Colonial Community Homes Introduce
The Colonial Community Homes is an established mobile home community located in Porterville, California. Crucially, the park operates as a Senior Park (55+), specializing in providing housing and community amenities for active adults. This designation is key for residents in the California region seeking a dedicated, age-restricted environment for retirement or long-term senior living. Beyond its function as a mobile home park, the property is recognized in public records as a significant piece of local real estate.
The community's visual appeal and facilities are a major highlight. Residents consistently note that the pool, grounds, and public buildings are kept very clean and well maintained. This dedication to the physical upkeep of the park ensures a pleasant and attractive residential environment. The management, though owned by a Los Angeles-based company, has an on-site manager to handle daily operations, providing a direct point of contact for the community, a necessary component for effective senior living.
However, potential residents must be fully aware of several recurring challenges highlighted by long-term tenants. These concerns primarily revolve around infrastructure stability, community security, and management effectiveness on critical issues. Specifically, reports detail frequent water service interruptions—sometimes 1-2 times a week, lasting until late afternoon—due to a perceived lack of investment in upgrading main water equipment. Furthermore, residents have expressed deep concern over security issues, including homeless individuals allegedly roaming in and stealing from homes, and a perceived lack of effective management response to these safety and security issues, including dealing with challenging neighbor situations. The community also faces the economic pressure of sky-high rent increases, which some residents feel are intended to prompt the turnover of older homes for newer, higher-priced models. Prospective buyers and long-term renters should weigh the clear benefits of the well-maintained facilities and senior-focused community against these serious, ongoing operational and cost-of-living concerns.
Colonial Community Homes is strategically located at 2300 W Morton Ave, Porterville, CA 93257, USA. West Morton Avenue is a well-traveled route on the western side of the city, placing the community in a location that offers a balance of residential quiet and quick access to essential services.
The park's location provides excellent connectivity for its 55+ residents. It is situated near local schools, various shopping plazas, and essential healthcare services, making it convenient for daily errands and medical appointments. A key advantage of the location is its designation as being Wheelchair Accessible, with a confirmed Wheelchair accessible entrance and Wheelchair accessible parking lot. This focus on physical accessibility is paramount for a senior living community, ensuring residents with mobility challenges can navigate the public areas of the park safely and independently.
From a regional perspective, the W Morton Ave address provides efficient access to the highways connecting Porterville to the wider Central Valley area. This is beneficial for residents with family in nearby cities or those who enjoy day trips to the numerous recreational spots the region offers. While some reviews suggest a better location might be found further east, the park's current western location offers straightforward access to the commercial strips along Henderson Avenue and the main arteries of Porterville. For active seniors, the proximity to a golf course and other local attractions is a significant benefit, providing plenty of leisure opportunities without long-distance travel.
As a dedicated senior mobile home park, Colonial Community Homes focuses on providing a secure and amenity-rich residential experience, though the execution of utility services has been a documented challenge.
- 55+ Age-Restricted Community: The core service is providing a housing environment exclusively for residents aged 55 and older, fostering a specific lifestyle and social structure.
- Lot Leases for Manufactured Homes: The park facilitates long-term residency by leasing spaces for resident-owned mobile and manufactured homes, with specific lots reportedly offering a golf course view.
- On-Site Community Management: A resident on-site manager is present to oversee daily park operations, community amenities, and serve as the main point of contact for residents.
- Physical Accessibility: The property offers key accessibility features for senior residents, including a Wheelchair accessible entrance and Wheelchair accessible parking lot.
- Security Services (Claimed): Management claims to have security in place, although a resident review notes the security focus appears to be for the property's assets rather than direct residential protection, a point for clarification.
- Public Utilities Provision: Essential services like water, sewer, and electric hookups are provided, though frequent, scheduled, or unscheduled water shut-offs lasting several hours are a serious and reported downside to the service provision.
The strongest features of Colonial Community Homes lie in its recreational facilities and the aesthetic quality of the grounds, making it a physically appealing place to reside.
- New Pickleball Courts: The park has recently invested in building six pickleball courts. While some residents question the expenditure versus utility upgrades, these courts represent a significant, modern recreational amenity, catering to the active adult demographic.
- Well-Maintained Pool Area: The community features a pool area that has been recently upgraded and, along with the grounds and public buildings, is consistently reported to be very clean and well maintained. This is a major draw for California residents seeking leisure and social opportunities.
- Golf Course Proximity/View: Some premium lots offer a desirable golf course view, enhancing the residential experience with an aesthetically pleasing outlook and easy access to golfing activities.
- Accessible Infrastructure: The presence of a Wheelchair accessible entrance and parking lot is a key feature that supports the mobility and independence of its senior residents.
- Real Estate Ownership Opportunity: The community provides an opportunity for home ownership (of the manufactured home) in a managed land-lease setting, a common and often more affordable form of real estate in California.

Colonial Community Homes is worth choosing for California residents, particularly those in the 55+ demographic, who are seeking an amenity-rich, physically attractive, and well-located retirement community where they can own their home. The greatest draw is the combination of beautifully kept grounds, a clean pool, and the modern addition of six new pickleball courts, offering a fantastic environment for an active, social senior lifestyle. The convenience of a dedicated senior community, along with the essential on-site management presence and the built-in physical accessibility (wheelchair entrance and parking), provides a secure social and physical framework.
However, the decision to choose this community must be made with a complete understanding of the reported drawbacks. The significant concerns about frequent water service interruptions, security issues related to trespassers/homelessness, and the trend of skyrocketing lot rent must be thoroughly investigated by any prospective resident. The park's management is clearly focused on the visual appeal and amenity upgrades, which benefits the residents’ lifestyle, but there is a clear, reported lack of effective action on critical infrastructure and safety issues. Therefore, this park is best suited for the discerning 55+ buyer who is drawn to the high-quality amenities and senior-focused lifestyle but is also prepared to inquire deeply into the operational issues before committing to what can become a long-term real estate investment in the Central Valley.

Colonial Community Homes Reviews
So this park is very troubled. We have many homeless roaming in, they live in empty houses steal from us too. Also make sure if you buy home here brand new or used that they tell you our water is off 1-2 times a week A LOT sometime until 4-5-6-pm . I am fed up 11 years here. They have upgrade the appearance of the pool area. They put in 6 useless hardly used by residence pickle ball courts. Useless thing to pour rent money into 6 of them. . The public uses it. But they won’t fix the main water equipment and upgrade it so we aren’t shut off all the time. Lack of concern for your safety. They say we have security it’s not for us one manager said it’s for their property. Anything address’s important they say we will look at it and do not. Rents sky high. Not with it. They are pricing us out on purpose to pull the older homes and put in new. Rent June 2025 is 1000 and 1100 for the golf course view. It’s got a nice appearance. They keep it up for sure. The managers change all the time and they don’t know what they are doing. This new guy wrote 10 page write ups with nonsense on it. They DO NOT care if you have a crazy neighbor that harasses you and the entire neighborhood. Mentally ill people here are left to terrorize us. These managers don’t contact family about serious issues. We have to deal with it. I highly recommend you look east hemet where the homeless don’t thrive. Cheaper rent and beautiful parks, closer drive to Idyllwild. The lakes are better than this place. If I could move I would. I’m stuck. My rent went from 550 with $100 utilities to 825$ with up to 300$ utilities. Be very careful here they lie.
