Mobile home parks typically offer a foundational set of services for their residents. While specific details for Duncan Heights are not extensively detailed in public data, based on common industry practices and general expectations for mobile home communities, the following services are generally provided or facilitated:
- Lot Rentals: Providing designated spaces for residents to place their mobile homes.
- Utility Hookups: Access to necessary connections for water, sewer, and electricity at each lot. Residents are typically responsible for their individual utility bills.
- Road Maintenance: Upkeep of internal roads within the park. However, it's important to note that customer reviews have indicated potential issues with road conditions, describing them as "terrible" and prone to "pot holes."
- Common Area Maintenance: General upkeep of shared spaces, if any exist within the park. Customer feedback suggests that the aesthetic appearance of the park may not be a high priority for ownership, with comments like "owners don’t care about how this trailer park looks" and "too ratchet looking."
- Water System: Provision of water to lots. A significant concern raised by a customer review pertains to water quality, stating the "water is beyond horrible. Stains *EVERYTHING* a nasty brownish yellow color" with an associated "smell." The review also mentioned that a water softener was installed for the park, but it did not resolve the issue due to "old pipes in the ground."
- Property Management/Oversight: Presence of individuals or entities responsible for enforcing park rules and addressing tenant concerns. Customer reviews suggest mixed experiences with management, with one noting "very strick about trash and you get fined to it being to the road" and another describing the husband owner as "a pretty cool guy" but the wife as challenging to deal with. The introduction of "friends acting as property management" and "crazy rules" was also mentioned as a recent development.
Prospective residents are strongly encouraged to inquire directly with Duncan Heights Mobile Home Park management about all services, their inclusions, and any associated fees.
Based on customer reviews, several features and aspects of Duncan Heights Mobile Home Park have been highlighted by current and former residents. These insights are crucial for understanding the living experience:
- Potential for High Rent: One significant concern raised is that the "Rent is extremely too high!" This suggests that while mobile home living can be affordable, residents perceive the cost at Duncan Heights as disproportionately high given other conditions.
- Appearance and Maintenance Concerns: Multiple reviews express dissatisfaction with the general appearance and maintenance of the park. Comments include "owners don’t care about how this trailer park looks," and descriptions like "too ratchet looking." There are specific complaints about unaddressed requests for tree trimming (a year without action) and partial road blacktopping that only extended to "the friends’ trailer," leaving other areas neglected.
- Poor Water Quality: A recurring and serious issue is the water quality. Residents report the water staining everything a "nasty brownish yellow color" and having an unpleasant smell. Despite a water softener being installed, the problem reportedly persists due to old pipes.
- Challenging Road Conditions: The internal roads are described as "terrible" with "pot holes that you need a 4-wheel drive to get to your home." Even after gravel is pushed around, the issue of potholes and uneven surfaces remains.
- Flooding Issues: When it rains, flooding is a significant problem between lots, requiring residents to "take off the shoes, roll up the paints, and high step it to your door" due to "a good half of foot probably more than that of rain water everytime it rains."
- Inconsistent Management Relations: Customer experiences with ownership and management appear to be varied and, at times, difficult. One review noted a difference in attitude between the husband and wife owners, with the wife being particularly challenging. The recent introduction of "friends acting as property management" and the implementation of "crazy rules" without addressing existing issues contribute to resident frustration.
- Variable Neighbor Experience: As with any community, the experience with neighbors can vary, with some residents having "really awesome ones and also some I could have lived without."

Duncan Heights Reviews
I wouldn’t advise anyone to move here! Rent is extremely too high! The owners don’t care about how this trailer park looks! If you don’t personally know the owners, you will be treated like trash! I have been asking for trees to be cut for a year and for the road to be black topped and nothing was done. Well not until the owners’ friends move back here so the road was only black topped to stop at the friends trailer. The friends are acting as property management now and coming up with all type of crazy rules. This trailer park is too ratchet looking to implement all these rules. Maybe try fixing the appearance before trying to get more money from tenants!
Jan 06, 2023 · Ja'Nay ManuelIf you are looking at a place to rent or a lot to put your mobile home on I highly recommend a different location. The water is beyond horrible. Stains *EVERYTHING* a nasty brownish yellow color. (Tubs, toilets, washing machines clothes, anything light colored, even dishes)! Not to mention the smell that goes with it. They put a water softner for the park but never changed the old pipes in the ground so the problem was never fixed. The owners husband and wife have totally different attitudes by far. The husband is a pretty cool guy with a sense of humor and his wife is..... At a loss for words. ( Guess I'll just say we should all pray for her). Roads are terrible and even when they push gravel from here to there it always ends up full off pot holes that you need a 4-wheel drive to get to your home. When it rains it floods in between each lot so you have to take off the shoes, roll up the paints, and high step it to your door. A good half of foot probably more than that of rain water everytime it rains. Never know what kind of neighbors you will get ither. Had some really awesome ones and also some I could have lived without. That's just a few things off the top of my head. Good luck!!!
