Chaparral Village Introduce
Welcome to **Chaparral Village**, a long-established, all-ages manufactured home community nestled conveniently in Adams County, right on the border of Denver and Thornton, Colorado. For many residents across the Denver Metro Area, finding a path to homeownership that balances proximity to the city with financial accessibility is a significant goal. Chaparral Village offers a valuable opportunity to achieve this, providing a community setting within a high-demand urban corridor. The community was originally built around 1971 and comprises approximately 107 units, creating a modest and relatively close-knit neighborhood feel. This type of community appeals to diverse Colorado residents, including first-time homebuyers, families, and those seeking a more economically sound option near the amenities of Denver and Thornton.
As a homeowner in Chaparral Village, you own the structure while leasing the land it sits on—a common and effective model for affordable housing in Colorado. While the community is known for its established homes, recent resident feedback suggests a dedicated effort to improve and maintain the community grounds. For instance, residents have specifically noted the excellent work of the on-site maintenance personnel in caring for lawns and clubhouse areas. This commitment to maintaining certain community standards is a positive sign for current and future homeowners seeking a place with consistent care. Prospective buyers will find homes that offer varied floor plans suitable for different needs, all within a location that simplifies commuting and access to major regional services.
Choosing Chaparral Village means placing yourself in a location with exceptional metropolitan connectivity. It is a community positioned to offer an affordable entry point into the Denver area, an advantage that cannot be overstated in the current Colorado housing market. While the community has faced challenges related to cleanliness and management communication in the past, the value of the location and the potential for neighborhood improvement—especially through dedicated tenant participation and staff effort—remains a compelling factor for local users seeking accessible homeownership.
Chaparral Village boasts a strategically important location near the intersection of several key Denver metro communities. The official address is **3180 E 88th Ave, Denver, CO 80229, USA**, though the community is often identified with the city of Thornton, as it sits on the Adams County side near the Denver boundary. This positioning is a major benefit for residents, as it provides quick and convenient access to the best features of both Denver and Thornton.
The community's proximity to major roadways is excellent for commuters. It is situated near crucial thoroughfares, simplifying travel throughout the northern Denver metro area. Public transportation is also accessible, with the Original Thornton - 88th Station (Track 1) being a manageable walk or very short drive away. For daily conveniences, the area is considered "car-dependent," but multiple shopping centers, including Devonshire Square and York Plaza, are within a very short walk or drive, making quick errands easy to manage.
Educational opportunities are provided by the **Mapleton Public Schools, Adams County School District 1**, which serves the area. Furthermore, the location is within a convenient driving distance of several major colleges and universities, including Front Range Community College, Regis University, and the University of Colorado Denver. In terms of community accessibility features, the park is designed with modern inclusivity in mind, offering a **wheelchair accessible entrance** and a **wheelchair accessible parking lot** to accommodate all residents and visitors.
Life at Chaparral Village is structured around the land-lease model, where a monthly lot fee covers key community maintenance costs. While specific details on the exact inclusions of the lot rent are not always public, the fee generally contributes to the operational upkeep of the common areas and necessary site services.
- **Lot Lease / Monthly Fee:** This is the core service, providing the right to occupy a plot of land for your manufactured home. This fee is essential for maintaining the infrastructure of the park.
- **Grounds and Common Area Maintenance:** Dedicated efforts are made to manage and maintain the shared community spaces. As noted in a resident review, maintenance personnel are often observed diligently taking care of lawns and common bushes, particularly around the clubhouse.
- **Accessibility Provisions:** The inclusion of wheelchair accessible parking and entrance ensures the physical environment is navigable for all residents and guests.
It is important for prospective residents to understand that this structure means all home-specific costs, such as utility payments (water, gas, electricity), property taxes on the home itself, and individual home maintenance and repair, are the responsibility of the homeowner. Residents should also confirm with management which communal utility costs are factored into the monthly lot fee. It is noted that, as with any large community, residents have experienced utility interruptions (such as water shutdowns) which emphasizes the need for consistent and clear communication from park management, a factor that should be confirmed when considering moving here.
Chaparral Village provides several tangible features that make it a practical option for Denver metro living. These highlights often represent the community's commitment to basic recreation and convenience.
- **Strategic Denver Metro Location:** Excellent positioning on the Denver/Thornton border grants easy access to shopping, employment centers (like the Amazon robotic warehouse and large business parks in Thornton), and downtown Denver attractions.
- **On-Site Community Amenities:** Though an older community, the presence of certain recreational spaces adds to the quality of life. The community features a designated clubhouse area, which is intended for resident use and social gathering.
- **Accessibility Features:** Key infrastructure includes a **wheelchair accessible entrance** and **wheelchair accessible parking lot**, catering to diverse resident needs.
- **Proximity to Local Attractions:** Residents are minutes away from numerous local attractions, including the Denver Premium Outlet Mall, Topgolf, Thorncreek Golf Course, and cultural destinations like the Denver Zoo and the Rocky Mountain Arsenal National Wildlife Refuge, offering a wide array of entertainment options.
- **Educational Access:** The community falls within the Mapleton Public Schools district, and is conveniently located near several post-secondary institutions, making it a feasible home base for students or faculty.
While certain resident feedback points to challenges regarding overall grounds upkeep outside of targeted areas and management responsiveness, the community does offer the fundamental structure of an affordable place to own a home in a highly desirable metropolitan area. The dedication shown by individual maintenance staff, as reported by residents, is a testament to the potential for a well-cared-for environment.
For current availability, detailed information on lot rents, or to address specific questions about community standards and management policies, prospective residents are encouraged to reach out directly to the park management.

