Cedar Circle Introduce
For many Floridians, particularly those on fixed incomes or seeking more affordable living solutions, mobile home parks represent a significant housing option. Cedar Circle, located at 1910 Enterprise Ave, New Smyrna Beach, FL 32168, is one such community that serves residents in our vibrant state. Mobile home parks, also known as manufactured home communities, offer a distinct living arrangement that can provide a sense of neighborhood and a potentially more cost-effective alternative to traditional site-built homes. This article aims to provide a clear, informative, and factual overview of Cedar Circle, tailored for our local Florida users. We will cover its location, typical services, and acknowledge recent resident feedback to help prospective residents make informed decisions about their housing needs.
The landscape of housing in Florida is diverse, and mobile home communities play a crucial role in providing varied options for residents. New Smyrna Beach, with its beautiful coastal charm and laid-back atmosphere, is a highly desirable area, making accessible housing even more important. When considering a mobile home park, Floridians typically look for a combination of affordability, a welcoming environment, and essential amenities that support a comfortable lifestyle. While manufactured home communities often boast a close-knit feel, it's equally important to understand the operational aspects, including how rent is managed and what services are explicitly provided. This overview will delve into these practical considerations for Cedar Circle, drawing on available public data and direct feedback from residents to offer a comprehensive picture for those contemplating a move to this New Smyrna Beach community.
Location and Accessibility
Cedar Circle Mobile Home Park is situated at 1910 Enterprise Ave, New Smyrna Beach, FL 32168, USA. This location places the community within the thriving and picturesque coastal city of New Smyrna Beach, in Volusia County. New Smyrna Beach is celebrated for its stunning beaches, rich history, vibrant arts scene, and abundant outdoor activities. For Floridians, living in this area offers the desirable combination of a relaxed beach town lifestyle with convenient access to essential amenities and larger urban centers.
Enterprise Avenue provides residents of Cedar Circle with relatively easy access to major roadways within New Smyrna Beach and beyond. State Road 44 (SR 44) is a significant route that connects to Interstate 95 (I-95), facilitating commutes to Daytona Beach to the north and Titusville/Kennedy Space Center to the south. The park's proximity to the heart of New Smyrna Beach means residents are just a short drive from local grocery stores, pharmacies, medical facilities, and a diverse selection of restaurants and unique boutiques along historic Flagler Avenue and Canal Street. For outdoor enthusiasts, the area offers world-class surfing, fishing, boating opportunities in the Indian River Lagoon, and access to natural attractions like Smyrna Dunes Park (a popular dog-friendly beach) and Canaveral National Seashore. While the specific street itself might be residential, its connection to the broader New Smyrna Beach infrastructure ensures residents have practical access to all the conveniences and recreational options that make this area so appealing to Floridians.
Services Offered
Mobile home parks typically provide core services as part of their lot rental agreements, designed to facilitate a functional living environment. However, based on recent customer reviews for Cedar Circle Mobile Home Park, it is explicitly stated that "there are zero amenities." This feedback is crucial for prospective residents to consider. While many manufactured home communities in Florida offer a range of amenities to enhance lifestyle, such as swimming pools, clubhouses, or recreational facilities, Cedar Circle, according to its residents, does not currently offer these. Therefore, potential residents should anticipate that the monthly lot rent primarily covers the lease of the land for their mobile home and basic infrastructure services. Common services in mobile home parks generally include:
- Lot Rental and Basic Utilities Hookups: The primary service provided is the lease of the land for the mobile home, along with necessary hookups for water, sewer, and electricity. Residents are typically responsible for connecting their homes to these utilities and paying for their consumption.
- Waste Management: Trash collection services are usually coordinated by the park, with designated pick-up days or communal bins for residents.
- Community Infrastructure Maintenance: The park management is generally responsible for maintaining the internal roads and common areas to ensure they are safe and accessible.
