This address places the manufactured home community in the picturesque town of Hamlin, situated in Monroe County, New York. Hamlin is known for its serene environment, characterized by open spaces, farmlands, and proximity to the scenic Lake Ontario. Residents of Creekside of Hamlin can enjoy the tranquility of their immediate surroundings while benefiting from reasonable access to local services and attractions. The town of Hamlin itself provides essential amenities such as local shops, grocery stores, and community facilities, ensuring that daily needs are met without extensive travel. The presence of family and friends in Hamlin, as mentioned by one reviewer, suggests a strong community network within the area.
For broader access and expanded opportunities, Creekside of Hamlin offers excellent connectivity to the greater Rochester metropolitan area. Rochester, a major city in Western New York, is typically within a 30-40 minute drive, providing a wide array of employment opportunities, higher education institutions, extensive shopping centers, diverse dining options, and cultural attractions. This proximity makes Creekside of Hamlin an attractive option for those who work in Rochester but prefer a quieter residential setting.

Creekside of Hamlin, as a manufactured home community, provides the foundational services necessary for residential living, primarily focusing on lot leasing and essential infrastructure. However, resident reviews highlight significant concerns regarding the consistency and quality of some of these services, particularly in relation to communication and sales practices.
- Lot Leasing: The core service offered is the lease of individual home sites. Residents own their manufactured homes and pay a monthly lot rent to Creekside of Hamlin. This covers the use of the land and access to the community's infrastructure.
- Utility Access: The park provides the necessary hookups for essential utilities, including water, sewer, and electricity connections, to each home site. Residents are typically responsible for their individual utility bills, such as electricity, heating, and internet.
- Community Management and Office Staff: A reviewer noted that the "office staff is great," and another stated that the "maintenance crew is fantastic." This positive feedback suggests that day-to-day operations and responsiveness to common issues are generally well-regarded by some residents. The maintenance crew's proactive action, such as plowing a driveway during a snowstorm for a resident who was away, highlights a level of care and helpfulness.
- Maintenance Crew Services: Beyond plowing, the "fantastic" maintenance crew is likely responsible for general upkeep of common areas, internal roads, and possibly addressing certain infrastructure issues within the park. This direct service contributes to the overall cleanliness and functionality of the community.
- Family-Friendly Environment: The community is described as a "fantastic community to live in" and a "very family friendly environment," implying that the park fosters an atmosphere conducive to families. This could include aspects like safe common areas, quiet surroundings, and potentially events or facilities that cater to families.
- (Reported) Sales and Communication Issues: A very detailed negative review highlights severe problems with the sales and communication process. This included:
- Misleading Information: Being told "multiple times we would have absolutely no problems getting in" despite later denial.
- Deposit Mismanagement: A deposit being placed on one specific trailer, only for it to be "SOLD" without direct notification, and the deposit apparently transferred to a "completely different trailer that wasn’t even finished being built."
- Lack of Follow-up: A salesperson being deployed to the army, leading to a breakdown in communication and no follow-up on the initial application process.
- Unexplained Denial: A highly qualified applicant (a Registered Nurse making "very good money") being denied residency due to "student loans," despite teenagers with retail jobs reportedly being approved. This raises significant concerns about the transparency and fairness of the application process.
- Unresponsive "Sales People": The process being described as a "very bad experience working with them" and a "rough road trying to get into creekside."
While some residents praise the general staff and maintenance, the severe issues reported with the sales and application process are a critical aspect of the services offered, and prospective New York residents should approach these with extreme caution and seek direct, verified information.
Creekside of Hamlin offers a mix of appealing features inherent to manufactured home communities, alongside significant reported challenges related to its management and application process. Understanding both sides is crucial for any New Yorker considering this community.
- Affordable Housing Option: One of the primary highlights of Creekside of Hamlin is its potential to provide a more affordable pathway to homeownership or long-term rental in the New York region. Manufactured homes often represent a more accessible price point compared to traditional housing, allowing for potentially lower monthly costs and increased financial flexibility.
