For North Carolina locals, accessibility to Charlotte Hills is a significant advantage. McDaniel Lane is located off major thoroughfares, allowing for relatively easy access. While specific, comprehensive details about every amenity are not always publicly exhaustive for such communities, typical services generally include:
- Lot Rentals: The fundamental service is the provision of leased land lots where residents can place their privately-owned manufactured homes. This allows residents to achieve homeownership without purchasing the underlying land, contributing to affordability.
- Utility Connections: Residents typically have access to necessary utility hookups at their individual lots. These generally include:
- Water service.
- Sewer service.
- Electrical hookups (residents usually set up individual accounts with utility providers for electricity).
- Trash collection services.
- Community Management: The park operates under a management structure responsible for overseeing the community. This includes enforcing park rules and regulations, addressing resident concerns, and maintaining the overall orderly operation of the park. Reviews indicate the presence of a manager (e.g., "Samatha" in a past review), suggesting a direct point of contact for residents.
- Common Area Maintenance: Management is typically responsible for the upkeep of shared spaces within the park. This often encompasses:
- Maintenance of internal roads to ensure safe passage.
- Upkeep of any communal green spaces or landscaped areas.
- Ensuring proper lighting throughout the park for safety and visibility.
- Off-Street Parking: Available for residents, although parking policies and enforcement appear to be a significant point of concern for some residents, as highlighted in public reviews. It's crucial for prospective residents to clarify current parking rules.
- Lawn Care: According to some information, lawn care for individual lots may be included in the lot rent. This can be a significant convenience for residents.
- Playground: Some listings indicate the presence of a playground, suggesting amenities for families with children.

Charlotte Hills Mobile Home Park, while a residential community, offers several key features and highlights that position it as a notable option for North Carolinians seeking affordable and conveniently located housing in Charlotte.
- Affordable Homeownership in Charlotte: This is arguably the most significant highlight. In a city with rising housing costs, Charlotte Hills provides a more accessible entry point into homeownership. Residents can own their manufactured homes, which are generally more affordable than traditional stick-built houses, while leasing the land. This offers financial stability and the ability to personalize one's living space without the large down payments and property taxes associated with land ownership.
- Convenient Urban Location: The park's address on McDaniel Lane offers excellent connectivity within Charlotte. Key advantages include:
- Proximity to UNC Charlotte: Located in the University Area, it's convenient for students, faculty, or staff associated with the university.
- Access to Major Roads: Easy access to I-85 and I-77, facilitating commutes to various employment centers and other parts of the city.
- Nearby Retail and Services: Within a short drive of numerous retail stores, grocery markets, restaurants, and essential services, making daily errands convenient.
- Established Community: As an existing mobile home park, Charlotte Hills offers an established residential environment. This can lead to a more stable and predictable living situation compared to brand-new developments, with existing infrastructure and a resident base.
- Renovated Homes (Potential): Some past listings or information have indicated that homes within the park may be "completely renovated with but not limited to new exterior siding, skirting and flooring." While availability of such homes varies, this suggests an effort to maintain and update the housing stock, offering modern living spaces.
- Amenities for Families: The mention of a playground as a community amenity indicates that the park caters to families with children, providing a dedicated space for recreation within the community.
- Off-Street Parking: While a point of contention for some residents due to management of rules, the availability of off-street parking is a feature that provides residents with dedicated spaces for their vehicles, which is valuable in an urban setting.
- Lawn Care Included: If lawn care is indeed included in the lot rent, this is a significant convenience feature, freeing residents from the time and effort of maintaining their yard and ensuring a consistent aesthetic throughout the park.
These highlights collectively present Charlotte Hills Mobile Home Park as a practical and appealing choice for individuals and families in North Carolina looking for an affordable, strategically located, and community-oriented place to call home in Charlotte.
As a mobile home park that primarily deals in lot rentals for privately owned manufactured homes, Charlotte Hills Mobile Home Park typically doesn't offer promotions in the same way a retail business or apartment complex might. The inherent "special offer" of mobile home park living often lies in its fundamental affordability compared to other housing options in Charlotte.
However, based on industry practices and what might be offered to attract new residents or fill vacancies, prospective residents could potentially inquire about:
- First Month's Rent Incentives: Occasionally, a park might offer a reduced rate for the first month of lot rent, or a small discount on the security deposit, to ease the financial burden of moving in.
- Referral Programs: If you are referred by an existing resident, there might be a program that benefits both the new resident and the referrer.
- Waiver of Application Fees: In some cases, application fees might be waived during specific periods.
- Incentives for New Home Placement: While less common for established parks unless they are actively bringing in new homes, a park might offer assistance with moving or setup costs if a resident is bringing a new manufactured home into the community.
- Long-Term Lease Benefits: If month-to-month leases are standard, there might be a slight discount or rate lock for residents willing to sign a longer-term lease agreement (e.g., 6 months or a year), providing both the resident and the park with more stability.
It is important to note that public information about Charlotte Hills Mobile Home Park does not explicitly detail current promotional offers. Charlotte Hills Mobile Home Park Reviews
The manager Samatha absolutely is terrible. As yesterday we had issues about parking, which never was a problem until we had to pay for it. People got their cars tolled for $300 and some even stated $500. She even made a comment about “illegals” neighbors are saying. To my understanding I see a lack of communication with the manager as many were NOT AT ALL communicated correctly about the parking situation. Everyone had the same idea that we could park infront of our houses but the manager which obviously is that it wasn’t communicated correctly.
Apr 03, 2024 · kill meVisited a friend. He told me about the parking situations here, I followed the rules and wasn't bothered by the tow company towing for violations. I witnessed an encounter between the tow company and a resident in violation. The tow company repeatedly tried to explain to the resident the violation, while showing proof of the violation and the right to enforce it, but the resident was violent and loud. She hit the tow guys multiple times and they did nothing but try and use mase to get her away from them. The cops came and got it all handled, but questionably didn't arrest the lady for assault on the tow guys. Idk what happened with this, but I hope they were fined or something by the property manager for their actions.
Apr 27, 2024 · Boost3d XI strongly advise against residing here; it is preferable to seek rental accommodations elsewhere. The living conditions have significantly deteriorated since new management assumed control. Tenants are consistently subjected to unwarranted violations, and arbitrary fines are imposed for fabricated reasons. Disturbingly, instances have been observed where management has physically tampered with residents' property. Furthermore, there is a recurring monthly increase in rent, and parking incurs an additional charge, with the risk of arbitrary towing. The absence of protective fencing exposes residents to wildlife, particularly coyotes in the nearby woods. Additionally, the water supply experiences frequent unannounced disruptions despite associated charges. Regrettably, according to residents there have been stated incidents of management unlawfully entering homes and assaulting tenants. Anticipating potential legal action against this company in the future would not be unexpected. If you seek verification of this assertion, I recommend engaging in conversations with current residents to gain firsthand insights.
