Services Offered
Country Lane Mobile Home Park, like other similar communities, primarily offers land lot rentals for mobile and manufactured homes. While specific details on all services included in lot rent are not extensively detailed in public information, standard offerings typically found in such parks include:
- Lot Rental: The fundamental service is providing a designated plot of land for residents to place their manufactured or mobile home. This involves the monthly payment of lot rent, which covers the use of the land and access to the park's infrastructure.
- Community Infrastructure: Mobile home parks generally provide and maintain essential infrastructure such as internal roads. However, it's worth noting that one customer review specifically mentioned "the road coming in was full of bad potholes," indicating that road maintenance has been a concern. Prospective residents should inquire about current road conditions and maintenance plans.
- Utility Access: While residents typically arrange and pay for their individual utilities (like electricity, natural gas, water, and sewer) directly with providers, the park facilitates access to these connections at each lot. It's always advisable to confirm which utilities are included in the lot rent versus those paid separately.
- Debris and Grounds Management (Owner/Tenant Collaboration): One review mentioned that the park owners are "great about picking up old tree debris and anything that we as the tenants put in piles for pick up, mowing the grass and planting plants." This suggests a level of cooperation where residents can prepare certain types of waste for park-managed removal, and common area landscaping is handled. This can be a valuable service for maintaining the park's appearance.
- Management Support: While one extensive review detailed a negative experience with communication regarding a home purchase, the intent of park management is typically to provide support for residents regarding lot issues, park rules, and general inquiries. The effectiveness and responsiveness of management can vary, as illustrated by the mixed feedback. It's important for potential residents to assess this aspect during their inquiry process.
Understanding these services and their implementation is crucial for anyone considering Country Lane Mobile Home Park, as they directly impact the daily living experience and overall value. Direct communication with the park management to clarify specific service inclusions and maintenance practices is highly recommended.

Country Lane Mobile Home Park Reviews
My wife and I came to look at a unit there at 3:30pm on a Friday afternoon. Susan came across as a real nice and seemingly up front lady. Seemed like we were all hitting it off pretty well. I asked her what the final cost would be to buy the Mobile Home outright. She told me she would have to look at it and get back to me. I told her I had a lead on another trailer that was only $8k and it had 1 more bdrm which would be perfect for our family, but that I didn't like the park it was in so I probably wouldn't move forward on that one. She kept reminding us how many people were interested in the unit she just showed us so I asked her if Monday would be too late to make a final decision on it. She said, and I quote: "you're the first applicant so your in a good position". I told her I'd get back to her by Monday for sure and that we would most likely take it. She said that would be just fine. Later that day she messaged me to inform me of an option for the park to pay the upfront cost to move the home from the other park to hers. I asked her what the details were and she said she'd need more info about the other home to give me specifics. At 9pm I finally received a message informing me of the total cost to buy the unit she showed us outright. The next morning I messaged her to let her know I would have a final answer for her on Sunday. Sunday I messaged her after lunch telling her I'll go ahead and sign the lease for the unit she showed us and maybe look into the other option at some point in the future when I could get more info about the other home. This way I wouldn't miss my opportunity on the unit she showed us since she seemed to be in an awful hurry to get a lease signed. I got a message back acting like I was out of my mind and telling me that she was busy showing the house. I tried to clarify and never got any kind of response from her so Monday I messaged her one more time to ask if we could come and sign the lease that week. She just blew me off and never responded at all! Glad I didn't sign any type of legally binding contract with someone who does business this way! I was a little concerned when she said the previous tenant moved out 1 hr before we got there to see the place and the listing online said the next day was the move in day, but I figured she was just trying to work with a busy schedule. Good thing the other home worked out after all or my family would've been without a home simply because she waited until a Friday to show it to us after our inquiring for two weeks, then didn't give us enough time to even make one phone call to the bank on Monday morning to see if we could take a loan for the full price of the home! She could've at least been up front with me instead of playing games. I'm trying to take care of a family here. Beyond that the road coming in was full of bad potholes which showed me that the park has no problem taking tenants money, but won't even bother to put $200 into maintaining their 1 road so that it doesn't tear up those people's vehicles! At the end of the day I saved $21k that would've went in their pocket AND got a bigger home for my family so I guess she did me a favor inadvertantly. Praise Yah! Deal with her at your own risk. As for me, I'll not do business there again.
