This article will provide an overview of Duck RV Park, detailing its location, typical services, and insights gleaned from resident experiences to help you determine if it's the right fit for your RV adventures in Texas.
Duck RV Park is conveniently situated at 816 N Mansfield St, Pleasanton, TX 78064, USA. This address places the park within the city limits of Pleasanton, a locale known as "The Birthplace of the Cowboy." The park's location offers a blend of small-town atmosphere and accessibility to essential amenities. For travelers, its position within Pleasanton means you’re not far from local roads and potentially larger highways, facilitating easy ingress and egress for recreational vehicles of all sizes. Pleasanton itself provides a range of conveniences, including grocery stores, dining establishments, and other services necessary for a comfortable stay. Within a reasonable driving distance, residents can access medical facilities, retail centers, and recreational opportunities. For those looking to explore, the rich history and vibrant culture of San Antonio are also within reach, offering world-class attractions such as the historic Alamo, the picturesque Riverwalk, and diverse entertainment options. This strategic positioning allows residents of Duck RV Park to enjoy the tranquility of a smaller community while maintaining access to the broader opportunities and attractions of South Texas.
When considering an RV park, the services provided are a primary factor for any RVer. While Duck RV Park is a smaller, more intimate establishment, it aims to offer the fundamental services necessary for a functional stay. Based on common expectations for RV parks and the nature of accommodating RVs, you can typically anticipate the following:
- Full Hookups: RV sites are generally equipped with essential hookups, which typically include water, sewer, and electrical connections (often available in both 30-amp and 50-amp options). These are crucial for the daily operation of your RV's systems.
- Site Accessibility: The park is likely designed to accommodate various RV sizes, ensuring that both smaller travel trailers and larger motorhomes can maneuver and park comfortably.
- Long-Term Stay Potential: As indicated by customer reviews, the park caters to individuals seeking longer-term residency, suggesting that monthly rates and policies are in place to support extended stays. This implies a focus on providing a more stable environment for residents.
- Basic Utilities: In addition to the hookups, services like trash removal are typically provided to ensure the cleanliness and maintenance of the park environment for all residents.
- Management Presence: While the nature of the management relationship has been a point of discussion in reviews, the park does have an owner/landlord, indicating a direct point of contact for operational matters and resident needs.
The experience at any RV park is significantly shaped by its features and the living environment it fosters. For Duck RV Park, customer reviews offer direct insights into what residents have experienced.
- Accommodation for Long-Term Residents: A key highlight, as expressed by a resident, is the park's willingness to work with individuals on payment flexibility for extended stays. "Been threw a couple jobs. The 1st month I had all rent. Every month after that he was kind to work with me. By taking cash as I made it. Sometimes it took me all month but I paid." This suggests a management approach that, at times, can be accommodating to residents facing financial challenges, which is a significant feature for those looking for a stable living situation.
- Community Living Environment: The presence of residents living there for extended periods points to a community-like atmosphere. The review mentioning "a lot of goosip rumors and board people" suggests a close-knit environment where residents interact, for better or worse, highlighting a social aspect unique to long-term RV parks.
- Potential for Maintenance Concerns: One review explicitly states, "90% of his property the grass was at least two feet tall," indicating potential issues with property upkeep and general maintenance of the park grounds. This is a point prospective residents should consider and perhaps observe directly.
- Challenges with Management Communication/Policy Changes: A significant highlight, albeit a negative one, is the experience of unexpected eviction and the imposition of late charges after previous flexibility: "Now for some reason I'm being evicted.. with late charges. Never had to pay late charges before. I don't know what happen." This points to potential inconsistencies in management policies or communication that prospective residents should clarify thoroughly before committing to a stay.
- Parking Limitations: The comment from the lawn care individual, "I was there to cut some yards of a couple residents and he proceeded to harass me. He said 'I am the lawn guy around here'," indirectly suggests that the park might have specific, perhaps rigid, rules or limitations regarding external service providers, which could be a feature to be aware of.

The owner/landlord is a jerk. I was there to cut some yards of a couple residents and he proceeded to harass me. He said "I am the lawn guy around here" but 90% of his property the grass was at least two feet tall.
Sep 05, 2021 · Jeffery HubleI have lived here for 8months now. Single and struggling. Been threw a couple jobs. The 1st month I had all rent. Every month after that he was kind to work with me. By taking cash as I made it. Sometimes it took me all month but I paid. Now for some reason I'm being evicted.. with late charges. Never had to pay late charges before. I don't know what happen. I thought this was my place of living never look at it like a vacation spot. The covic-19 I thought we weren't supposed to kick out. What you have here is a lot of goosip rumors and board people.
