Brushy Creek Resort

312 Brushy Creek Ranch Rd, Royse City, TX 75189, USA

3.0
Not a resort but a parking lot in a hay field. Don’t believe all the hype about changes, not happening. Terrible at mowing grass. You will be dumping tanks in knee high grass. We killed 10 fire ant nests on our site. Deposit is 200 plus you will pay for a background check. Good luck getting your deposit back. They were 6 weeks delinquent in getting us our check and we had to fight for a month to get our money back. Owner has had 9 managers in 2 years. What does that tell you?! Enter at your own risk! - Christie Mastin

Brushy Creek Resort Introduce

For RVers in Texas, selecting the right park is crucial for a comfortable and enjoyable stay. Brushy Creek Resort in Royse City, TX, presents itself as a property with a vision for outdoor adventure and relaxation, encompassing RV sites and tiny home rentals. However, recent guest experiences suggest a discrepancy between the "resort" designation and the current reality on the ground. For locals considering a stay, it’s important to approach this destination with a clear understanding of what to expect, based on direct feedback from previous visitors.

Royse City, located in the growing eastern Dallas-Fort Worth metroplex, offers a convenient location for those working in the area or looking for a base to explore North Texas. Brushy Creek Resort aims to provide a blend of country living with essential amenities. This article will offer an overview of Brushy Creek Resort, detailing its location, stated services and features, and critically, incorporating recent customer insights to provide a factual and balanced perspective for Texans planning their next RV stay.

Location and Accessibility

Brushy Creek Resort is situated at 312 Brushy Creek Ranch Rd, Royse City, TX 75189, USA. This address places it within the rural landscape of Royse City, offering a sense of "country living" and "openness" away from the immediate hustle and bustle of larger urban centers. Royse City itself is part of Rockwall County, known for its rapid growth and proximity to major lakes like Lake Lavon, Lake Ray Hubbard, and Lake Tawakoni.

While the website promotes a "serene & quiet place to call home" nestled away from the main interstate, some reviews describe it as a "parking lot in a hay field." Prospective visitors should consider that access might be along rural roads, leading to a setting that is more rustic than a manicured resort. Its location "just outside of Dallas, TX and close to Lavon Lake, Lake Ray Hubbard, Lake Tawakoni" provides convenient access to popular recreational areas and urban amenities within a reasonable driving distance (approx. 30 miles from Downtown Dallas). This makes it potentially suitable for those working in the Dallas area or looking for a long-term base for exploring the region.

Services Offered

Brushy Creek Resort's official communications highlight several services and amenities. However, guest reviews provide a contrasting perspective on the actual availability and maintenance of these services.

  • RV Hookups: The resort states it offers "full-service RV hookups" including water, sewer, and electric connections (30-amp and 50-amp options) for a comfortable stay. Recent reviews, however, mention "knee high grass" at dump sites, suggesting challenges with upkeep.
  • Bathrooms and Laundry Facilities: The website mentions "clean, modern bathrooms and convenient laundry facilities" available 24/7. Conversely, some reviews indicate a lack of maintenance ("Horrible up keep to the grounds").
  • Tiny Home Rentals: The resort offers fully equipped tiny homes with comfortable living spaces, kitchens, and private bathrooms for rent.
  • Dog Run: A "dedicated dog run" is advertised as a safe, off-leash environment for pets, as the resort is pet-friendly.
  • Fishing Ponds: "Well-stocked ponds" are listed as an opportunity to relax and fish.
  • Hiking Trails: "Well-maintained hiking trails" are advertised for scenic walks through nature.
  • Picnic Areas and BBQ Pits: Designated areas for outdoor meals are mentioned.
  • Event and Gathering Spaces: The resort claims to have spaces for hosting events like weddings or retreats.
  • Seasonal Activities and Events: Regular activities and events are promoted on their website.
  • On-site Management: The resort's website provides contact information for a manager. However, reviews frequently cite "poor management or none at all" and a high turnover of managers ("9 managers in 2 years").
  • Background Checks and Deposits: Guests should be aware that a background check and a $200 deposit are required, with some past guests reporting difficulties in receiving deposit refunds.
Features / Highlights

Based on both the resort's stated features and customer experiences, the highlights of Brushy Creek Resort are a mixed bag:

  • Spacious Acreage: The resort is set on 120 acres, offering a sense of "openness to an inviting landscape" and "beautiful Texas landscape."
  • Country Living Atmosphere: It aims to provide a "serene & quiet place to call home" away from city noise.
  • Tiny Home Community: The inclusion of tiny home rentals alongside RV sites offers diverse accommodation options.
  • Pet-Friendly: Welcomes furry friends with a dedicated dog run.
  • Fishing Opportunities: The presence of fishing ponds provides a recreational activity on-site.
  • Potential for Outdoor Activities: Offers hiking trails, picnic areas, and BBQ pits for guests to enjoy the outdoors.
  • Proximity to Lakes: Its location near Lake Lavon, Lake Ray Hubbard, and Lake Tawakoni is a significant draw for water enthusiasts.

However, it's crucial to acknowledge the "lowlights" from recent reviews, which significantly impact the overall experience:

  • Maintenance Issues: Reports of "knee high grass" at dump sites and generally "horrible up keep to the grounds."
  • Management Instability: Frequent turnover of managers and a perceived lack of responsive management.
  • Deposit Refund Challenges: Guests have reported significant difficulties and delays in getting their security deposits back.
  • "Parking Lot" Feel: Despite the 120 acres, some guests perceive the RV area as "basically a parking lot in a hay field," lacking the aesthetic of a resort.
  • Pest Issues: Mention of "fire ant nests" on sites.

Conclusion: Why this place is suitable for locals

For Texans considering Brushy Creek Resort in Royse City, it’s vital to approach it with a balanced perspective, weighing its advertised potential against recent guest experiences. While the resort aims to offer a blend of country living with recreational amenities, it appears to be a work in progress with significant operational challenges reported by previous visitors.

Its suitability for locals largely depends on individual expectations. If you are looking for a straightforward, rural parking spot for your RV in the Royse City area, with easy access to major lakes and proximity to Dallas, and are prepared for a more self-reliant stay without high expectations for immediate "resort" level services or aesthetics, it might serve as a functional base. The presence of full hookups, tiny home rentals, and a dog run indicates an intention to cater to a range of needs.

However, the consistent feedback regarding maintenance issues (like tall grass), management instability, and significant difficulties with deposit refunds are serious concerns that prospective guests, particularly those planning longer stays, should consider. The "enter at your own risk" sentiment from a previous guest encapsulates the need for caution. For Texans, if you choose to visit Brushy Creek Resort, it is highly recommended to communicate directly with management regarding current conditions, specific site availability, and clear policies on deposits and refunds before committing to a stay, especially for extended periods.
