It's important to approach any housing decision with thorough research and a full understanding of the living experience. The provided reviews for Briarwood Mobile Home Park contain significant and serious concerns, detailing issues with management (specifically naming Sherry and Stefanie), allegations of unresponsiveness to serious problems like rat and insect infestations, and a general lack of concern for tenant well-being, particularly for disabled and senior residents. These accounts describe a highly negative experience for some former and current tenants, advising others to "Stay away" and "Don't rent here." They also mention the tearing down of old trailers and replacing them with new ones, advising "renter/buyers BEWARE."
While this article aims to be informative and factual, it is crucial to present a balanced view. Given the severity of the complaints in the provided reviews, potential residents are strongly urged to conduct extensive personal due diligence. This overview will present publicly available information such as the park's location and general services expected in such communities. However, the strong negative sentiment in the reviews cannot be overlooked. We encourage direct contact with the park management, if possible, and a diligent investigation into current resident experiences to form a complete picture before making any housing commitments.
Briarwood Mobile Home Park is situated at 87 Front Street, Shirley, MA 01464, USA. This address places the park in Shirley, a town located in Middlesex County, Massachusetts. Shirley offers a rural and suburban mix, providing a quieter living environment compared to more densely populated areas of the state.
Front Street is a local roadway that provides access to the park. Shirley itself is generally accessible via state routes. Massachusetts Route 2, a major east-west highway, is located a short distance south of Shirley, offering convenient connectivity to points west (like Fitchburg and Gardner) and east towards Boston. Route 111 also runs through Shirley, connecting to neighboring towns like Ayer and Groton. This network of roads ensures that residents of Briarwood Mobile Home Park have reasonable access to local amenities and services.
Within Shirley, residents can find essential services such as grocery stores, local shops, and some dining options. The town is known for its historic Shirley Shaker Village and its connection to the Nashua River Rail Trail, which offers recreational opportunities for walking and biking. For those commuting to larger employment centers, the MBTA commuter rail service from nearby Ayer provides public transportation options to Boston. While the park itself is located on a local street, its proximity to state routes and, further out, the commuter rail, helps to connect residents to the broader opportunities and resources available in Middlesex County and the greater Boston metropolitan area.
Based on the nature of a mobile home park, Briarwood Mobile Home Park, like others, would typically provide certain fundamental services related to the housing and community infrastructure. While the provided reviews do not detail these services, but rather focus on severe management issues, we can infer common offerings in such communities:
- Lot Leasing: The primary service offered in a mobile home park is the leasing of individual lots to residents who own or rent their manufactured homes. This lease agreement outlines the terms of occupancy and typically includes access to community infrastructure.
- Utility Connections: While residents usually pay for their individual utility consumption (electricity, natural gas where available), the park typically provides the infrastructure for these connections to each home site.
- Water and Sewer Access: Access to water and sewer services is generally provided by the park, often included as part of the monthly lot rent or billed separately by the park.
- Trash Removal: Most mobile home parks arrange for waste collection and disposal for residents, contributing to the cleanliness and management of the community.
- Road Maintenance: The park management is typically responsible for the maintenance of internal roads within the community, including plowing snow in winter months.
- Common Area Management: Maintenance of any common areas, such as shared green spaces or internal lighting, would fall under the park's responsibility.
- On-Site Management: As indicated by the reviews mentioning "Sherry" and "Stefanie" as managers, there is likely an on-site or readily available management presence to handle park operations, rules enforcement, and resident inquiries (though the quality of this interaction is a point of contention in reviews).
It is crucial for any prospective resident to obtain a copy of the lease agreement and thoroughly understand all terms, services included, and tenant responsibilities, especially given the serious concerns raised in the reviews regarding management's handling of tenant issues and responsibilities for maintenance like pest control.
Based on the general nature of mobile home parks and the limited positive information available, potential features and highlights of Briarwood Mobile Home Park would typically center around its core offering of manufactured housing. However, it is essential to contextualize these with the severe negative feedback provided in the reviews.
- Affordable Housing Option: The reviews do state, "It's affordable," indicating that Briarwood Mobile Home Park might offer a lower-cost housing alternative compared to traditional site-built homes in Massachusetts, which is a key reason many individuals consider manufactured home living.
- Manufactured Home Living: The park provides lots for manufactured homes, which often allow for a more compact and manageable living space, potentially appealing to those seeking to downsize or looking for a different housing style.
- Location in Shirley, MA: The park's location in Shirley offers a quieter, more rural or suburban environment than densely populated urban centers. This can be a highlight for those seeking a less bustling atmosphere.
- Proximity to Route 2: Easy access to major state routes like Route 2 provides convenient connectivity for commuting and accessing amenities in surrounding areas of Middlesex County and beyond.
- Individual Dwelling Space: Unlike apartment living, residents in a mobile home park typically have their own detached dwelling, often with a small yard space, which can be a desirable feature for privacy.
