Dutch Harbor Manufactured Home Community

1420 Washington St, Little Chute, WI 54140, USA

3.0
First time home buyer and this is really a great community. Mostly retired friendly neighbors in the area. I had never bought a home before and this was a great affordable option. Lot rent, and my mortgage is still cheaper than renting.... And I own it. Rachel in the main office is so nice with any issues or questions I have. Of course there are a few bad eggs in the neighborhood just like any other neighborhood. Rachel makes sure that tenants are following the rules of this community, to uphold the nice standards we all expect. I read somewhere on here about people complaining about not working with tenants. This is not true, just like everywhere else there are rules that need to be followed. These are typically the people getting in trouble having construction trailers, garbage, and junk pilled up in there yards for all the world to see. This is against the community rules. We all have a copy that we all signed. This is a great neighborhood. Clean, friendly, and Rachel organizes regular community events, such as back to school drives, cookouts, water balloon fights for the kids, exc. Im grateful that I have found this place and call it home. - Mike Aman

Manufactured home communities, often colloquially referred to as mobile home parks, have evolved into well-structured and professionally managed neighborhoods. They offer a distinct alternative to traditional stick-built homes, frequently providing a more budget-friendly path to homeownership or stable long-term residency. For residents, this typically means owning their manufactured home and leasing the land it occupies, combining the benefits of property ownership with community amenities and professional oversight.

One positive review praises the community as "clean, friendly," highlighting the affordability, the pleasantness of mostly retired neighbors, and the responsiveness of the main office manager, Rachel, who also organizes regular community events like "back to school drives, cookouts, water balloon fights." This review also defends the enforcement of community rules against those who do not follow them. Conversely, another review expresses significant dissatisfaction since the park was acquired by RHP Properties, citing dramatic increases in lot fees (from $400 to around $600 per month), new and changed rules (like a ban on campfires), and a deteriorated playground, leading to a feeling of it "no longer a friendly environment" or a "home sweet home" location.

We strongly encourage prospective residents to consider both positive and negative feedback and to conduct their own thorough due diligence. The emphasis on maintaining community standards, as mentioned in a review, also suggests a commitment to a well-kept and orderly environment, which benefits all residents. While rule changes and fee adjustments are a valid concern, particularly for long-term residents, the overall offering of an all-ages community with organized social activities can still make it an attractive option for new entrants.
