Coppolas Trailer Park Introduce
For many West Virginians seeking affordable and community-oriented housing, mobile home parks, often referred to as manufactured home communities, present a viable option. These communities can offer a more budget-friendly path to homeownership or long-term rental living compared to traditional stick-built homes, while providing a sense of neighborhood connection. In the southern part of the state, Bluefield offers a unique landscape and community for residents. Coppolas Trailer Park is one such community that serves the housing needs of locals in this region.
When considering any new living arrangement, particularly in a mobile home park, it is essential for prospective residents to gather comprehensive information. Online reviews and public feedback can provide valuable insights into the experiences of current and past residents. However, it's crucial to acknowledge that experiences can vary, and direct communication with park management is always recommended to obtain the most accurate and up-to-date information.
For Coppolas Trailer Park, public reviews present a mixed picture. Some residents praise the landlord for being "very nice, respectful and a great person," highlighting a "very quiet, low traffic" environment and "great owners." This positive feedback suggests a pleasant living experience for some. Conversely, other reviews express serious concerns, alleging issues such as disrespectful people within the community, landlords not following rules and guidelines, and instances of rapid, allegedly improper evictions without proper notice or leases, even during states of emergency. There are also claims of threats and demands for immediate move-outs.
This article aims to provide a factual overview of Coppolas Trailer Park based on available public data, encompassing both the positive aspects and the reported concerns. Our goal is to empower West Virginia locals with information to make an informed decision when evaluating housing options in the Bluefield area. While we will outline the typical structure and general offerings of such a community, prospective tenants are strongly advised to engage in diligent inquiry and consider these diverse reported experiences.
Coppolas Trailer Park is located at RR 4 Box 173, Bluefield, WV 24701, USA. Bluefield is a city in Mercer County, West Virginia, situated in the Appalachian Mountains near the Virginia border. This location offers residents a unique blend of mountain scenery and small-city amenities.
For West Virginians, accessing the park in Bluefield typically involves navigating local roads. While "RR 4 Box 173" indicates a rural route address, it would be connected to the network of state roads that serve the Bluefield area. This location provides a more removed and potentially quieter living environment compared to a densely populated urban center. Residents would likely rely on personal vehicles for transportation, with access to local services, employment centers, and shopping in Bluefield within a reasonable driving distance. Bluefield offers essential services, including grocery stores, healthcare facilities, and educational institutions (such as Bluefield State University), ensuring that residents have access to necessary amenities. The area is known for its natural beauty, offering opportunities for outdoor recreation in the surrounding Appalachian landscape. This balance of a peaceful setting with practical access to city conveniences is often a key attraction for residents considering mobile home park living in West Virginia.
Mobile home parks typically provide core services that form the basis of a lot rental agreement. While highly specific details for Coppolas Trailer Park are limited in publicly available information, general services in such communities commonly include:
- Lot Rental: Residents often own their manufactured homes and rent the individual lot (site) on which their home is placed. This is a common arrangement in mobile home parks.
- Utility Hookups: Standard utility connections, such as water, sewer, and electrical hookups, are provided at each lot for residents' homes. The responsibility for utility bills (whether included in rent or paid separately by the tenant) should be clarified directly with management.
- On-Site Management/Contact: As indicated by reviews, there is a landlord or owner who manages the property and interacts with residents regarding complaints and issues. The quality and responsiveness of this management are crucial for tenant satisfaction.
- Community Maintenance: Typically, park management is responsible for the upkeep of common areas, roads within the park, and overall infrastructure.
- Waste Management: Services for trash collection are usually arranged for residents.
Given the conflicting reviews regarding landlord adherence to rules and guidelines, and the mention of no lease being provided in one instance, it is exceptionally important for any prospective tenant to obtain a clear, written lease agreement detailing all terms, services, and responsibilities, as per West Virginia landlord-tenant law. West Virginia law generally requires landlords to provide written notice for evictions and outlines specific procedures that must be followed.
Coppolas Trailer Park, based on the provided customer feedback, presents both potential advantages and significant concerns that prospective residents should carefully weigh.
- Quiet and Low Traffic Environment: Positive reviews highlight the park as being "very quiet" and having "low traffic," suggesting a peaceful living atmosphere that appeals to those seeking tranquility.
- Positive Landlord Interactions (for some): One review praises the landlord as "very nice, respectful and a great person," indicating that some residents have had positive and professional interactions with management. This suggests a potential for good landlord-tenant relationships for some individuals.