- Quiet, Rural Setting: Located in Hamlin, the community benefits from a peaceful environment, away from the constant activity of more urban areas. This offers residents a tranquil place to live, appealing to those who appreciate open spaces and a slower pace of life.
- Proximity to Hamlin Amenities and Rochester: Despite its rural feel, Creekside of Hamlin offers convenient access to local shops and services in Hamlin. More significantly, it provides a reasonable commute to Rochester, offering a wide array of employment, educational, shopping, and entertainment opportunities. This balance of quiet living with urban access is a key draw.
- Family-Friendly Environment: The community is described as "very family friendly," suggesting an atmosphere conducive to raising children. This could imply safe common areas, a welcoming neighborhood, and perhaps organized activities or spaces for families, although specific amenities beyond general "community" aren't detailed.
- Highly Praised Maintenance Crew: A notable positive highlight is the "fantastic" maintenance crew, recognized for their responsiveness and proactive help, such as plowing driveways during storms. This indicates that the physical upkeep of common areas and resident support for practical needs are well-managed.
- Positive Office Staff Interaction (for some): One reviewer explicitly mentions that the "office staff is great," suggesting that routine interactions with some administrative personnel are positive and helpful.
- Beautiful Homes and Community (Aesthetic Appeal): Despite negative experiences with the application process, one reviewer explicitly stated, "they are absolutely beautiful homes in a beautiful community." This highlights the aesthetic appeal and quality of the manufactured homes themselves, and the general visual appeal of the park.
However, it is absolutely essential to present the significant and severe negative experiences reported, as these directly impact the viability and suitability of the community:
- Highly Problematic Sales and Application Process: The most prominent negative highlight is the detailed account of severe issues during the application process. This includes:
- Misleading Assurances: Applicants being told they would have "no problems getting in" but facing denial.
- Deposit and Home Mismanagement: A specific home, for which a deposit was placed, being sold to someone else without proper notification, and the deposit allegedly being transferred to a different, unseen home.
- Lack of Communication/Follow-up: A critical breakdown in communication, attributed to a salesperson's deployment, leading to confusion and unresolved issues.
- Unexplained and Perceived Unfair Denial: The denial of a highly qualified applicant (RN with "very good money") for student loans, while reportedly approving others with less stable employment, leading to accusations of an illogical and devastating decision. The "decision is very clear you are denied there’s nothing you can do" response is noted as particularly unhelpful and dismissive.
These negative highlights suggest a significant disconnect between the physical beauty of the homes/community and the administrative processes, particularly for prospective residents. Any New Yorker considering Creekside of Hamlin must place paramount importance on investigating these reported sales and communication issues.
Based on the provided information, Creekside of Hamlin does not explicitly advertise any ongoing promotions or special offers for new residents. Manufactured home communities typically focus on long-term lot leases, and direct incentives often come from individual home sellers within the park or through third-party financing options, rather than blanket promotions from park management.
Given the detailed negative review regarding the application process, including issues with deposits, homes being sold, and unexpected denials, it is highly unlikely that the park is actively promoting special offers. The focus, from the perspective of potential residents reading such feedback, would be on ensuring a smooth and fair application process, rather than seeking financial incentives.
However, for New Yorkers exploring manufactured housing in general, some broader possibilities for financial assistance or offers might come from:
- Third-Party Financing: Lenders specializing in manufactured home financing may offer various loan products or terms that make purchasing a home more accessible. These are independent of the park's direct offers.
- Seller Incentives: If purchasing an existing manufactured home from a private seller within Creekside of Hamlin, the seller might offer price adjustments, inclusion of certain appliances, or other concessions to facilitate a quick sale. These are negotiated directly between the buyer and seller.
