Deer Run Community is located at 161 Cowboy Rd, Calhoun, LA 71225, USA. This address places the community in Calhoun, a part of Ouachita Parish known for its blend of rural tranquility and convenient access to larger cities like West Monroe and Monroe.
The park's location offers a quiet residential setting while still providing good accessibility to local amenities. It's described as being conveniently close to "about 2 different stores where you can get little snacks," making quick errands easy. For larger grocery needs, while one local grocery store might be "a little expensive," there's likely another option nearby, suggesting that daily necessities are within reach. For residents who experience "trouble with transportation," the proximity of these stores means a walk of "10-15 minutes" is feasible, which is a significant convenience.
A notable highlight of its accessibility is the fire department being "right beside the trailer park." This offers a strong sense of security and rapid response in case of emergencies. While the specific proximity to major highways like I-20 isn't explicitly detailed in the provided review for this address, Calhoun generally benefits from easy access to such routes, facilitating commutes to other parts of Ouachita Parish or beyond for work, medical appointments, or leisure. The community's location provides a balance: a quiet living space that doesn't feel entirely isolated from essential services.
Deer Run Community, as a manufactured home community, provides a range of services and amenities designed to create a comfortable and supported living environment for its residents. Based on information from property management (UMH Properties, Inc.) and general mobile home park offerings, these include:
Manufactured Homes for Sale or Rent: The community offers options for residents to purchase brand new, high-quality, turnkey-ready manufactured homes. These homes often feature open-concept floor plans and modern touches. Additionally, rental homes may be available, providing flexibility for those not looking to buy immediately.
Utility Connections: Individual lots are equipped with necessary hookups for essential utilities, including water, sewer, and electricity, ensuring that homes can be connected efficiently for daily living.
24-Hour Maintenance Services: A significant service highlight is the provision of 24-hour maintenance services. This ensures that residents can get assistance with urgent issues at any time, contributing to peace of mind and prompt resolution of problems.
Community Management: While specific details on day-to-day management interactions vary, the community is professionally managed. This implies oversight of park rules, resident relations, and property upkeep.
Pet Policy: The community has a pet policy, allowing pets (typically with a limit of 2 per home) but with certain restrictions (breed, age). While pets may not be allowed in rental homes, this service caters to pet-owning residents who either purchase homes or meet specific criteria.
It is important to acknowledge feedback regarding the quality of some rental homes and maintenance response, as well as the eviction warning process. Residents mentioned "damages and holes in the walls" that were present upon move-in, allowing "rodents and insects to come in." They also noted walls being "weak" and issues with inconsistent wall color during repairs. This suggests that while services are offered, the execution and quality might be areas for improvement based on individual experiences.
Deer Run Community in Calhoun, Louisiana, offers several features and highlights that contribute to its character as a residential mobile home park. These aspects collectively define the living experience for its residents.
Clean and Well-Kept Appearance: One consistent positive highlight is that "The area seemed quiet and it was very clean and well kept." This indicates a strong commitment to maintaining a tidy and aesthetically pleasing environment for residents, which enhances overall living quality.
Quiet Environment: The park is generally perceived as quiet, offering a peaceful residential setting. This tranquility is a significant draw for those seeking a calmer home life away from excessive noise.
Playground: For families with children, the presence of a playground is a valuable amenity. It provides a dedicated and safe outdoor space for kids to play and interact, fostering a family-friendly atmosphere.
Convenient Proximity to Essential Services: The community benefits from its close proximity to "about 2 different stores where you can get little snacks" and, notably, the fire department "right beside the trailer park." This immediate access to essential services and emergency response is a significant advantage.
Newer Manufactured Homes: As a "Newly acquired in 2021" property managed by UMH Properties, Inc., Deer Run Community offers the advantage of "brand new home" that are described as "high-quality, turnkey ready" with "open concept floor plans and custom touches." This provides residents with modern, comfortable housing options.
Affordability: These manufactured homes aim to provide "the perfect blend of affordability and sought-after features," making homeownership or rental more accessible.
However, it is crucial to address the significant negative feedback provided by a current resident. These points highlight areas that potential residents should be aware of:
Concerns with Home Quality and Maintenance: The review details pre-existing "damages and holes in the walls," issues with "rodents and insects," "weak walls," and inconsistent wall color during repairs. This suggests potential issues with the condition of some rental units and the quality of maintenance work.
High Rent and "Stupid" Eviction Reasons: The resident views the "rent is too high" and finds "eviction warning reasons are really stupid," implying strict or unreasonable lease enforcement.
Small Lot Sizes: Lots are described as "barely enough for my SMALL dog to walk around," indicating very limited private outdoor space.
Unsupervised Children and Inappropriate Behavior: There are concerns about "littler kids (around 7-12) will just sit around on the road and other people's area," and "inappropriate" spray-painted messages on the road that have persisted for "years." This points to potential issues with supervision and community standards.
Confusing Lot Numbers: The mixed-up lot numbers are a practical inconvenience, making it "so confusing for people who don't visit often to find our trailer."
