I wish there was an option for a 0 rating. We had the worst experience and lost thousands of dollars. We bought a trailer there, 1996 very nice trailer, for my son. It was inspected before we bought it by the same property manager who is still there. She ensured us everything was good and that there was no “age out policy.” After my son graduated and decided to move from there (only 18 months after purchasing the trailer), we contacted them to let them know we intended to sell it. Absolutely no changes had occurred to the trailer since we purchased it. It looked exactly (inside and out) as it did upon purchase. We were told by the property manager, “I have to inspect it before you are allowed to sell.” After that we received an email saying “the trailer was too old and they would not allow it to be sold unless sold and then moved off the property.” As you know, it is difficult to get a trailer moved and incredibly expensive. We questioned why when she had said it was perfectly fine 18 months before. She simply said, “I have been encouraged by the corporate owners that we should push older trailers to be moved out of the park.” When I asked why she did not make that decision 18 months before when we invested in it, she said, “We reserve the right to change our minds.” We hired a lawyer who sent letters, and they never responded to those letters. There is no one who will answer their corporate number, and they don’t even have a voicemail set up to leave messages. They will not answer messages on their FB page. It was a nightmare. We lost thousands of dollars. I wish we had been warned before, so I want to warn others. You will not know until you try to sell. They seem incredibly nice and approachable until that time. This was recent and was under the same exact management it is now. - Angie Pate

The accessibility of Conway Acres from major local roads is a key factor for residents. This connectivity allows residents to commute to work, access educational institutions, conduct errands, and enjoy recreational activities throughout the city. Driving times to specific Auburn landmarks, such as the university campus, downtown shopping districts, and various dining establishments, would vary depending on traffic conditions and the exact destination.

While the immediate surroundings of Co Rd 137 might present a more residential or semi-rural landscape, the advantage of living in Auburn is the city's continuous growth and development. Based on the provided public data and resident reviews, Conway Acres appears to offer fundamental services typical of a mobile home park, primarily focusing on lot rental for manufactured homes. However, it is important to note that specific details regarding included utilities and other services have been a point of change and concern for residents, as highlighted in public feedback.

  • Lot Rental: The primary service provided is the rental of individual lots where residents can place their manufactured homes.

  • Maintenance of Common Areas: While not explicitly detailed, mobile home parks generally maintain common areas and infrastructure, such as roads within the park and general landscaping of shared spaces.

  • Utility Connections (Resident Responsibility): According to resident feedback, utilities (such as water, electricity, and potentially gas) are no longer included in the lot rent and are the responsibility of the individual residents. This is a crucial point for budgeting purposes.

  • Waste Disposal (Self-Haul): Residents are required to take their trash to a central dumpster, and cardboard boxes are not picked up. This indicates a self-service model for waste management.

  • On-Site Management: There is a property manager on site, as indicated by resident interactions regarding inspections and policies.

Prospective residents should confirm all current policies directly with Conway Acres management regarding what is included in the lot rent, utility responsibilities, and waste management procedures to ensure a clear understanding of financial obligations and daily routines.

Based on available public information and resident reviews, Conway Acres presents certain characteristics that could be considered features or highlights from a management perspective, as well as critical points for potential residents to consider.

  • On-Site Management: The presence of a property manager, as indicated by interactions in reviews, suggests a point of contact for residents for operational matters.

  • "Most Beautiful Park" (Management's Claim): While resident reviews express concerns, one review mentions management referring to Conway Acres as the "most beautiful park" in Auburn, AL. This indicates a focus on aesthetics or perceived quality from the management's viewpoint.

  • Community Location: Situated on Co Rd 137 in Auburn, the park benefits from its location within the Auburn area, offering access to the city's services and opportunities.

  • Pet Fee Policy: A pet fee is in place, indicating that pets are allowed within the community, albeit with an additional charge. This is a relevant factor for pet owners seeking housing.

  • Changing Policies Regarding Older Homes: A significant highlight/concern from a resident's perspective is the apparent change in policy regarding older manufactured homes, with a reported "age out policy" being enforced at the point of sale, requiring older homes to be moved off the property. This is a critical factor for anyone considering purchasing an existing home within the park.

  • Rent Increases and Utility Changes: Recent history indicates a pattern of rent increases and the removal of utilities from the included rent since 2020. This trend of rising costs and reduced inclusions is a vital consideration for long-term financial planning.

  • Limited Communication Channels for Corporate Issues: Residents have reported difficulty in contacting corporate ownership or receiving responses to official inquiries (e.g., from lawyers, via corporate numbers, or social media pages), suggesting challenges with dispute resolution beyond local management.

These points collectively paint a picture of Conway Acres, emphasizing both its operational characteristics and areas of reported concern for residents.

Based on resident feedback, direct communication with the on-site property manager appears to be the primary method for inquiries and day-to-day matters. However, for broader or corporate-level concerns, public reviews indicate potential difficulties in reaching higher management or receiving responses through other channels, such as corporate phone numbers or social media. Prospective residents are strongly advised to verify all policies, particularly those concerning home sales, age policies, and current rent and utility structures, directly with the park management before making any commitments. Documenting all agreements and communications in writing is also a recommended practice.

For locals in Alabama considering Conway Acres as a housing option in Auburn, understanding its suitability involves weighing various factors, particularly in light of publicly available resident feedback. On the one hand, its location on Co Rd 137 provides access to the Auburn area, a dynamic city with educational, employment, and recreational opportunities. For those seeking manufactured home living, it presents a local option within this market.

However, it is crucial for prospective residents to be fully aware of the reported challenges and policy changes that have affected current and past residents. The documented experiences regarding the "age out policy" for homes upon sale and the significant increases in lot rent with reduced included utilities (such as trash pickup) are critical considerations for long-term financial planning and stability. The difficulty in resolving disputes or reaching corporate management, as reported by residents, also highlights the importance of thorough due diligence.

Therefore, while Conway Acres offers a presence in the Auburn mobile home park market, its suitability for locals in Alabama hinges on a careful assessment of these reported operational and policy aspects. It is imperative that anyone considering this park directly confirms all current terms, especially regarding home age policies, all fees, utility responsibilities, and future rent increase possibilities, in writing, to avoid potential complications. Being fully informed about these factors will allow individuals to make the most appropriate housing decision for their needs in the Auburn, Alabama area.
