Candlewood Park Introduce
For Colorado residents seeking an entry point into homeownership in the scenic Grand Valley, **Candlewood Park** is a large manufactured home community located in **Clifton, CO (81520)**. Positioned near Grand Junction, the park offers an alternative to the high costs of traditional site-built homes, allowing residents to own their manufactured home and lease the land (lot). The community is actively managed by Inspire Communities and is marketed as a close-knit community that blends the region's natural beauty with the convenience of nearby urban amenities.
The park is designed to offer a variety of housing options, often featuring both single-wide and multi-section homes that come on the market at competitive prices. Recent listings show a range of homes for sale, often featuring updates and multiple bedrooms. Candlewood Park's location near the Colorado River is a strong draw, providing residents with opportunities to enjoy the outdoors. The management aims to provide essential community features, including a clubhouse and recreational amenities for families.
However, potential residents from the Colorado region should be aware that customer feedback indicates significant concerns regarding **community upkeep, management responsiveness, and lot rent increases**. Unverified reviews suggest frustration with slow maintenance of park grounds, outdated recreational facilities, and difficulties with office communication and billing practices. While the park has invested in buying and remodeling homes, residents have stressed the need for improvement in common infrastructure like streets and parking. For local users, a thorough personal inspection and detailed review of the current lease agreement are strongly advised before committing to a home purchase or lot lease.
Candlewood Park is strategically located at **424 32 Rd, Clifton, CO 81520**, placing it in the desirable Grand Valley area of Mesa County. This location offers the benefits of suburban living with swift access to the greater Grand Junction metropolitan area, providing residents with a wealth of services, healthcare facilities, shopping centers, and employment opportunities.
The park is situated just off major local roadways, ensuring easy vehicle access for commuting. Its proximity to the **Colorado River** allows for convenient access to hiking and walking trails that follow the river, promoting an active Colorado lifestyle. The area around Clifton is part of the agricultural landscape, including vineyards and orchards, lending a peaceful and scenic backdrop to the community.
For residents who commute to Grand Junction or elsewhere in the Grand Valley, the location on 32 Road provides a relatively quick route. As a large manufactured housing community, the internal roads and infrastructure are the responsibility of the park management, which, according to resident feedback, is an area of ongoing concern for current inhabitants who note that the streets and parking areas are in need of fixing and replacing.
As a comprehensive mobile home park managed by a corporate entity, Candlewood Park offers a range of services centered on the leased lot and community amenities, which are integral to the resident experience.
- **Lot Leasing:** Provision of land leases for manufactured homeowners, including essential utility hookups (water, sewer, electric). Some listings suggest lot rents around **$621 to $641 per month**, plus varying fees for water, sewer, and trash (which prospective residents must verify).
- **Park Management:** An **on-site management team** is advertised to ensure the property is well-maintained and that issues are resolved promptly, though resident feedback suggests this service is inconsistent. Office hours are generally structured (e.g., Mon-Fri 9:00 AM – 6:00 PM, Sat 10:00 AM – 2:00 PM).
- **Recreational Amenities:** Features include a **community clubhouse** (for gathering and relaxing), a **park**, and a **basketball court**.
- **Storage:** Designated **RV and Boat Storage** facilities are available to keep the community clear and provide residents with secure storage options.
- **Off-Street Parking:** Individual lots typically offer **off-street parking**, with general rules limiting the number of vehicles per site.
- **Utility Structure:** The community features **individual utility meters** for accurate consumption tracking.
- **Maintenance Commitment:** Management is contractually responsible for maintaining common areas, including the streets, though this remains a point of contention with existing residents.
The highlights of Candlewood Park are rooted in its accessibility to affordable homeownership and its community-focused amenities, set against the backdrop of the Colorado Western Slope.
- **Affordable Homeownership:** The primary feature is providing one of the most **affordable routes to owning property** in the Grand Junction metropolitan area, with multiple homes regularly listed for sale at highly competitive prices.
- **Community Amenities:** The presence of a **clubhouse, basketball court, and playground** promotes community interaction and provides dedicated spaces for family activities.
- **RV and Boat Storage:** The availability of **on-site storage** for recreational vehicles is a significant advantage for Colorado residents who embrace the mountain and water recreation lifestyle.
- **Modernized Housing Options:** The park actively brings in **new homes and remodels old ones**, offering residents a chance to purchase contemporary or updated properties.