It is imperative to address the severe negative reviews directly. The allegations of "rat burrowed inside trailer," "major bees/hornets nests," "spiders all over the inside," "irresponsible" management, "disrespectful" managers, and warnings of "renter/buyers BEWARE" regarding tearing down old trailers for new ones, present significant counterpoints to any potential benefits. These issues directly impact the living experience and highlight critical concerns about maintenance, safety, and management responsiveness. Any evaluation of "features" must take these serious complaints into account.
As a content writer, I cannot provide real-time information on specific promotions or special offers that Briarwood Mobile Home Park might be running. Like many rental properties or mobile home communities, any offers would be dynamic and subject to change based on market conditions, availability, and management's discretion.
The provided reviews indicate that the primary "offer" of Briarwood Mobile Home Park might be its affordability, as one reviewer explicitly states, "It's affordable." However, this is immediately followed by the crucial caveat, "but at what cost."
Given the severe negative feedback regarding management, maintenance issues (rats, bees, spiders), and tenant treatment, any potential "affordability" should be weighed heavily against these significant concerns. There is no information in the provided text to suggest any specific, positive promotions (e.g., move-in specials, discounted rent periods).

Given the serious nature of the complaints in the provided reviews, it is highly recommended that prospective residents engage in thorough due diligence, including asking very specific questions during any communication with the park management.
When evaluating Briarwood Mobile Home Park in Shirley, MA, for local residents in Massachusetts, it is imperative to directly address the comprehensive and severe negative feedback provided in the reviews. While the park's primary suitability factor is its noted "affordability" in the context of Massachusetts's housing market, this benefit is significantly overshadowed by substantial and alarming concerns.
The reviews vividly describe deeply troubling issues with park management, including alleged disrespect, unresponsiveness to critical problems like rodent and insect infestations, and a perceived lack of accountability and concern for tenant welfare, even for disabled and senior residents. Phrases like "Stay away," "Don't rent here," and "renter/buyers BEWARE" are strong advisories from former or current tenants. These are not minor complaints but point to fundamental problems with the living environment and the management's responsibility towards its residents.
Therefore, while the concept of a mobile home park can offer an accessible and potentially affordable housing solution for some Massachusetts locals seeking an individual dwelling with a small plot of land, the specific experiences reported at Briarwood Mobile Home Park raise serious questions about its suitability.
For any local resident considering Briarwood Mobile Home Park, the factual conclusion must be that extreme caution and extensive, independent investigation are absolutely necessary. While the park is located in Shirley, offering a suburban setting with access to state routes and the commuter rail, these locational benefits cannot mitigate the grave concerns about living conditions and management conduct detailed in the reviews.
It is crucial that prospective tenants or buyers verify all claims, thoroughly review lease agreements (especially regarding pest control and maintenance responsibilities), and, if possible, speak with current residents to gain firsthand insight into the actual living experience at Briarwood Mobile Home Park. Without a clear and documented resolution to the serious issues raised, the "cost" of affordability, as one reviewer put it, appears to be extremely high. Based on the provided information, the park's suitability is highly questionable for the average Massachusetts resident seeking a safe, respectful, and well-managed living environment.

Briarwood Mobile Home Park Reviews
Manager of park (Sherry) is not a kind person. Rat burrowed inside trailor & tenet was told "read your lease. Page 10", (was pretty quick with the page #) this must not be first problem. It's your responsibility. You live in a single family home. It's a TRAILOR PARK -not a single family home. So... The tenant gets BIT by the rat. Called again to management. No concern what so ever. Hung up 3x's during conversation (or her snarling). After calling the trustee Atty Peter Knox, I was asking for owners information. Sherry said she has no boss, she the boss. Peter Knox says he manages park & is a trustee. Owners want to remain anonymous. Don't rent here. It's affordable, but at what cost. Also, the people you have to deal with are plan rude and ignorant.FYITenant gone. They tore down the trailer (aka single family home). They put in brand new trailer.I guess the rat infested trailer could not be rented.Nice group of people.Stay away.
Jul 12, 2023 · S GThe management is irresponsible for anything that I have complained to them about like major bees/hornets nests. There are spiders all over thein inside of trailer. There also are very aware of the RAT problem. I'm still waiting for a maintenance visit for months. I am disabled and my mother is a senior citizen this is not a place you want to live regardless. Manager(Stefanie) is the most disrespectful person I've ever spoken with. They are tearing down old trailers to rent and sell. All I have to say is renter/buyers BEWARE!!!!!!!
May 20, 2021 · Michelle WeirI have a friend that lives here it's a nice little town but this place looks like a bunch of FEMA trailers all lined up when it's not kept up very well understandable why the rent is so low
Jun 16, 2019 · Tommy PrescottTrailers are all 2B-1Bath. Rent's are $549 to $1049. Depends on new or old.