- New Home Dealer Offers: If new manufactured homes are being brought into the park for sale by a dealer, that dealer might offer their own incentives, such as discounted pricing or bundled appliance packages.
It is absolutely crucial for any New Yorker considering Creekside of Hamlin to prioritize direct and thorough communication with the park management and any sales representatives. In light of the reported issues, prospective residents should:
- Demand absolute clarity and transparency regarding any available homes, their status, and the application process.
- Obtain all agreements and financial terms in writing before committing any deposits or personal information.
- Ask direct questions about the sales process and how potential issues (like a home being sold from under a deposit) are prevented or resolved.
- Inquire specifically about their criteria for denial, especially concerning income, credit, and student loan debt, to ensure it aligns with expectations and seems reasonable.
Focusing on a clear and reliable application process, rather than unadvertised promotions, should be the primary concern for anyone considering residency at Creekside of Hamlin given the existing public feedback.
For those interested in learning more about Creekside of Hamlin, inquiring about current home availability, or discussing lot leases, the primary contact information is as follows:
- Address: 1 Farmingdale Dr, Hamlin, NY 14464, USA
- Phone: (585) 964-2434
- Mobile Phone: +1 585-964-2434 (This number is typically the same as the main phone for convenience)
When contacting Creekside of Hamlin, especially given the detailed feedback from a past applicant, prospective New York residents are strongly advised to approach the conversation with specific questions and a focus on clarity. It is recommended to inquire about:
- The current lot rent and a clear breakdown of what services are included.
- The precise application process, including expected timelines and what documents are required.
- The criteria for application approval, especially concerning income, credit history, and any specific financial considerations like student loans.
- A clear explanation of how deposits for homes are handled and the protocol if a chosen home becomes unavailable after a deposit is placed.
- The current availability of manufactured homes for sale or rent within the park.
- The park's official policies on pets, including any breed restrictions or fees.
- How the park handles communication, particularly regarding important updates or changes in application status.
Direct and persistent communication, along with obtaining all critical information in writing, will be essential for any New Yorker navigating the application process at Creekside of Hamlin.
For New Yorkers considering manufactured home living, Creekside of Hamlin in Hamlin, NY, presents a mixed but potentially appealing proposition. While offering a number of inherent advantages associated with manufactured home communities, it also comes with significant reported challenges in its application and sales process that potential residents must carefully consider.
On the positive side, Creekside of Hamlin offers a genuine opportunity for more affordable housing in Western New York. In a state where housing costs can be substantial, manufactured homes often provide a more accessible entry point to homeownership or stable long-term rental. This can allow New Yorkers to manage their finances more effectively, potentially freeing up resources for other life goals or a higher quality of life. The beautiful homes and attractive community aesthetics mentioned by a reviewer highlight the tangible appeal of the residences themselves.
Furthermore, the community's location in Hamlin provides a desirable balance for many New Yorkers. It offers a tranquil, rural setting away from urban congestion, appealing to those who value peace and quiet. Yet, it maintains reasonable accessibility to local amenities in Hamlin and, crucially, to the wider Rochester metropolitan area. This means residents can enjoy a serene home environment while still having access to abundant employment opportunities, diverse shopping, dining, and cultural attractions within a comfortable commute. The presence of a "fantastic maintenance crew" who are proactive and helpful (as seen in the snow plowing example) also indicates a commitment to residents' comfort and safety, which is a significant plus. The community is also described as "very family friendly," making it suitable for those raising children.
However, it is absolutely paramount for any New Yorker considering Creekside of Hamlin to acknowledge and thoroughly investigate the serious issues raised in the detailed negative review. The reported problems with the sales process, including miscommunication, homes being sold after deposits, and seemingly arbitrary denials, present a significant concern. Such experiences can lead to considerable stress, financial uncertainty, and disappointment, as highlighted by the reviewer's "very bad experience all around."
