Chancellors Introduce
For Colorado residents seeking an attainable housing option that combines the advantages of homeownership with a structured community environment, **Chancellors Mobile Home Park** in Fountain, Colorado, stands as a notable choice. Officially known as Chancellors Manufactured Home Community, this location aims to provide modern, affordable living for residents of all ages in the growing Fountain Valley area, situated conveniently just south of Colorado Springs.
The community is designed to offer a unique blend of comfort and contemporary design, specifically featuring energy-efficient manufactured homes. Unlike traditional apartments, Chancellors offers individual homes on leased land, which often provides greater spaciousness, privacy, and the ability for homeowners to personalize their living spaces. Homes within the park frequently feature newer construction (some dating from 2015 to 2018), modern amenities like central air, walk-in closets, and private yards, offering a substantial alternative to the typical rental market.
However, it is important for prospective Colorado residents to approach the park with a clear understanding of the mobile home park model. As with many managed communities, Chancellors is operated under a set of rules and guidelines that some residents may find restrictive. Community reviews mention strict enforcement of stipulations, such as limitations on having personal items, like children's toys or bikes, visible outside, and rigorous upkeep requirements that can feel more aligned with an Homeowners Association (HOA) than a traditional mobile home park. Furthermore, some long-term residents have expressed concerns about changing management policies, the implementation of additional fees for extra vehicles, and requirements for modifying existing home structures, such as attached porches, which have generated strong feedback.

### What is Worth Choosing
The key value proposition for choosing **Chancellors Mobile Home Park** is the opportunity to acquire a newer, individual home in a highly convenient Fountain location at an accessible price point. For military personnel and working families, the short commute to Fort Carson combined with the access to local schools and Fountain Creek Regional Park is a substantial advantage.
However, what is worth choosing is highly dependent on a resident’s willingness to adhere to a formal, actively enforced community standard. If you value **modern housing** with your own private, fenced yard, and are comfortable with an environment that maintains high, explicit standards for exterior cleanliness and property appearance—standards that may require a degree of compromise regarding children's outdoor belongings or personal structural additions—then Chancellors offers a great entry into the Fountain housing market. The communal features like the park and food pantry are positive benefits.
Prospective Colorado residents must weigh the **affordability and modern amenities** against the reality of strict community regulations, which, as feedback suggests, are rigorously applied. If a structured, clean, and organized community is your priority, Chancellors fits the bill. If a more relaxed, 'trailer park' environment with minimal oversight is desired, the current management style may prove challenging.

★ 5★ 4★ 3★ 2★ 1I would not recommend living here. They say they are family friendly. Yet you are not allowed to have bikes or kids toys out for Park people to see their stipulations for keeping things clean are unrealistic for a trailer park, not an HOA. Unless you are willing to be drilled on daily, I would not recommend moving here
July 25 · Ariel FraijoMy family has been there for YEARS . It has seen SEVERAL owners , management!!! 2 months after my mom passed away everyone in the park had to take down their porch if it was attached to the Home THAT THE RESIDNT owned!!! There are ALOT of elderly residents there. I was LIVID !! There is a dilapidated home next to my Dad's that is totally run down and has been that way for OVER a year!!! Now they're talking about HOA??!?! Sure slap another expense on your residents !! Some of the homes are a several family member household now you can have 2 vehicles. If not you have to pay to park the third vehicle?? It's definitely gone down hill!!! I wouldn't move there !!!!!!!!!!
April 11 · LeahAnne StarrittWith our new manager, it's getting better and better. We just need to get rid of some of these empty trailers and get new ones in.
May 08 · Charlotte KeelingWorst experience I've had ever driving into a trailer park. I park my car and not 5 minutes later, crazy manager comes out of nowhere saying that he's going to tell my car and that all cars have to be operational.. like it wasn't there 5 minutes ago so how do you think it got there. But I do wish all the residents here my deepest condolences and the fact that you have to deal with such a person.
September 24 · Chris ParksMy wife and I lived at Chancellor’s in 1977 while I served in the Army. Our first child was born while living there. Our parents visited us there. We never had a complaint. Our neighbors were great and the park was always clean. We had a large rose bush in front of the house. I’m glad to read that if it did get a bit rundown, management has put it back in shape.
