Columbine Mobile Home Park is one of Boulder, Colorado’s key manufactured home communities. It is recognized by the City and County of Boulder as one of the oldest and most important resources for low-income residents, contributing significantly to the ethnic and age diversity of the area. It provides a unique opportunity for residents to own their home (while renting the land), offering a sense of stability and community within a region where housing costs are otherwise prohibitive.
The homes within Columbine are part of a dense residential environment typical of older mobile home parks, with the original infrastructure dating back approximately 50 to 60 years. This longevity, while creating an established community atmosphere, has led to challenges related to the condition of some of the mobile homes and the underlying infrastructure. However, in a major commitment to preserving this affordable housing, Boulder County has launched a pilot program focusing specifically on home repairs and rehabilitation within Columbine Mobile Home Park, using federal funds to address energy efficiency, health, safety, and code compliance issues in many of the units. This commitment highlights the community's importance to the city's overall housing strategy.
Feedback from current residents, which is important for potential new residents to consider, indicates frustration regarding the maintenance and management responsiveness, particularly concerning urgent repairs and communication. Some residents feel that necessary maintenance is delayed until the issue becomes critical, leading to discomfort and problems with the proper functioning of the rented houses. This suggests that while external governmental support is being channeled for home improvements, the day-to-day management experience has been a point of contention for some residents.
Columbine Mobile Home Park is located at 6292 Arapahoe Rd, Boulder, CO 80303, USA. This address places the community in an area of Boulder that offers excellent connectivity and access to local amenities, which is a significant advantage for its residents:
- Urban Convenience: The park is situated near major thoroughfares and provides convenient access to the core services and employment centers of Boulder.
- Public Transit Access: Given the city's focus on sustainable transportation, the park is likely well-served by Boulder's Regional Transportation District (RTD) bus network, allowing residents easy travel throughout the city and to surrounding areas without relying solely on private vehicles.
- Proximity to Recreation: The community is situated near important local landmarks and green spaces. Nearby public amenities include Columbine Park (adjacent to Columbine Elementary School), which features natural playground structures, a tennis court, and a multi-use field, offering valuable recreational opportunities for families.
- Essential Services: Grocery stores, pharmacies, and other essential retail are easily accessible, a key factor in the park's appeal to low-income residents and those without consistent private transportation.
The location on Arapahoe Road is a benefit, placing residents within a desirable geographic area of Boulder, close to the services and opportunities the city provides.
As a mobile home park, the primary service is providing leased land (lot rent) to homeowners. However, the operational structure involves essential utilities and community management. Given the public data and county involvement, the services are currently focused on providing stable housing and benefiting from public-private efforts for physical improvements:
- Leasing of manufactured home lots/sites within the city of Boulder.
- Management of park infrastructure and common areas.
- Support for Home Repair and Rehabilitation through a pilot program funded by Boulder County's Mobile Home Communities Program (offering grants to fix major issues like roofing, weatherproofing, and code compliance in eligible units).
- Access to city-mandated services, including the Universal Zero Waste Ordinance requiring convenient access to recycling and composting for all residents.
- Access to the Boulder County Mobile Home Communities Program for resources, support, and potential future initiatives aimed at community and home improvement.
Columbine Mobile Home Park's most compelling features are tied directly to its crucial role in providing affordable housing in a high-cost area, along with the recent public investment into its infrastructure and homes:
- Unmatched Affordability in Boulder: It is one of the few avenues for homeownership, however modest, in the city of Boulder, with lot rents historically being significantly lower than average apartment rental costs in the area.
- Strategic Boulder Location: Residents enjoy the benefits of living directly in Boulder, providing immediate access to the city’s job market, schools, and cultural scene.
- Targeted Home Improvement Funding: The park is a recipient of a $400,000 pilot program from Boulder County to specifically fund major home repairs (insulation, weatherproofing, code updates) for over 30 units, directly addressing health, safety, and energy efficiency concerns.
- All-Ages Community: The park is open to all ages, supporting a diverse demographic, including families with children who benefit from proximity to local schools and parks.
- Proximity to Recreational Amenities: The immediate vicinity to Columbine Park offers readily available public recreation facilities, including tennis courts and a unique nature play area.

Columbine Mobile Home Park Reviews
Management sucks. They don’t even care about taking care of the problem and instead creating more problems. When we ask for help on maintenance soon as possible they just laugh it off and putting that priority to aside until it gets critical condition. These mobile house that they rent are not properly functioning. Would not recommend to move this area.
