They take care of none of there responsibilities. My lawn has been tore up for 2 years. Keep saying they gonna fix it!!!!!

My mother is still being charged a pet fee when the pet has not been there in months. The pet fee is for a "dog run" which is smaller than the sheds allowed and is placed in the run down children's play area. Management has nothing better to do then nit pick based on who she likes. The "new rules" given out are a template, and miss information and the information it does contain is riddled with spelling errors or information that does not pertain to this community. Write some actual rules and guidelines, not one easily found on Google with a few name changes. Rent stubs are sent out at the last possible moment and you do not receive them until rent is actually due. Not because of slow mail, they are post marked the 28th or later. At least with focus 1 we got our rent subs the 15th or earlier. Overall would not recommend, it is more of a headache than it is worth. These new rules are designed to give the park more curb appeal which yes i understand but i can garentee this will cause the downfall of this park. No one is here because they love the park.
Sep 19, 2020 · Anastasia GarisWe have lived here 17 years and tonight I was beyond disappointed with the Mobile park for first time. “Usually if you asked me about Dorwood Park I would say it’s a great place to raise your child, great place to make memories with family/friends and a great place to retire because it’s really base around family and bonds, but…….” We went to take the trash out to the road (keep in mind they made us move the cans to the back of the home) and they have dirt which is mud from the rain across our neighbors yard to our back door. My mother who has bad knees “13 surgeries” with a knee replacement went out and help take the trash to get hurt. Our shoes and top of our feet got submerged down into the mud just to take the trash out. My mothers knees can’t take the weight of the mud her pins could pop out of her knee. This moving of trash cans is new due to a new site manager. Which they are aware of her disability.

Small quite community that seems like most are truly neighborly. Well kept and clean area out in the country. Seems like a nice place to call home. Not sure if any place is available for purchase or rent, but if you're looking for a place to live in the area, this area seems reasonable, close to 2 major cities, but far enough away not to have to deal with city nonsense.

We called multiple times over a week to get our septic pumped and they waited until our toilet and everything was backing up and flowing all over our floor. Not only do we now have to deal with the mold it cause but we also now have to pay someone to come fix our plumbing because the septic backed up and clogged it. For how many bad reviews there were they don’t seem to care enough to change it.