It is vital for anyone considering Cedar Circle to confirm directly with the park management what is precisely included in the lot rent and what, if any, additional services or facilities are available. The explicit mention of "zero amenities" in multiple reviews suggests a more utilitarian approach to the park's offerings, focusing solely on providing a lot for the mobile home.
Features / Highlights
When considering a mobile home park, features and highlights often refer to the amenities and overall living environment that enhance a resident's quality of life. However, the existing customer reviews for Cedar Circle Mobile Home Park explicitly state that "there are zero amenities." This directly impacts what can be highlighted as 'features' in the traditional sense of recreational or community facilities. Therefore, the key 'features' of Cedar Circle must be viewed through the lens of its core function as a place to reside with essential access. Based on available public data and the candid feedback from residents, the highlights primarily relate to its location and its fundamental purpose as a housing option:
- Location in New Smyrna Beach: This is arguably the primary highlight. Being situated in a desirable coastal city like New Smyrna Beach provides residents with immediate access to beautiful beaches, diverse dining, unique shopping, and a wide array of outdoor recreational activities, including surfing, fishing, and exploring natural preserves.
- Potential for Affordability (Initial Consideration): Historically, mobile home living has offered a more affordable housing solution compared to traditional homes, particularly in sought-after areas. While recent rent increases at Cedar Circle are a significant concern for existing residents, for new renters, the base lot rent might initially appear more accessible than other housing types in the immediate New Smyrna Beach area.
- Individual Home Sites: Unlike apartment living, mobile home parks offer individual lots for each home, providing residents with more personal space and privacy, which can include small yards.
- Accessibility: The park's location provides convenient access to major roads, essential services, and local attractions in New Smyrna Beach, facilitating daily commutes and leisure activities.
It is crucial for prospective residents to weigh these positional benefits against the stated lack of amenities and the significant concerns raised by current residents regarding rent increases and the absence of long-term lease agreements that would protect against such increases. These factors fundamentally shape the living experience at Cedar Circle.
Contact Information
For the most current information regarding lot availability, rental agreements, and to address any questions, it is highly recommended to contact Cedar Circle Mobile Home Park directly. Conclusion: Why This Place is Suitable for Locals
For Floridians considering housing options in the beautiful New Smyrna Beach area, Cedar Circle Mobile Home Park presents a nuanced picture. Its primary suitability for locals lies in its geographical advantage. Being located in New Smyrna Beach means residents have immediate access to a highly desirable coastal lifestyle, including stunning beaches, vibrant downtown areas with unique shops and restaurants, and abundant opportunities for outdoor recreation. This geographical benefit can be a significant draw for those who prioritize living in a specific, attractive part of Florida.
However, it is critically important for local Floridians to approach Cedar Circle with a full understanding of the resident feedback provided. While mobile home parks often offer a pathway to more affordable living, the reviews highlight significant concerns regarding rent increases—from $390 to $700 per month for existing residents within a year, with no lease agreements to lock in rates for current occupants. The explicit mention of "zero amenities" also means that residents should not expect communal facilities such as pools, clubhouses, or organized activities often found in other manufactured home communities. For individuals or families who are primarily seeking a basic land lease for their mobile home in a prime New Smyrna Beach location, and who are fully aware of and prepared for potentially fluctuating rent costs without protective lease agreements, Cedar Circle might still be a consideration. However, for Floridians on fixed incomes, such as Social Security recipients, or those seeking predictability and a robust suite of amenities, these factors warrant careful and thorough investigation before making a commitment to reside at Cedar Circle. It underscores the importance for locals to directly engage with management and understand all terms and conditions of residency to determine if it truly aligns with their long-term housing needs and financial stability.

Cedar Circle Reviews
Buyer beware new management has increased rent over 50% in 1 year. 390.00 to 700.00 per month for existing residents and whatever market will bare for new renters. For example, a new renter moves in, if they can get 750.00 they will then increase all other rents to that amount. There is no lease agreement for anybody living there that would keep rent locked in , they raise rent indiscriminately. Also there are zero amenities.
