First off, we really liked the fact that this place is in the woods/hills. The spots are spacious with lots of grassy areas in between each one, so it offers more privacy.Lots of wildlife to see.There is a very nice bath house and laundry available.Manager, Rachel is very friendly and helpful.The only reason I gave this place 4 stars is because of the location...sadly, it is right next to a landfill, and in my opinion, this is the main downfall.With that being said, it doesn't smell terrible all the time, only when the wind blows a certain way.And the noise from the trucks can get loud.The only other issue was that the grass/weeds needed to be tended more often.Overall, we liked it and will go back.

As you drive in off of route 40 the hills are beautiful and the ranches extending over hills and valleys. Rachel is a great property manager and is always responsive and always wanting to fix whatever the situation. We came for a month and stayed 8 months because the great things about this ranch outweigh the minuses.The ranch is great if you like a laid back lifestyle, have dogs, like a brand new free laundry room, a cool ranch style bath house, and quick access to groceries and what ever you need at Walmart and about 8 miles off route 40. Also if you come, you will find that the park doesn’t show up on maps correctly, it is down the quiet street behind the sheriffs department and signs direct you back to the ranch perched on a hill and down in a valley. So it is a perfect bugout location for campers with trailers!I have found that issues always come up when you travel, it is how they are handled that is important and Rachel always works to solve every issue to my satisfaction. Someone mentioned Rachel’s outfit, she doesn’t wear any KOA yellow and brown, just normal clothes. She is often out mowing and weed whacking and I would cut her slack if you don’t get greeted in a polo and khakis! She is accessible after hours and I don’t need her to dress for me!Here are pictures of the grounds and Carthage area
Aug 17, 2024 · Ann R-AThis is a brand new campground and as such it's going to have some teething problems. 😬 I did hear some horror stories about prior entitled residents taking advantage. 😡 They are all gone now. Along with their less than desirable RV units. Of the 20 or so that were there during my stay only a couple were on the verge of aging out. 🤫 All of the other ones were either brand new or only a couple of years old.I can imagine how expensive and time-consuming it is to carve a campground out of a mountain side. All the plans and the layout of the electric ⚡ and the 💦 and permits and inspections 🧐This particular campground has sewer💩 every site as well!The bath house is wonderful with private bathrooms and showers. It is rather cold inside though. 🥶 Probably very nice on a hot day but not so nice after a evening shower.The bath house needs a designated walkway so you don't have to go through one of the campsites to get to it 🫢I was inconvenienced to learn that the bath house auto locks at about dark. So it is not open at night. However being out at night I noticed that they have street lighting!💡 And even this was tastefully thought out beforehand. It's just enough light. It's shining downward on the street. It doesn't shine in anybody's camper 😳Of course this is the advantage to building something now with all the new types of lighting to choose from. These lights also don't seem to attract a lot of bugs.🦟🐝Also have brand new complementary washers and dryers!🧺 This is a fantastic perk. It is wonderful to have a full size washer with a full cycle. 🙌🏻Finally I can get in my sheets and blankets and pool towels washed.I'd like to see them put in a designated pet washer because in my experience people with pets ruin the washing machines! 😖I did not experience any odors while visiting either from the landfill or the nearby run off from the mine. There is only one campsite that is adjacent to the runoff holding area and it has a seasonal camper on it already so that shouldn't be a problem. It was raining a lot when I was there so it was cool instead of hot and muggy. I didn't notice anything from the landfill.It's a small property and has two loops. A mountain area and a valley area. The sites are almost level, at least in the mountain area. They lost a lot of trees🌲 in the storms recently.😐 They've come a long way and of course they still have more to do. The manager is wonderful. 😃Rachel.The number of signage and redundancy is a bit disconcerting 😵but this must be left over from the initial group of undesirables.🤨 If you have to put up a sign that says bring your own toiletries on every bathroom door and also mention bring your own TP I'm going to guess that they won't know what toiletries or TP mean?🤯 That's redundant anyway. TP🧻 is a toiletry.👨🏻🏫This is the first time I've seen a mouse-eared🐭 deer! 😳 They are a lot more elusive than the whitetail deer 🦌 that just wander around.I noticed one cabin in the wooded area 🪵adjacent to the valley area. It looks cute but rather small. I'm sure they're going to put more in because those are a good income 🤑This is a nice quiet place to stay for a few days or a week. 🥰 It's conveniently located just off I-40, and only about 2 mi from a Super Wally World 🤩

The bathhouse and laundry area was always kept clean and in order . The wildlife in the area was definitely a bonus to the stay . We will definitely stay there agin in the near future

Standard clearance is 14 feet.There is no host.There is no map to guide the driver.The site looks NOTHING like what is shown online.There is a steep deeply rutted hill with barely enough wheel track for a Class A motorhome.The site map @ Campspot has no site numbersThe sites are extremely poor condition with deep ruts and weeds everywhereI received an email switching us to 27 from 26. Good thing, there is no 2627 had ZERO power on the pedestal. I have a 240 meter and polarity checker. Both meteres read ZERO.As 28 was empty, I checked its power which was good. However the water spigot released no water and the sewer inlet is half broken preventing a secure connection.In short, this 'campground' is a far cry from minimum requirements.We did not stay.