For a Colorado user looking at Chaparral Village, the decision comes down to weighing the undeniable economic and locational advantages against the reported challenges in community management and overall upkeep. **The number one reason to choose Chaparral Village is its accessibility and affordability within the Denver Metro Area.** Manufactured housing, by nature of the land-lease model, generally presents a significantly lower barrier to entry for homeownership compared to traditional single-family homes in Denver and Thornton. This factor is crucial for individuals and families who are priced out of the conventional housing market but still require residence within this metropolitan area.
The location provides superb connectivity to employment, shopping, and entertainment. Being on a major thoroughfare and close to interstate access means commuting is simplified, and all the cultural and recreational opportunities of Denver are within a short drive. The inclusion of basic accessibility features (wheelchair accessible entrance/parking) demonstrates an effort toward accommodating diverse needs.
However, potential residents must be pragmatic. The community's established age means individual homes may require upgrades, and past resident feedback indicates that overall maintenance of the common areas and management responsiveness have been inconsistent. Choosing Chaparral Village means you are investing in the potential of the location and the economic stability of homeownership. This choice is best suited for the practical Colorado buyer who prioritizes an affordable address in the Denver/Thornton corridor, is prepared to maintain their own property to a high standard, and is willing to engage with the community to advocate for improvements in the shared environment. It is a choice for the savvy buyer focused on securing real estate in a prime area at a price point that supports their financial goals.

★ 5★ 4★ 3★ 2★ 1The community is extremely run down and it’s embarrassing to live there. The weeds along the exterior fence on the main road are three feet tall, grounds in general are unkempt and there is typically trash overflowing the mailbox area. Graffiti that doesn’t get properly removed. Homeless people feel comfortable sleeping in front of the office because management is never there and the overall uncleanliness of the community attracts unsavoury guests. Maintenance does car repairs on the clubhouse lawn. I get the area in general has gone down hill in the past few years, but come on! To have zero pride of ownership in the community you run? The lack of people skills? Shutting off water on a hundred degree day with zero notice? Digging up and leaving the community without fire hydrants for several days while new ones are being installed, because I guess who cares if a home catches fire and the fire department has no way to put it out. I could keep going, but I think you get the picture. If you want to live somewhere clean and well maintained with pride of ownership showing, and communicative management, this isn’t the place for you.
October 06 · Mindy LoveCharles, our maintenance person, has done an awesome job improving the grounds around the clubhouse. I often see him taking care of the lawns, bushes, etc. Now if we could just get more tenants to clean up their homes and yards, this would an awesome park to live in.
January 29 · Rhonda EllisThe neighbors and employees were so sweet and understanding helping me with a lost dog. Happy ending, found. Thank you everyone!

I would say even I know most of the residents that live at Chapperal due to the time my mother has been there. And to think that the best that could come from this disapointment is a community full of spineless bullies who follow inicent lives around for no reason. Gang Stalkers... For some reason and I'm have no clue as to why, but have become this communities target. All because of one man's word. That word is a lie people !!! You could do the right thing and ask me..Did anyone know ever think to ask me... I have no clue as to why they are chasing and following me everywhere I go. Even wh n I go home, and I live miles away from here l, they follow me at home to. My wife is very sick with cancer, My mom is not doing to well her self, I lost a my sister and oldest brother within 2yrs if each other. am about to lose my house.Stop this nonsense for the love of God !!I don't need no more pain !!I will not back down, you've got the wrong man or the wrong story, A story told by spineless Coward himself.God Bless my friends !! December 18 · Tommy YoungNot even worth a star. They shut water off without notice. They monitor when you have to use the bathroom, they call it sewage meter. Tell you can't have this or that but others have the same thing but you get the notification of it not being allowed in the park. The is no park manager at the clubhouse. Ever. If you call and complain, which ever manager picks up the phone, just laughs at you. Too many potholes.