Questionable Residents and Stray Animals: The mention of a "dumpster fire" and "questionable people," along with stray "armadillos (or possums)" and "cats" (many with leukemia), suggests potential concerns regarding community safety, resident behavior, and animal welfare.
These contrasting perspectives—a general positive overview versus detailed negative resident experiences—suggest that while the park maintains a clean appearance, individual living conditions and community dynamics might be inconsistent or challenging for some.

For residents of Louisiana, particularly those seeking a mobile home living option in the Calhoun area, Deer Run Community presents a mixed but potentially suitable choice, especially for those prioritizing affordability and certain basic conveniences. Its suitability for locals depends significantly on individual priorities and expectations, as evidenced by the varied feedback.
On the positive side, the community's consistently noted "clean and well kept" appearance, combined with a generally "quiet" environment, offers a peaceful backdrop for daily life. For locals who prioritize a tidy and serene residential setting, Deer Run delivers on these fundamental aspects. The presence of a playground is a clear benefit for families with younger children, providing a dedicated space for recreation within the community.
Moreover, the park's location offers practical advantages for local residents. The immediate proximity to local stores for quick necessities and, notably, the fire department right next door, provides immense convenience and a strong sense of security. For those with transportation challenges, the walkability to nearby stores is a valuable asset, making daily errands more manageable. The offering of "brand new home" from UMH Properties, Inc., with their focus on affordability and modern features, can be very appealing for locals looking for a cost-effective path to homeownership or a comfortable rental solution in a new or updated manufactured home.
However, it's crucial for locals to carefully weigh the positive attributes against the detailed concerns raised by a current resident, including issues with home quality (pre-existing damages, weak walls, pest entry points), potentially high rent, and concerns regarding eviction reasons and community behavior (unsupervised children, inappropriate graffiti, "questionable people"). For families looking to "raise kids" or those seeking a "good place to stay for a long while" with "special memories," these detailed points suggest that the lived experience might not align with a uniformly positive image.
In conclusion, Deer Run Community could be suitable for Louisianians who prioritize a clean, quiet, and affordable living space with convenient access to basic amenities and emergency services, particularly if they are considering purchasing one of the newer manufactured homes. However, it is essential for prospective residents to conduct thorough due diligence, including a personal visit, detailed inquiries about home conditions and lease terms, and perhaps speaking with current residents, to ensure it aligns with their specific needs and expectations for a long-term home in Calhoun.

June 29 · Michelle KirklandHi, I'm a kid in this trailer park and I really wouldn't recommend moving here unless you don't have much choices. The rent is too high and the eviction warning reasons are really stupid, my mom recently got one because we had damages and holes in the walls.. and while i admit a few of them are from my batshit crazy brother the majority was already there when we moved in. For example, there was and still is a hole underneath the floor boarding or whatever it's called and a hole behind the back bathroom toilet that allows rodents and insects to come in during the cold months. The walls are also weak and will probably break if you lean on them because the exact thing happened to me and when they replaced some of our walls after various complaints, the color was even a whole different shade than the original which I know is a bit of a stupid thing to include but still. also the littler kids (around 7-12) will just sit around on the road and other people's area. I'm not gonna call it a lawn or anything else because it's barely enough for my SMALL dog to walk around when she goes outside. A victim of this is my friend which I will not name but they have a pretty decent amount considering theyre on a curve and every time i go over to their house to hang out I have to avoid random groups of kids just sitting on her grass and its super awkward. The lot numbers are also so mixed up and I don't even understand how or why, it just makes it so confusing for people who don't visit often to find our trailer. There was also a recent dumpster fire and we (yes my family specifically) had to call the fire department to put it out, so there's definitely some.. questionable people here. speaking of the fire department though, it is convenient that they're right beside the trailer park along with about 2 different stores where you can get little snacks, but the Calhoun groceries are a little expensive so I'd recommend that other one across from it if you went to either but i havent been to it in a while so im not 100% sure. But again, it is convenient how close those things are and since I have trouble with transportation and I have to walk up there, it only takes about 10-15 minutes I think if you're on the shorter side and a slow walker. There's also a pretty good handful of armadillos (or possums I don't remember exactly) and stray cats, but sadly the cats mainly have luchemia. Back to the problems though, there's this kid from the school the majority of the trailer park goes to and I'm pretty sure he's the one that spray painted those messages on the road, I forgot specifically what they said but theyre super inappropriate and have been there for years in a row, not even joking! I've been here since 2020 and Im pretty sure he's re-spray painting them every once in a while so they don't fade away. You don't have to fully believe me or anything since my memory isn't really the best and I'm a simple teen (possibly being nuero divergent or on the spectrum of autism ;^_^) but do know that this isnt the best place to go if you have a pretty decent amount of money and youre looking for a good place to stay for a long while or trying to raise kids, there isnt much good things to happen for special memories for little kids
December 03 · aylaThis was a nice trailer park when it first opened, but those days are gone. And not the safest place to be. I definitely wouldn't try to raise a family there!! In my opinion the rent is way to high & there seems to be no rules enforced.
