Mobile home parks offer a distinct residential experience, allowing individuals and families to own their home while leasing the land, often at a more accessible price point than traditional housing. At Davis Creek, we aim to provide a living environment that balances the practical needs of residents with the desire for a communal atmosphere. As you consider your housing options in California, understanding the specific characteristics and community dynamics of places like Davis Creek is key to finding a place that truly fits your lifestyle and budget.
Davis Creek is strategically located at 500 Artis Ln, Davis, CA 95618, USA. This address places the mobile home park in a convenient and accessible part of Davis, a city renowned for its connection to the University of California, Davis. The park’s location ensures residents are within reasonable proximity to essential services, local amenities, and the lively cultural scene that defines this university town. Residents can easily access grocery stores, dining establishments, retail outlets, and healthcare facilities. Furthermore, Davis offers excellent connectivity to the broader Northern California region. Major transportation arteries, including Interstate 80, are readily accessible, providing straightforward routes to major metropolitan centers such as Sacramento to the east and the expansive San Francisco Bay Area to the west. This makes Davis Creek a practical choice for commuters or those who enjoy exploring the diverse attractions of California. The balance of local convenience and regional accessibility makes the park's location a significant benefit for its residents.
Mobile home parks typically provide a set of core services centered around lot rentals and the maintenance of communal infrastructure. At Davis Creek, while resident experiences can vary, the fundamental services available to residents include:
- Lot Rental: Residents lease the specific plot of land where their mobile home is situated. This is the standard operational model for mobile home parks, enabling individuals to own their manufactured home while benefiting from managed common areas.
- Utilities Access: Basic utility connections, such as water, sewer, and electricity, are provided to each lot. Residents are typically responsible for their individual usage bills.
- Internet Connectivity: It's important for prospective residents to note that, according to feedback, there is "no hardwired internet" available in the park. Residents are advised to "use 5G" for their internet needs, indicating that mobile data is the primary source of internet access. This is a crucial consideration for individuals who rely on stable, high-speed wired internet for work, study, or entertainment.
- On-Site Management: Mobile home parks generally have on-site management or a dedicated office to handle resident inquiries, lease agreements, and community rules. Feedback regarding management at Davis Creek is mixed, with some describing the manager as "great," while others mention "terrible management and slow responses," and allege being "taken advantage of and overcharge for things that never happened." This suggests that prospective residents should engage directly with management to assess responsiveness and transparency.
- Community Maintenance: Maintenance of common areas, roads (though some residents imply a focus on individual responsibility for security), and shared facilities (if any beyond the residential lots themselves) falls under the purview of park management.
Davis Creek Mobile Home Park presents a unique set of features and highlights that shape the living experience for its residents. These aspects are important considerations for anyone contemplating a move to this community.
- Affordability in Davis: A primary and undeniable highlight of Davis Creek is its affordability. Residents explicitly state that there "isn't really anyplace else near Davis that is this affordable." In a city with a notoriously high cost of living, this aspect makes the park a crucial option for budget-conscious individuals and families.
- Community of Diverse Backgrounds: The park is acknowledged as a place where "poor people here, we live hard lives." This indicates a community where residents from various walks of life, possibly facing economic challenges, find an affordable place to live. This can foster a unique sense of camaraderie or shared experience.
- Emphasis on Personal Responsibility for Security: Regarding security, a review highlights the importance of personal measures, stating, "buy a U lock. Cable locks are useless, that's on you bruh." This suggests that while basic security might be in place, residents are encouraged to take personal responsibility for securing their belongings, particularly bicycles, which are common in Davis.
- Managerial Perception: Feedback on management is notably split. One review praises the "manager is great" and defends her role, indicating a positive relationship with some residents. Conversely, other reviews describe "terrible management and slow responses," alleging "shady" practices like "overcharge for things that never happened" and difficulty contacting staff. This dual perspective is a critical feature to investigate.
- No Hardwired Internet: A significant technical feature is the absence of "hardwired internet." This means residents must rely on cellular data services (like "5G") for their internet needs. This might be a considerable inconvenience or additional cost for those accustomed to or requiring a stable, high-speed wired connection for work, study, or entertainment.
- Risk Assessment for Renting: The most strong negative feedback explicitly warns, "Stay far away! Not Worth the rent, or stress. Terrible management... Very shady place be careful!!... Rent at your own risk." This strongly worded caution from a former resident advises extreme caution and suggests that potential renters should be prepared for potential challenges.
- Alternative Housing Option: Despite its challenges, the park fills a critical niche by providing one of the most affordable housing options in the Davis area, making it an essential consideration for those with limited budgets.

For California locals, particularly those in the Davis area navigating a challenging housing market, Davis Creek Mobile Home Park stands out primarily for its affordability. In a region where housing costs can be prohibitive, the park offers one of the most budget-friendly options, making it a critical consideration for students, low-income individuals, or anyone seeking to minimize their living expenses. Its location in Davis provides convenient access to UC Davis, local amenities, and regional transportation, which are significant draws. However, prospective local residents must approach Davis Creek with a clear understanding of the mixed feedback regarding management responsiveness, potential issues with "shady" billing practices, and the lack of hardwired internet, requiring reliance on mobile data. The strong warnings from some former residents about potential "stress" and being "taken advantage of" underscore the importance of thorough due diligence, including direct communication with management and perhaps speaking with current residents before committing. For Californians prioritizing extreme affordability and a central Davis location above all else, and who are prepared to navigate potential challenges with management and limited amenities like internet, Davis Creek could be a suitable, albeit risky, option for finding a place to call home. It fills a unique niche in the local housing landscape for those with very specific needs and tolerances.

This place is fine. The manager is great. She is correct, it is not her job to represent real estate listings she has nothing to do with.Don't live in a trailer park if you don't want to live in a trailer park. There are poor people here, we live hard lives, and there isn't really anyplace else near Davis that is this affordable. No, there is no hardwired internet. So use 5G. All you kids are basically only on your phones anyway. Also, buy a U lock. Cable locks are useless, that's on you bruh.

Aug 15, 2024 · Oscar LeonI called office management to ask a few questions about a home that was for sale in the park. It was a woman who was very rude and basically yelling through the phone not to contact her and to contact the listing agent for an application. She kept yelling the same thing over and over and I couldn't get a word out. I don't get why she couldn't just answer a couple yes or no questions that I had. She definitely scared away a potential buyer! I feel bad for anyone who has to deal with that lady!
Nov 07, 2023 · Gabrielle MasinasGood place to live, nice apartments, decent neighbors. The manager is tough, but excellent. I've been here for 3.5 years and have had no issues. Unfortunately the available internet *sucks* (AT&T) and the train passing by can be loud (this is a Davis-wide problem). Would recommend for a new family or college student that wants to be away from all the noise of downtown. Super quiet.
Jan 18, 2021 · Michael SantiagoI have been living here now for just over three months and I'll say my experience has been absolutely horrible: bad neighbors who wake up early in the morning to yell and scream on their porch; multiple attempts at bike theft until they are successful; workers chilling smoking cigarillos and leaving the buts on your porch. To all my fellow people that may be interested in living in this neighborhood, you have been warned. Oh, and did I mention your choices for internet here is between slow or slower.
