Deerfield Lake MHC Introduce
Howdy, fellow Floridians! When you're seeking a new home in our beautiful Sunshine State, especially within a mobile home community, it's vital to have a clear and comprehensive understanding of what a place truly offers. Deerfield Lake MHC, nestled in Coconut Creek, Florida, is a 55+ active lifestyle community that aims to provide a serene and engaging environment for its residents. For those considering such a community, whether for retirement, seasonal living, or a permanent move, understanding both the promised amenities and the lived experiences of current residents is absolutely crucial.
The decision to make a mobile home park your home involves weighing many factors: the quality of the facilities, the sense of community, adherence to rules, and the responsiveness of management. Deerfield Lake MHC's official descriptions highlight attractive features for an active adult lifestyle. However, recent customer reviews present a stark contrast, raising serious concerns about management, enforcement of rules, and the overall living environment. This article will provide a balanced overview, incorporating both the park's advertised amenities and the critical feedback from residents, to help you make the most informed decision for your potential home in Coconut Creek.
Deerfield Lake MHC is conveniently located at 4400 NW 69th Ct, Coconut Creek, FL 33073, USA. Coconut Creek is a charming city in Broward County, known for its lush landscapes and dedication to preserving green spaces, earning it the nickname "Butterfly Capital of the World." This location offers residents a unique blend of natural beauty and urban accessibility.
The community is strategically situated between Fort Lauderdale and Boca Raton, providing easy access to both major cities' attractions, employment opportunities, and healthcare facilities. Less than a 10-minute drive can take you to the stunning shorelines of Pompano Beach and Deerfield Beach, offering endless opportunities for sun, sand, and sea. Residents can enjoy strolling along the city's many waterways, The Promenade at Coconut Creek for shopping and dining, or the Yellow Green Farmers’ Market for fresh produce and local goods. Furthermore, its proximity to major highways ensures convenient travel throughout South Florida. While the address might suggest a peaceful setting, the reviews suggest that internal management issues, rather than external accessibility, are the primary concern for residents.
Deerfield Lake MHC officially promotes itself as a premier 55+ active lifestyle community with a range of attractive amenities designed for comfortable, low-maintenance living. Based on their official website, here are the services and features they aim to provide:

- Free Wi-Fi Hot Spot: Available in the Community office for resident convenience.

The features and highlights of Deerfield Lake MHC, as portrayed by its official information, paint a picture of a desirable active adult community. However, customer reviews introduce a starkly different perspective on the actual living experience, creating significant contrasts in what is highlighted as a feature or a concern.
Features / Highlights (Official vs. Resident Experience):
- 55+ Active Lifestyle Community: (Official Highlight) The community promotes an active lifestyle with various activities and amenities tailored for seniors. (Resident Concern) However, one review directly contradicts this, stating "No kids allowed yet the manager lets people with kids move in," indicating a potential breakdown in enforcing core community rules and demographics.
- Gated Community: (Official Highlight) Provides enhanced security and controlled access for residents. (Resident Concern - Implicit) While advertised as gated, the effectiveness of this security is undermined by concerns about unauthorized residents and activities, as mentioned in reviews.
- Recreational Amenities: (Official Highlight) Includes a putting green, scenic fishing lake, bocce and shuffleboard courts, and a pickleball court, promoting an active and social environment. (No Direct Resident Feedback on these specific amenities, but overall satisfaction suggests potential underutilization or dissatisfaction with the broader community environment.)
- Year-Round Social Activities: (Official Highlight) Aims to foster community spirit through organized events. (No Direct Resident Feedback, but the negative tone of some reviews might imply a lack of positive community engagement.)
- Pet-Friendly: (Official Highlight) Welcomes pets. (Resident Concern) One prospective buyer was turned away because they "could only have one pet which I have two small Frenchies," despite the general "pet-friendly" claim, revealing a strict and potentially unadvertised pet policy limitation. This also suggests the manager, "Erin," was "very rude" and "unprofessional."
- Cleanliness and Maintenance: (Official Implication) A "premier" community suggests high standards of maintenance. (Resident Concern) Reviews explicitly state issues like "feral cats and shopping carts on the property" and "The owners don’t care," indicating a lack of proper grounds maintenance and overall cleanliness.
- Community Integrity & Safety: (Official Implication) Background checks and a gated environment aim for a safe community. (Resident Concern) A severe claim is made about the park "becoming Section 8 housing," with "undocumented people living here or 9 people living in a 2 bedroom," and "at least 3 trailers at any given time selling dope." These are critical allegations that, if true, would undermine the safety, integrity, and rule enforcement within the community.

