Country Cove Mobile Home Park Introduce
Welcome to Country Cove Mobile Home Park, a mobile home community situated in Wright City, Missouri. For individuals and families in Missouri seeking an alternative housing solution to traditional homes or apartments, mobile home parks often present an option for more accessible homeownership, where residents typically own their manufactured home and lease the land it occupies. Country Cove Mobile Home Park aims to provide lot spaces for such residences within the Wright City area.
The landscape of mobile home living in Missouri, much like other states, can vary significantly from one park to another. Some communities offer extensive amenities and a well-maintained environment, while others may primarily focus on providing basic lot access. It is crucial for anyone considering a mobile home park as their future residence to conduct thorough due diligence, including visiting the property, observing its current condition, and understanding the experiences of current or past residents. This comprehensive approach is essential for making an informed decision about your home.
It is imperative to address serious concerns raised by past residents of Country Cove Mobile Home Park, as these directly impact the living experience and suitability for prospective tenants. Several reviews highlight significant issues regarding the condition of residences and management practices. One reviewer stated, "I moved to Missouri and the landlord told me everything was brand new and ready to go. I got to Missouri and this is what I saw. She expected me to be ok with all the mold and not mention the rest. Completely trashed and everything that looks like maybe they are putting in place is also molded. I couldn’t even breathe. Mind you I paid her ahead of time and now she is ignoring me calls and refuses to pay me back. So please look elsewhere in Missouri."
Another review recounts a similar experience with financial and property readiness issues: "Toni refused to give my twin sister her $1500 security deposit back. Toni accepted the $1500 to hold a residence and have it ready for a certain date. The date came and the place was not even close to being ready. Toni agreed to pay my twin sister back the next day and then refused to return any call or texts. My sister and her husband drove 8 hours and arrived to a complete disaster."
These detailed and highly negative accounts from multiple individuals suggest significant challenges with the condition of available units, cleanliness, and, most critically, the responsiveness and ethical conduct of management regarding deposits and property readiness. Such feedback points to a potentially distressing experience for new residents and indicates a serious lack of effective communication and property upkeep. For anyone considering Country Cove Mobile Home Park, these reviews underscore the importance of extreme caution and thorough verification of any claims made by property management.
Country Cove Mobile Home Park is located at 16111 Country Cove Ln, Wright City, MO 63390, USA. Wright City is a community situated in Warren County, Missouri, offering a blend of small-town charm with accessibility to larger metropolitan areas. It's positioned along Interstate 70, a major cross-state highway, which provides direct routes to St. Louis to the east and Columbia/Kansas City to the west.
The park's location off of I-70 makes it particularly accessible for those commuting or traveling through Missouri. Wright City itself offers local amenities such as schools, some small businesses, and community services. While it maintains a more rural or suburban feel, residents can typically access larger retail, dining, and healthcare options in nearby towns like Wentzville or Warrenton, both of which are a relatively short drive away.
For individuals working in St. Charles County or even parts of St. Louis County, Wright City can offer a more affordable living alternative while still providing reasonable commuting distances. The surrounding area offers opportunities for outdoor recreation, including state parks and conservation areas, characteristic of Missouri's natural landscape. However, based on resident reviews, while the geographical location might be convenient, the internal accessibility and comfort within the park itself could be an area of concern due to reported conditions.
- Lot Rentals: Country Cove Mobile Home Park primarily offers the rental of land lots where residents can place their manufactured homes.
- Utility Hookups: Standard for mobile home parks, lots typically provide access to connections for essential utilities such as water, sewer, and electricity, though the condition and reliability of these may vary based on resident feedback.
- Property Management: There is a property management entity responsible for the park's operations, collecting rent, and enforcing rules. (Note: Reviews indicate significant issues with management's responsiveness and overall conduct.)
- Affordable Housing Niche: Like other mobile home parks, Country Cove aims to provide a more affordable housing option compared to traditional homeownership in Missouri, potentially making homeownership more accessible.
- Location in Wright City: Situated in Wright City, the park benefits from its proximity to I-70, offering convenient access for commuters and travelers. It provides a smaller-town living experience while still being connected to larger regional hubs.

For residents of Missouri, particularly those in the eastern part of the state considering housing options, Country Cove Mobile Home Park in Wright City presents a challenging case that warrants extreme caution. While mobile home parks can often fill a crucial need for affordable housing, the specific and severe feedback from past residents of Country Cove Mobile Home Park raises significant concerns about its suitability for locals.
From a purely logistical standpoint, the park's location in Wright City, with its direct access to Interstate 70, might initially appear convenient for Missourians commuting to St. Louis or other nearby employment centers. Wright City offers a more rural or small-town atmosphere, which can be appealing to those seeking a quieter environment away from the direct urban hustle, while still being connected to larger amenities. This geographical positioning is generally a positive for local accessibility.
However, the overwhelming negative reviews fundamentally undermine any potential benefits from location or affordability. The reports of units being "completely trashed" with "mold," severe pest issues (though not explicitly stated for this park, implied by "completely trashed"), and unaddressed maintenance concerns indicate a living environment that is far from desirable or safe. More critically, the consistent accounts of alleged unethical behavior from management – including refusing to return security deposits for unready properties, ignoring calls, and making false promises – point to a highly problematic landlord-tenant relationship. Such practices create an incredibly stressful and financially risky situation for prospective residents.
For Missourians seeking a stable and respectful place to live, these issues are deal-breakers. A suitable home provides not just a roof over one's head, but also a healthy environment and fair treatment from management. The experiences shared suggest that Country Cove Mobile Home Park, at the time of these reviews, failed to meet these basic standards. The severe nature of the complaints, including financial exploitation and uninhabitable conditions, makes it profoundly unsuitable for locals seeking a reliable and safe place to reside.
Therefore, for any Missouri local considering Country Cove Mobile Home Park, the strong recommendation is to look elsewhere. If, for unforeseen reasons, it remains a consideration, it is absolutely essential to visit any prospective unit in person, confirm its readiness and condition before any payment, obtain all agreements in writing, and potentially seek legal advice regarding deposit policies. The collective experiences of past residents strongly suggest that this park is not a suitable or safe option for the average Missouri resident seeking housing.

Jun 25, 2025 · JoshPeople mind their business here, it's not loud, very quiet. Some of the trailers are not visually appealing, but some are nice and cute on the inside.
Jun 14, 2025 · Diana FeaginRoads are not very well maintained. There is a massive pile of trash that has been left in one of the empty lots. That is not quite the way to get people to move there.
Dec 11, 2024 · Bryan SnyderThe website clearly states $650.00 per month and $650.00 deposit but when you call about it you are told by an oriental lady No the website is wrong, its actually $950.00 per month and $950.00 deposit! Come on people, this isn't high class living or any mansion here!! It's a damn trailer park! That's a house payment! Anyone in their right mind wouldn't pay that! I was trying to find a home for someone who is low income and let me tell ya this ain't it!! If they have any people renting in there they won't be for long! And BTW all the reviews for this place are all BAD!! A bunch of Gold Diggers renting out these trailers for sure!! Renter beware!
