Its suitability is rooted in a combination of factors that resonate with the priorities of many Californians in this demographic.
Firstly, the park’s dedication to being a 55+ community creates a peaceful and mature environment. This age restriction means residents can expect a quieter atmosphere, free from the disturbances often associated with family parks. This aligns perfectly with the desires of retirees and seniors who prioritize a calm setting for their daily lives. The reported friendly nature of neighbors and their willingness to "watch out for each other" further enhances the sense of security and belonging within this demographic.

Lastly, the availability of a clubhouse provides a communal space for residents to gather and socialize, supporting community engagement. Despite some noted concerns regarding management issues and adherence to regulations, the core appeal of a peaceful community, friendly neighbors, and a secure environment often outweighs these for long-term residents. For Sacramentans in the 55+ age bracket who value a quiet, safe, and community-focused place to call home, Brookside Mobile Home Park offers a viable and appealing option.

Brookside Mobile Home Park Reviews
Horrible manager,Horrible at representing all 80 residents in the park. The park itself is a nice park, I have lived here for almost 10 years, the manager and owner are letting some residents pile junk in there carports, California regulation ,title 25 is allowed to be violated daily.Manager has huge conflict of interests with certain residents. Is not truthful, often lies about other residents and doesn't give out rules, always out of ink.Often discriminate's against residents she doesn't like, often shows favoritism to residents who help her personally.Have been reported the HCD many times by different residents.Manager has huge communication issues, is not truthful with information.Expects residents to maintain common areas.Looking forward to the day she retires.Absolutely horrible, most residents would agree.
Apr 13, 2025 · Bob FollisIt's so close to the creek, it floods over the main street and up under some of the houses. Lot of the trailers are from the 60s. It's a nice peaceful park. A vast majority of the people are nice. The manager is nice and helpful if you communicate with her with your concerns or a little celebration you want to have in the clubhouse. It is for the older set so you're not going to get loud music or parties on the weekends!
Jun 12, 2022 · Michelle “Chelle” BlanksI have lived in several Mobile Home Parks over the years and I've been very happy living here. So much so, I moved back into Brookside Mobile Home Park when I returned to Sacramento county. The residents here are quiet and friendly, as is the Office Manager. I appreciate it's location and its design. It's not a straight, open grid of Mobile homes, which I detest. Brookside has trees and shrubs and a grass area beside a creek for the Park residents to use.
Jul 23, 2021 · tom tosteThis is a great over 55+ Community I have lived here 3 years left for a year and when I had the chance to come back did. Management is superb. Nice swimming pool and club house. Great location close to everything and lowest space rent in such a good area. Extremely happy here.
Jul 23, 2021 · Shawn WrightIf you have a small dog only or no pets, you qualify to live here. It's a 55 plus mobile home park. Its mostly older mobiles and seldom will a home go up for sale as this is a most owners are here to stay. No rentals, just owners. But you are close to and right off Madison Ave w/ a straight shot to the freeway very close by.The space rent in this park is less cost than anywhere you will find, with low increases yearly.
