This overview aims to provide factual information about Country Oaks Mobile Home Park, drawing from its stated purpose and publicly available feedback, to help prospective residents in the Texas region make informed decisions.
Understanding the specific characteristics of any residential community, including its management, amenities, and resident experiences, is crucial. This article will outline the publicly available details about Country Oaks Mobile Home Park, located in Fort Worth, to give locals a clearer picture of what to expect from this community.
Country Oaks Mobile Home Park is a residential community located in Fort Worth, Texas, designed to provide manufactured home living options. As with many mobile home parks, it offers lots for residents to place their homes, aiming to create a community environment. The park's official description suggests it provides a "quiet, well-established" setting with "huge lots" and "lawn care included," and is an "all ages community" that is "pet friendly." It markets itself as offering a balance between peaceful living and convenient access to recreational activities, including a nearby lake, shopping, and highway access.
However, it is important to note that recent public reviews reflect significant concerns among some residents, particularly since a change in ownership. These concerns primarily revolve around management responsiveness, utility issues (specifically water quality and supply), and communication, contrasting sharply with the positive aspects typically sought in a residential community. This article will strive to present a balanced view, based on available data, to assist local Texans in their housing considerations.
Country Oaks Mobile Home Park is situated at 6452 Nine Mile Bridge Rd trlr 77, Fort Worth, TX 76135, USA. This address places it in a part of Fort Worth that offers a blend of suburban peace and accessibility to the wider metropolitan area. Fort Worth is a major city in North Texas, known for its distinct Western heritage, cultural attractions, and a growing economy.
The park's location on Nine Mile Bridge Road suggests proximity to routes that would connect residents to various parts of Fort Worth and the surrounding communities. Its marketing highlights "easy access to highway 199," which would facilitate commutes to work, educational institutions, shopping centers, and recreational spots. For locals, this means having the potential benefit of a quieter residential setting while still being relatively close to the urban conveniences and job markets of a major Texas city. While public transportation options vary by specific location within Fort Worth, having easy access to main roads is typically a key factor for residents in manufactured home communities.
Based on the general model of mobile home parks and information from their official presence (where available), Country Oaks Mobile Home Park typically offers a range of services foundational to manufactured home community living. These commonly include:
- Lot Rentals: The core service involves providing rental lots where residents can place their owned manufactured homes.
- Utility Connections: Sites are generally equipped with hookups for essential utilities such as electricity, water, and sewer. Public reviews specifically mention concerns about the water system, with reports of random shut-offs and a "bleach smell" in the water, indicating it is likely provided by a private well system rather than public municipal water.
- Lawn Care: The park markets that "lawn care is included" for its residents, which can be a significant convenience.
- On-site Management: Official descriptions mention an "On-site Manager, ready to help." However, recent customer reviews contradict this, stating that management "never help out with any issues that arise," do not return phone calls, and "do not respond."
- Available Homes: The park website indicates they list "Available Homes," which could include new or newly remodeled manufactured homes for sale or rent on their lots. For example, listings have shown new 1-bedroom/1-bathroom Clayton homes or newly remodeled units.
- Pet Friendly: The park explicitly states it is "Pet Friendly," which is an important feature for many Texans with companions.
- Maintenance: While the park aims to maintain its community, customer reviews express dissatisfaction with the responsiveness to issues, stating a desire for management to "fix the issues" rather than focus on "new driveways."
- Online Presence: An official website exists for inquiries and potentially viewing available homes.
- Quiet Community: The park positions itself as a "Quiet, Well-established Mobile Home Community," appealing to those seeking a peaceful living environment. However, this is based on their promotional material and should be considered alongside recent resident feedback.
- Large Lots: "Huge Lots" are advertised, suggesting ample space and privacy for residents, which is often a desirable feature in manufactured home living.
- Lawn Care Included: The inclusion of lawn care is a significant convenience that frees residents from external maintenance responsibilities.
- All Ages & Pet Friendly: The park welcomes residents of all ages and is pet-friendly, promoting inclusivity for families and pet owners.
- Convenient Location: Advertised as providing "the perfect balance of a quiet community and recreational activities" with "easy access to highway 199" and nearby lake access. This suggests opportunities for outdoor activities and convenient commutes.
It is crucial for prospective residents to also be aware of the significant concerns raised in recent customer reviews, which highlight potential challenges:
- Management Unresponsiveness: Numerous reviews indicate that management "never help out with any issues," "do not return their phone calls," and "do not respond," suggesting a serious lack of communication and problem resolution.
- Water Quality and Supply Issues: Residents report "water shuts off randomly" and has a "nice bleach smell, with ruined clothes after washing," indicating unreliable service and poor water quality that could cause damage and health concerns.
- Perceived Disregard for Resident Issues: Reviews suggest management prioritizes "money related issues" over addressing resident problems, leading to a feeling of being ignored.
- Negative Change Post-Ownership: Multiple reviews attribute the current issues to "the new owners," contrasting negatively with past experiences.
- Lack of Trust: Residents express a profound lack of trust, with statements like "they lie about a bunch of stuff."

For Texans considering a mobile home park in the Fort Worth area, Country Oaks Mobile Home Park is presented as a residential option within the manufactured housing market. Its advertised features, such as large lots, included lawn care, and an all-ages, pet-friendly environment, align with many desirable aspects of community living. The proximity to Fort Worth and its associated amenities, as well as easy access to Highway 199 and nearby recreational areas like a lake, could initially appear attractive to locals seeking convenience combined with a quieter setting.
However, it is absolutely essential for prospective residents to conduct extensive due diligence and consider the significant, negative feedback from current and former residents. The repeated complaints about unresponsive management, severe water quality and supply issues, and a perceived lack of care for residents' well-being cannot be overlooked. These are critical factors that directly impact daily living and financial stability. While the concept of affordable housing and a peaceful community is appealing, the reported realities raise serious questions about the actual quality of life at Country Oaks under its current ownership.
Locals should strongly consider visiting the park, attempting to speak with current residents directly, and thoroughly investigating all aspects of the lease agreement, utility provisions, and management's policies before committing. It is paramount to ensure that the living experience aligns with expectations and that any potential issues are fully understood and addressed. While the park's promotional materials paint an inviting picture, the detailed resident reviews suggest a starkly different reality that must be carefully weighed by any Texan considering making Country Oaks Mobile Home Park their home.

Country Oaks Mobile Home Park Reviews
Was alright before the new owners, they never help out with any issues that arise, they'll take your money and give you a call about ONLY money related issues. I'd like to see the old owners back back even they had the right idea about getting away from this place. Water shuts off randomly, then without notice will have a nice bleach smell, with ruined clothes after washing. Give a better water well system or go to public water. We don't care about new drive ways. Fix the issues. 10/10 would not recommend
