Worst place I have ever lived! There is no real management or anyone to help you, the owner is barely around and when he is around he is very verbally abusive towards his tenants, workers (when there is one) and even the tenants company. There are so many things wrong with this place and one of those being roach infested and offering no help to control or get rid of them. Another issue is black mold among other mold issues. They will take your money but they won’t fix anything. I had many holes in my home, mold, roaches, broken shower and tub and they wouldn’t do anything at all to fix it. They basically just said oh well and hope you don’t fall through which brings me to another issue.. if the owner don't like you or if you call code enforcement on him he will find a way to get you evicted even if that means jacking your rent up so he knows you can’t pay it. They run a bobcat and make noise constantly in the park even on holidays and weekends and have no remorse or courtesy for anyone. Living there you feel like you would be better off being homeless and living in a box. They have many stray cats, possums, and armadillos with diseases but they wouldn’t do anything about them.The cats and other animals would cause holes in the AC bags and then you would have to breathe that filth in. All and all this is NOT a place to even think about living, you would be better off staying in a hotel, seeking a homeless shelter, or even just staying homeless. One last thing, believe the other negative reviews on this place because none of us that have left bad reviews are lying one bit on how bad this place is. If I could give this a triple 0 star I would.
Jun 10, 2025 · InsaneClownAs far as the park goes, it's a decent place. Quiet tenants, most homes are in good shape. But as far as the owner and management, best to not waste your time or money. He won't fix anything until absolutely necessary. If you complain he'll just tell you to leave. There's no maintenance worker or anyone to call if there's an emergency. He charges way too much for late fees. He never returns a security deposit, he'll jack up the charges so he doesn't have to pay it because it doesn't sit in a separate account like they claim. If he suddenly decides he doesn't like you for whatever reason he'll just kick you out. Not good people to deal with.

Another tenant put there hands on me and the landlord did nothing to help the situation.. the slumlord will go weeks before fixing anything and God forbid something stops working because you will have to pay to fix it. I lived here for 4 years and I was never late or missed any payments but constantly got eviction notices just because the slumlord is in a bad mood. I 100% recommend finding somewhere else to stay.. I am so sorry for anyone that has to deal with this man..
Jan 11, 2024 · Kayla SwintWater always shut off without a notice. the manager is nice but doesn't really tell you what's going on. we had to spray for bugs at least three times with ACTUAL professional bug spray because the park did not do it correctly and now they are finally starting to go away but we are moving because the water is constantly off and I have a 3 month old. We have also caught our door unlocked after weve been on vacation(we made sure it was locked) so we know someone was inside our home. The previous manager just up and left, leaving maintenance as our manager. This park sucks. Would never recommend.
May 16, 2017 · Sky MullenWater gets turned off for hours, no one notifys why it's being turned off. Manager of the park is really nice but only seems to tell you what you want to hear. Most of the trailers are old and infested with bugs. Manager always changes time schedules when it's convenient for her for others to pay rent, when it seems like she does nothing but sit at home all day. All of my furniture and belongings is being destroyed by bugs, if it wasn't for that I'd stay here longer.