- Sense of Community (for some): The mention of neighbors and interactions, even for complaints, implies a certain level of community presence, which can be a positive aspect of mobile home park living.
- Affordable Housing Potential: Like most mobile home parks, Coppolas Trailer Park likely offers a more affordable housing solution compared to traditional homes in the Bluefield area, making it accessible to a wider range of West Virginia residents.
However, it is vital to acknowledge and consider the serious concerns raised by other reviews, which are also a significant part of the park's public perception:
- Allegations of Unfair/Illegal Evictions: Reviews describe instances of alleged evictions without proper notice, lack of written leases, and threats, particularly during a state of emergency (COVID-19 pandemic). West Virginia law outlines specific requirements for eviction notices and procedures that landlords must follow, and these allegations warrant serious investigation.
- Disregard for Rules/Guidelines by Owner (Alleged): Claims that the owner "does not follow any rules and guidelines as a landlord" suggest potential non-compliance with legal or ethical standards, which could pose risks to tenants.
- Disrespectful Community Members (Alleged): One review states it is a "very bad community filled with disrespectful ppl," which contradicts the "quiet" feedback and suggests potential issues with resident behavior for some.
Given these starkly contrasting experiences, prospective tenants are strongly advised to conduct thorough due diligence beyond just the contact information provided.

Coppolas Trailer Park in Bluefield, WV, presents itself as a potential housing option for West Virginia locals seeking a quiet and affordable place to live in a semi-rural setting. For those who experience positive interactions with the landlord and find the community to be peaceful, as some reviews suggest, it could be a suitable and desirable place to call home. The opportunity for lot ownership for those with their own trailers can also be an attractive aspect, fostering stability.
However, it is absolutely critical for any West Virginia local considering Coppolas Trailer Park to be fully aware of and meticulously investigate the serious concerns raised by other former residents. Allegations of improper eviction procedures, lack of written leases, and a perceived disregard for landlord guidelines are extremely serious and could pose significant risks to potential tenants. West Virginia law provides specific protections for tenants, and understanding these rights is paramount.
Therefore, while the park's location offers a desirable quiet environment, prospective tenants must approach with extreme caution. It is highly recommended to:
- Demand a written lease agreement outlining all terms, conditions, and responsibilities before moving in.
- Thoroughly review the lease, potentially with legal counsel (such as Legal Aid of West Virginia), to understand tenant rights and landlord obligations under West Virginia law.
- Inquire specifically about maintenance policies, utility responsibilities, and the precise procedures for rent payment and handling disputes.
- Attempt to speak with current residents beyond any landlord-provided references, if possible, to gain a broader perspective on the living experience and management practices.
- Document all communications and agreements in writing.
For West Virginians who are diligent in their due diligence and can establish a clear, legally sound tenancy, Coppolas Trailer Park might offer the quiet living environment desired. However, without such precautions and a clear understanding of legal protections, the risks indicated by negative reviews are substantial.

Coppolas Trailer Park Reviews
I own my own trailer in Coppolas I pay lot rent but landlord has been very nice, respectful and a great person one of my neighbors got loud one night an another neighbor complained on me an my wife thinking it was us mistakenly. But the landlord was very respectful when he let us know we had a complaint I didn't tell him it was my other Neighbor that was fighting at 1am outside. I didn't want to get them in trouble as I just moved in. But other then that it has been very quite low traffic and great owners. Love the place if you get the opportunity to rent or buy here jump on it!!!
Nov 03, 2023 · Hemibob the redneckIt is a very bad community filled with disrespectful ppl and the owner that rents out the trailers does not follow and rules and guidelines as a landlord. Evicted my husband brother at the time when covid had us under state of emerhendy gave him 1 day to move out, did not give a eviction notice, did not have him sign a lease and threatened to call authorities if he was not moved out within 24hrs!!
Oct 02, 2021 · Jamie JacobsWas checking out campgrounds and saw this one. We were considering it however I see a very bad review right from the start. If the review is true and the owners are heartless and kicked out a woman before the holidays, then I wouldn't stay there for anything, they couldn't give me a space.TO the owners...REMEMBER, what goes around will come around. IF you really did that, SHAME on you. The LORD knows the condition of your heart doesn't He? We are suppose to treat others the way we want to be treated!!!
Jul 17, 2017 · wandakateThe landlords are heartless people. They evicted a woman that has lost too much this past year for no reason right here at the holidays
Nov 17, 2016 · bethany amosCould use some better maintenance. When I was there, I saw alot of drug dealing and a few of the trailers look run down.
