Colinas South Mobile Home Community is one such establishment, aiming to provide housing solutions within the local area. This overview is designed to provide factual information about Colinas South, drawing from its stated purpose and available public feedback, to assist prospective residents in the Texas region with their housing decisions.
Understanding the nuances of any residential community, including its operational policies, amenities, and the experiences of its residents, is paramount. This article will outline the publicly available details concerning Colinas South Mobile Home Community, located in Fort Worth, to offer local Texans a clearer picture of what to consider when evaluating this particular housing option.
Colinas South Mobile Home Community is situated at 7800 Forest Hill Dr, Fort Worth, TX 76140, USA. This address places it within a dynamic area of Fort Worth, a major metropolitan center in North Texas known for its blend of Western heritage, cultural attractions, and economic vitality. The community is sometimes referred to as Forest Hill Mobile Home Park due to its location on Forest Hill Drive.
The park's location offers reasonable accessibility to various points of interest within Fort Worth and its surrounding areas. Being in the 76140 ZIP code, residents can easily connect with a number of nearby amenities. This includes shopping centers, dining establishments, and recreational opportunities. For families, the community is within the Everman Independent School District attendance zone, with schools like Dan Powell Intermediate, Souder Elementary, and Everman High School. Commuting to educational institutions such as Tarrant County College, Texas Wesleyan University, and Texas Christian University is also feasible. While personal vehicles are generally necessary for convenient travel within this part of Fort Worth, the park's placement on Forest Hill Drive ensures connection to local routes that lead to major highways, facilitating commutes to other parts of the city and region. The area of South Fort Worth generally provides a mix of suburban living with access to larger city resources.
Mobile home communities typically offer a foundational set of services aimed at supporting residents and maintaining the park's infrastructure. Based on general industry practices for such communities, Colinas South Mobile Home Community would likely offer or facilitate:
- Lot Rentals: The primary service involves leasing individual lots where residents can place their owned manufactured homes.
- Utility Connections: Sites are generally equipped with hookups for essential utilities, including water, sewer, and electricity.
- Community Management: A management team or office is typically in place to oversee the park's operations, address maintenance concerns for common areas, and handle resident inquiries. However, recent customer reviews suggest significant concerns about the responsiveness and effectiveness of the "new management," noting that they "never help out with any issues that arise" and have made things "a lot worse."
- Common Area Maintenance: Maintenance of shared spaces within the park, such as internal roadways and general grounds, is usually managed by the park. One review did note a positive "new team office great results" which could relate to management changes.
- Parking Provisions: Mobile home parks typically provide parking spaces for residents. Public reviews indicate that parking policies are a point of contention at Colinas South, with previous "visitor for extra space" parking spots now being "reserved" and requiring payment, leading to vehicle towing issues.
- Amenities: While specific details for Colinas South are limited, other mobile home communities in Fort Worth often offer amenities such as clubhouses, playgrounds, and sometimes even gated entrances or swimming pools. It is advisable to inquire directly with the park about current amenities.
Based on general information about mobile home communities in Fort Worth and specific reviews for Colinas South, key aspects to consider include:
- Location within Fort Worth: The community benefits from its Fort Worth address, providing residents with access to the city's diverse opportunities, cultural sites, and employment centers.
- Proximity to Local Amenities: Being on Forest Hill Drive places the community within reach of various shopping centers, schools, and essential services in the area.
- Affordable Housing Option: Like many manufactured home communities, Colinas South typically offers a more budget-friendly housing alternative compared to traditional site-built homes, making homeownership or stable rental an option for a wider demographic.
- Community Structure: The park offers a structured living environment with specific rules regarding parking and other aspects of community life.
However, it is critically important to acknowledge significant concerns raised by recent customer reviews, which highlight potential challenges and negative experiences:
- Negative Impact of New Management: Multiple reviews indicate that "new management has gotten a lot worse," with residents experiencing issues that were not present or less severe under previous management.
- Strict and Unpopular Parking Policies: The policy of towing cars for street parking and converting previously free "visitor" parking spots into paid "reserved" spaces has caused considerable distress and financial burden for residents, particularly those who work long hours. This indicates a very rigid and potentially unforgiving parking enforcement.
- Communication and Responsiveness Issues: The sentiment that management "never help out with any issues" suggests a significant lack of responsiveness to resident concerns, leading to frustration and unresolved problems.
- Feeling of Being Treated "Like an Apartment Complex": Residents express dissatisfaction with new rules that make the community feel less like a traditional mobile home park and more like an apartment complex, implying a loss of flexibility or resident-centric policies.
While there is one brief positive review ("New changes new team office great results"), the predominant recent feedback is highly negative. Prospective residents are strongly advised to conduct thorough due diligence, including visiting the property in person, attempting to speak with current residents about their experiences, and meticulously reviewing all lease agreements and park rules before making any commitments.

For Texans in the Fort Worth area exploring mobile home living, Colinas South Mobile Home Community presents itself as an option for affordable housing. Its location on Forest Hill Drive offers accessibility to Fort Worth's urban amenities, including educational institutions, shopping centers, and employment opportunities, which can be a practical consideration for many locals. The manufactured housing model often provides a more budget-friendly pathway to residential stability compared to traditional homeownership.
However, it is crucial for any local considering Colinas South to be fully aware of and thoroughly investigate the significant concerns raised by recent resident reviews. The consistent negative feedback regarding new management's strict parking policies, perceived lack of responsiveness to resident issues, and the general feeling that the living experience has "gotten a lot worse" are major red flags. These issues directly impact the quality of daily life, resident satisfaction, and can lead to unexpected costs (e.g., towing fees). While one review suggests positive changes, the majority of recent public sentiment indicates considerable dissatisfaction.
Therefore, while Colinas South might offer an entry point into the Fort Worth housing market, prospective residents should exercise extreme caution. It is highly recommended to visit the community multiple times, observe the parking situation firsthand, attempt to speak with several current residents to gather diverse perspectives, and meticulously review all lease terms, park rules (especially regarding parking and visitors), and utility arrangements. Ensuring clear communication channels with management and understanding their policies thoroughly is paramount. For locals, making an informed decision that prioritizes long-term comfort and stability, free from unexpected burdens, is key, and this requires careful scrutiny of the reported challenges at Colinas South.

Colinas South Reviews
I’ve lived here about 8 years it was never the best experience here as you get towed if you park in the street but now with the new management it has gotten a lot worse they have made it like an apartment complex you used to be able to park in visitor for extra space now they have made those parking spots “reserved” that you have to pay for, they towed all of my neighbors cars after giving them a 1 day warning in between weekdays keep in mind most of them work sunrise to sunset with out having time to check on those things. This new management is by far the worst that has been there.

Mar 07, 2025 · Greslee RiveraThis is the crappiest place to live. All they care about is money. The people running the place are racist towards white people. They only pick on us for everything. We can't park in the street or we get towed. But all the Hispanics living there can.