- **Clifton/Grand Valley Location:** Residents enjoy the scenic beauty of the Grand Valley, with **easy access to the Colorado River trails** for walking and exercise, and proximity to the amenities of Grand Junction.
- **Pet Welcome Policy:** The community has a **"Pets Welcome"** policy, accommodating the needs of local pet-owning families.
Colorado residents who wish to inquire about purchasing a home, lot lease terms, or the current state of community maintenance at Candlewood Park should use the following official contact details. Given the noted issues with communication, direct follow-up is essential.
**Address:** 424 32 Rd, Clifton, CO 81520, USA
**Phone:** (970) 432-4731
Prospective residents are strongly encouraged to visit the on-site office during operating hours to speak directly with the management team regarding lease details, maintenance schedules, lot rent increase history, and the current enforcement of community rules.
For local Colorado users, **Candlewood Park is worth considering** because it fulfills the crucial need for **affordable homeownership** in the increasingly expensive Grand Valley.
The park's value lies in the **price point of its homes** and its **strategic location** near the Colorado River and Grand Junction. The existence of amenities like the clubhouse and RV storage adds tangible value.
However, the decision to choose Candlewood Park hinges on **management’s current action**. Prospective buyers must specifically investigate whether the reported issues—unkept common areas, unresponsive management, and lack of essential infrastructure maintenance (streets/parking)—have been recently and consistently addressed. If a prospective resident finds satisfactory evidence that the new or remodeled homes are backed by timely and reliable management that honors the lease agreement's maintenance commitments, Candlewood Park can be a valuable and affordable real estate choice in the 81520 area.

Candlewood Park Reviews
- Unkeept for the lot rent price. They raise lot rent for new owners, but the people with fixed rate rent are going in trashing the place. Unhoused live in vacant areas of the place. The swing set and playground for kids is outdated. The management crew hasn't made real changes with the upkeep of the place. They need to hire more people to clean this place up. It's a beautiful area, but people who live here for a while do not bid by the current rules. The park has bought new homes and remodles some old ones. I think the budget should go to replacing or fixing the streets and parking areas. New playground and swing, and helping current owns get trash out of their yards and when you offer grass seed, actually deliver it to the houses. April 26 · Kellsie Chase
- We have lived here for a year now the park does not hold up their end of the lease with maintenance at all. But if we don't pay on the 1st we get letter saying we have to pay right away or face eviction. the office never answers the phone or is hardly ever in the office. our irrigation was only turned on in until July but they didn't even tell the community until august. Trying to get on to pay monthly is always a hassle. they raise lot rent every year yet never change the lease to show they changed it. This place is a joke if we could not only would we sue the heck out of them but we would move but this is our only option. the only part of the park they maintain is the park and the office. No overflow parking but yet not allowed to park on the street. My advise is NEVER MOVE HERE! September 05 · Kimberly Sandoval
- I lived here for a good amount of my life, the new managers here aren’t very helpful with the community. Water was just turned on when the grass died, the park isn’t well kept — it does need new playground equipment. There’s regulations on some trailers that are well kept and then the “trashy” ones they let slide over. Maybe let’s get some new roads and some help with those yards which need helped. You always look at the firsts homes. July 13 · Jessica Brown
- I'm a delivery driver and I can't explain to you how much I dread delivering in this neighborhood besides the fact that the trailer numbers have no rhyme or reason the weeds are about 8 ft tall in all directions most trailers are a complete dump and it's super heartbreaking the amount of sick stray cats there are in the area. Do better get involved with the humane society and set up a trap and release and get on top of the problem. August 23 · Jamie Lynn
- it seems like just your regular neighborhood from a distance, but kind of where Tyler Park is actually a very dangerous place to be. I wouldn't be walking through there at night in the dark, especially not alone. as a female. the people who manage the park are illegally buying trailers that are not for sale. their owners just may have passed away or been incarcerated but they illegally buy the trailers and sell them to others and there should be some sort of regulation on that but there's not apparently. it's all a civil matter at the end of the day and once settled out in court. he who has the dollar has the mighty dollar. has the mighty arm of the law behind them. about 6 months ago I thought it would be safe to take my niece over to the park. there were syringes everywhere, beer bottles, alcoholic cans and bottles everywhere. they keep it pretty well. cleaned up now but that was just 2 months ago actually.
