. Edgewater Mobile Home Park is situated in a region that offers various residential choices, and understanding the experiences of past residents can be a critical step in making an informed decision about suitability.

Edgewater Mobile Home Park is located at 1586 SE Country Club Rd, Lake City, FL 32025, USA. This address places the park within the broader Lake City area, a community in North Florida known for its natural springs, outdoor recreation, and a quieter pace of life compared to Florida's bustling coastal cities.

The park's location on SE Country Club Road suggests a setting that may offer some degree of residential tranquility, potentially away from the immediate commercial intensity of major highways. Lake City itself provides access to essential services, including grocery stores, local dining establishments, and healthcare facilities. For those who enjoy the outdoors, the region is rich with opportunities for exploring natural springs, the Suwannee River, and various state parks, though direct proximity to these from the park's specific address would require further investigation. Accessibility within Lake City for daily commutes and errands is generally manageable, though reliance on personal vehicles is typical for residents in mobile home communities in this area.

Based on the provided public reviews, the services offered at Edgewater Mobile Home Park appear to be primarily focused on providing basic housing infrastructure for rented mobile homes. It's important to note that the reviews highlight significant concerns regarding the quality and maintenance of these services.

  • Rental Mobile Homes: The park provides mobile homes for rent, offering a housing option for those in need of immediate shelter.
  • Basic Utilities (Water/Sewer): The homes are connected to water and sewer, although concerns have been raised by tenants about water quality (described as "brown/yellowish color" due to iron content) and sewage line backups affecting multiple homes.
  • Maintenance Support (with limitations): A "maintenance man" was mentioned in reviews, indicating that some level of on-site maintenance is available. However, reviews suggest that responses to issues (leaking roofs, broken floors, electrical problems) were often delayed, incomplete, or attributed to tenant actions rather than structural problems.
  • Space Heaters Provided for Heating: Reviews indicate that central heating was not functional in homes, with space heaters provided as a temporary solution during colder months.
  • No Sub-leasing/Renting: While not explicitly stated for Edgewater, this is a common policy in mobile home parks to maintain community stability, though the park appears to primarily be a rental operation.
  • Trash Services: While not explicitly detailed, standard mobile home parks typically include basic trash collection, or residents are responsible for their own disposal. Reviews mentioning "garbage all over the place" suggest potential issues with waste management or tenant compliance.

Based on the provided public reviews, the features and highlights of Edgewater Mobile Home Park primarily revolve around the challenges and concerns experienced by past residents rather than desirable amenities. This section will present these points factually as reported by former tenants.

  • Housing Condition Concerns: Reviews repeatedly state that homes are "on the verge of either needing to be condemned or should be." Issues cited include "plant life growing in through the ceiling," "leaking roof," "loose electrical sockets," "rotted floors" breaking through in multiple places, and flimsy shower walls.
  • Water Quality Issues: Tenants reported "brown/yellowish color" tap water, attributed to iron content, leading residents to buy bottled water for drinking and cooking.
  • Electrical Problems: Significant electrical issues were described, including "MAIN Breaker to the house was outdated and needed repaired it was HOT to the touch," leading to frequent power outages and inadequate, potentially unsafe repairs by unlicensed individuals.
  • Maintenance Delays and Inadequacies: While a "maintenance man" was present, reviews indicate slow responses, "lame excuses" for issues, and inadequate or temporary fixes (e.g., "temp 2x4 support beam" for a collapsed roof, melted electrical connectors).
  • Heating Deficiencies: Homes lacked fixed heating, with tenants provided only "Space heaters for the winter months."
  • Unsanitary Conditions: Reports of "smelling sewage from behind the house" due to backed-up lines and "garbage all over the place" indicate significant sanitation and cleanliness issues.
  • Frequent Police Presence: Reviews mention that "The police are there frequently arresting people," suggesting a high level of criminal activity or disturbances within the park.
  • Management Issues: Landlord behavior was questioned, including blaming tenant weight for structural issues and raising rent while living conditions deteriorated. Concerns about maintenance staff engaging in "drug deals on the premises and steal" were also raised.
  • Squalor Conditions: One review explicitly states that "The tenants live in squalor."