Ultimately, the suitability of Creekside of Hamlin for a local New Yorker will heavily depend on their willingness and ability to navigate these reported challenges directly. If a prospective resident can obtain clear, consistent, and reliable information throughout the application and sales process, and if current management can demonstrate that the communication and procedural issues have been effectively addressed, then the community's inherent advantages—affordability, pleasant setting, good location, and a helpful maintenance team—could make it a viable and attractive option for a home in Western New York. Without such rigorous due diligence and a positive, transparent experience during the initial engagement, the risks outlined in the negative feedback are substantial and should be carefully considered.

Creekside of Hamlin Reviews
Since november we’ve been in contact with creekside. It’s been a longg road. So i’ll start from the beginning. My mother and I live in the city. We have family and friends in hamlin and used to live there. Me personally have always felt like home there. So, me and my mom made a plan. Her friend had been looking for a place to live, we wanted to move, so we got in contact with him and decided to lease our house out to him. Now creekside wouldn’t let us apply for a trailer until our house was leased out. It was about the middle of March maybe early march when the lease was officially signed and done. It’s now beginning of April and we have to be out of our house by May 1st. Creekside knew about our situation months ago. Different people from creekside told us multiple times we would have absolutely no problems getting in. We were so very excited. Told all my friends and family. Went to visit a bunch of trailers multiple times. Now, a few months ago we had decided on a trailer. We put our deposit on one. Then a few months later (as of last month) we hadn’t received any news back from one of the creekside sales people we had been in contact with the whole time. We get a call from someone else asking if we would still like *completely different trailer that wasn’t even finished being built that we had never seen before* we were confused considering that’s not what we put our deposit on. Come to find out our trailer was SOLD. Yep. Because the guy we were in contact with was deployed to the army and had been contacting us occasionally acting as if he was still working on us getting in when we have no idea where he is. We found the perfect place. We fell in love with you. It was in the perfect location perfect for our dogs. So, we ended up giving the trailer we had never seen before that the guy put our deposit down on a look. We actually liked it way better. So my mom applied for it and got denied. For what you might ask? Student loans. My mother has been working so very hard for MONTHS 13 hours 5 days a week. She makes very good money to the point you would ask, why move into a trailer if you make that much? It made no sense. And it was devastating. I’ve been hoping and praying we somehow get approved for it. If you can let teenagers move in with gas station/retail store jobs move in, but you can’t let a RN move in? Now, absolutely no judgment on absolutely anybody who works those jobs. But she’s a very accomplished woman with a very good work ethic and is so passionate. And all she wanted was a better life for us. My sick stepdad lives 2 minutes down the road. It was going to be perfect. I really am disappointed in creekside. It was a very bad experience all around. From our trailer we had our deposit on getting sold, to getting denied for no good reason. She sent them all the info they needed and she was followed up with “our decision is very clear you are denied there’s nothing you can do” something along those lines don’t mark my words. Overall, very bad experience working with them. I hope people have better experiences in the future because they are absolutely beautiful homes in a beautiful community. Thank you for reading and i mean no harm in writing this. Just want to warn you it may be a rough road trying to get into creekside.
Apr 04, 2025 · Anna WhiteFantastic community to live in. Very family friendly environment. The office staff is great and maintenance crew is fantastic. I was gone during a major snow storm and the maintenance crew plowed my driveway for me before I came back home so I wouldn’t get stuck in the middle of the road.

Apr 10, 2025 · Omar GuerreroPoor maintenance of roads. Driveways need to be fixed. Gone down hill since I moved in over ten years ago. Used to be so nice. The plus I have some awesome neighbors!
Mar 04, 2025 · purplegirl sAs the owner of a cleaning company, I have had the pleasure of working alongside many community home managers and maintenance teams, and I can confidently say that this team stands out. Their professionalism, attention to detail, and dedication to maintaining the community's well-being are second to none. Chris, Eric, and Keanu consistently go above and beyond to ensure that both the residents and the property are taken care of.