Given the highly conflicting nature of the reviews, it is imperative for any prospective resident to use these contact methods for extensive due diligence. Direct communication with management, asking specific questions about all concerns raised in the reviews (such as pet policies, enforcement of 55+ rules, and community safety measures), and, most importantly, conducting an in-person visit to observe the current conditions firsthand, would be critical steps before making any commitments.
In conclusion, Deerfield Lake MHC in Coconut Creek, Florida, presents a significant dichotomy between its advertised image as a premier 55+ active lifestyle community and the concerning experiences reported by some residents. For Floridians seeking a mobile home living experience, it is vital to acknowledge both aspects.
The official information highlights attractive amenities such as a heated pool, clubhouse, various sports courts, and a generally low-maintenance lifestyle in a convenient South Florida location. This vision aligns with what many active adults seek in a manufactured home community.
However, the critical customer reviews raise severe red flags. Allegations of "becoming Section 8 housing," unauthorized residents with children (despite being 55+), presence of "undocumented people" and overcrowding, issues with "feral cats and shopping carts," and claims of illicit activities like "selling dope" depict a community struggling with rule enforcement, safety, and overall management. Furthermore, reports of rude staff and restrictive pet policies (beyond what's implied by "pet-friendly") indicate potential challenges in customer service and transparency. For locals, while the location and advertised amenities are appealing, the pervasive nature of the negative feedback regarding management, community standards, and safety should prompt extreme caution. Thorough personal investigation, perhaps even speaking directly with existing residents during an unannounced visit, is highly recommended to ascertain the true living conditions and management responsiveness before considering Deerfield Lake MHC as your next Florida home.

Deerfield Lake MHC Reviews
DO NOT MOVE HERE!!! It’s becoming Section 8 housing. No kids allowed yet the manager lets people with kids move in. Also undocumented people living here or 9 people living in a 2 bedroom. You will find feral cats and shopping carts on the property. The owners don’t care.
Jul 01, 2025 · Bruins FanI thought the place looked great. I was going to purchase a place over $100,000. I called and was treated like I was a bother her name was Erin. Very rude lady!! Then found out you could only have one pet which I have two small Frenchies so deal breaker for me.. I'll take my money elsewhere. Don't waste your time with that lady...very unprofessional!!!
Jun 05, 2025 · Donna AdkinsI don't understand all the negative reviews? This is a very serene and well maintained park. The grounds are beautifully kept which sets it apart from other parks. There are so many activities to join in the fun. I loved it here from the 1st day. the residents are very friendly also! It doesn't get any better as this is the best park in all of Broward. You will not be disappointed.
Jan 14, 2025 · Patricia AmetranoLoved it when we first moved in. The lot rent used to have minimal annual increases. Now on top of the high monthly lot rent, the property manager rides around looking for reasons to write people up. One might get a writeup for something whereas someone else won’t. I don’t know if it’s because of age, gender, or what, but I can’t wait to move. Got a few weeds in the cracks of the driveway? Write up. Walk around and see lots of “decorations” taking up the yard? Allowed. Recently there was some type of agreement amongst a small group to add a hot tub. The pool doesn’t have lights, and you can’t be in there after sundown. A hot tub in a 55+ community where it’s warm most of the year and plenty of people on medications sounds like as fantastic an idea as the expensive gates that always break. People still ride the bumpers of residents to get in.
Nov 04, 2023 · Chrissy PStill love it here after moving in one year ago. Erin made the process very quick and smooth. My neighbors are great and everybody we encounter is very friendly. We've lived in other manufactured communities before and this is by far the best one.
