Country Manor Mobile Home Park Introduce
For many residents across Georgia, mobile home parks represent a unique and often more accessible pathway to establishing a home base within the Peach State. These communities can offer a distinct lifestyle, balancing affordability with a sense of neighborhood and a connection to local surroundings. In Georgia's diverse landscapes, from its bustling cities to its tranquil rural areas, mobile home parks cater to a wide range of needs and preferences, often providing a more flexible and community-oriented living solution than traditional housing markets.
In Allenhurst, Georgia, you'll find Country Manor Mobile Home Park. This park has a long history, with some residents having called it home for over a decade. It offers a "country setting" that can be highly appealing to those seeking a quieter, more relaxed pace of life. However, like any community, it has its dynamics, and understanding both its enduring qualities and its challenges is crucial for prospective residents. Let's delve into what makes Country Manor Mobile Home Park a notable, albeit complex, option for those considering mobile home living in Georgia.
Country Manor Mobile Home Park is located at 10765 Tibet Rd # 215, Allenhurst, GA 31301, USA. Allenhurst is a small town in Liberty County, Georgia, recognized for its peaceful, semi-rural character. A significant aspect of its location is its close proximity to Fort Stewart, one of the largest United States Army installations. This makes Country Manor Mobile Home Park potentially convenient for military personnel and their families, as well as civilians working at or otherwise affiliated with the base.
The park's address on Tibet Road suggests a setting that aims to provide a "country setting," as highlighted by a long-term resident. This implies a quieter environment, likely removed from the direct hustle and bustle of major commercial arteries. While Allenhurst itself is a smaller community, residents would typically rely on personal vehicles for transportation to access a broader range of amenities. Nearby Hinesville, a larger city in Liberty County, offers extensive shopping centers, diverse dining options, and various recreational facilities, ensuring that residents have access to necessary services. Furthermore, Allenhurst's location provides reasonable access to major highways, connecting residents to larger cities like Savannah to the northeast, offering additional opportunities for employment, specialized medical care, and entertainment. The overall accessibility allows residents to enjoy the tranquility of a country setting while remaining connected to urban conveniences.
Mobile home parks generally provide fundamental services that support the living arrangements of their residents. For Country Manor Mobile Home Park, based on general industry practices and insights from resident reviews, the following services would typically be expected:
- Lot Rentals: The primary service is providing space for manufactured homes, for which residents pay a recurring lot rent.
- Utility Connections: Standard hookups for essential utilities such as water, sewer, and electricity are typically provided at each lot. However, a significant concern raised by a long-term resident is that the water is "turn off...without notice for hours." This suggests potential issues with consistent utility service or communication regarding outages.
- Property Maintenance (Common Areas): Management is generally responsible for the upkeep of shared spaces and infrastructure within the park. One review notes "new trailers" being fixed by workers, but also mentions the presence of "abandoned trailers" and a generally "dirty" exterior, implying that overall property maintenance might be inconsistent or inadequate.
The provided reviews indicate significant issues that impact the perceived quality of services, particularly concerning water supply and overall property upkeep. The negative comments about management's conduct and perceived lack of care ("don't seem to care what they do or how they conduct themselves," "ignorance of the new park manager and crew") are critical for potential residents to consider.
Country Manor Mobile Home Park possesses certain features that appeal to a specific lifestyle, while also presenting significant challenges based on resident feedback.
Potential Features / Highlights:
- Quiet, Country Setting: A long-term resident explicitly states a love for the "quiet and the country setting." This is a significant draw for those seeking a peaceful, less urbanized environment for their home.
- Longevity of Some Residents: The fact that one resident has lived there for ten years suggests that for some, the park has provided a long-term home, implying a certain level of stability or satisfaction despite noted issues.
- Proximity to Fort Stewart: Its location in Allenhurst makes it convenient for military families and personnel working at the nearby Army installation, providing a housing option within a manageable commute.
- Potential for Improvement: One review notes, "things are getting better, but it's slow," which suggests an ongoing effort, however gradual, to improve the park's conditions.
However, it is critically important to address the significant concerns raised by multiple reviewers, which overshadow many potential highlights:
- Inconsistent Water Service: Frequent and unannounced water shut-offs for hours are a major point of frustration and inconvenience, severely impacting daily living.
- Poor Property Upkeep: Descriptions like "so many abandoned trailers," "condemned" appearance, "very dirty outside," and "they clearly don’t care about the property or the tenants" indicate a severe lack of general maintenance and aesthetics.
- Difficult Road Access: Concerns about driving into the place with a low car suggest unmaintained or damaged roads, posing accessibility issues and potential vehicle damage.
- Management Conduct and Responsiveness: Accusations of workers "smoking pot," management "ignorance," and a general "lack of care" and "honesty" in business dealings are deeply troubling. The sentiment that management "don't seem to care what they do or how they conduct themselves" points to significant dissatisfaction with leadership and service.
- Safety and Living Conditions: The presence of potentially condemned or dirty trailers raises serious questions about the overall safety and habitability of the environment for residents, especially concerning children, as one review mentions "possibility of this place being great to raise kids" but then questions the constant water shut-offs.
These negative aspects present a clear picture that while the setting might be appealing, the operational management and living conditions are significant concerns for prospective residents.

Given the substantial concerns raised in customer reviews, it is highly advisable for any prospective resident to visit the park in person, conduct a thorough inspection of any potential lot or unit, and directly address all concerns regarding maintenance, utility reliability, road conditions, and management responsiveness. It would be prudent to get any assurances or agreements in writing.
For locals in Georgia considering mobile home living, particularly those in the Allenhurst area, Country Manor Mobile Home Park presents a complex picture. On one hand, it offers a "quiet and country setting," which can be a significant draw for individuals and families seeking a peaceful residential environment away from urban congestion. Its location also provides convenient access to Fort Stewart and essential services in nearby Hinesville. The affordability of mobile home living, which is typical for such parks, might also be a motivating factor.
However, the numerous and serious concerns raised by current and former residents are critical to acknowledge. Issues such as frequent, unannounced water shut-offs, significant property disrepair (including abandoned and dirty trailers), difficult road access, and accusations of unprofessional or uncaring management behavior paint a concerning picture of the living conditions and resident experience. While the potential for a peaceful, rural setting exists, these documented challenges regarding essential utilities, property maintenance, and management conduct strongly suggest that living here could involve significant frustrations and potential safety or quality-of-life issues. Therefore, while it offers a country setting and proximity to Fort Stewart, prospective residents should proceed with extreme caution, thoroughly investigate all aspects firsthand, and ensure all concerns are addressed satisfactorily before making any commitments.

Country Manor Mobile Home Park Reviews
I have lived here for ten years, I admit I love the quiet and the country setting. There is new management,BUT there isn't much difference for a good park manager and the workers fixing all the new trailers. But they still turn off the water here without notice for hours. They don't seem to care what they do or how they conduct themselves. I have seen the workers smoking pot, talking to each other, yeah things are getting better, but it's slow and the ignorance of the new park manager and crew working for the park are bottom feeders who can't work anywhere else. So, there a possibility of this place being great to raise kids. But how many times can they shut the water off for hours? Explain that to me. Fed up.
May 03, 2022 · Cinnamon BissonnetteBe careful driving into this place! If you have a low car, you might as well park it on the main road and not even try to get in here. So many abandoned trailers, they look like they should be condemned. I honestly feel bad for the people that live here because it is very dirty outside, I don’t even want to imagine the inside of these places. Maybe if they took better care of the park and actually pressure washed the outsides the place would be a little better but they clearly don’t care about the property or the tenants as long as they’re paying the rent which is pretty standard for this area.

Jul 02, 2025 · Stacey SuttonThe new owners are truly improving the image of the place. It is now Calhoun Acres Estate MHP. Road still needs more improvement and the park manager says it will hsppen.
Dec 08, 2021 · John WilliamsWish I could give less than one star. The way I was spoken to over the phone was enough to change my mind about the whole place. Don’t know how this place isn’t blacklisted.
