Boulders MHP Introduce
For residents of Indiana, particularly those in the Logansport area, who are considering mobile home living, Boulders MHP presents a housing option within Cass County. This article aims to provide a clear, engaging, and factual overview of this mobile home park, designed for local users in the Hoosier State. We will explore its location, the services typically offered, and the features that characterize the living experience here, while openly addressing the diverse perspectives shared by current and past residents.
Boulders MHP, or Boulders Manufactured Home Park, is an established community located in Logansport, Indiana. Mobile home parks, often referred to as manufactured home communities, typically operate on a model where residents own their manufactured homes and lease the land or lot upon which their home is situated. This structure often aims to provide a more accessible and potentially budget-friendly pathway to homeownership or long-term residency compared to traditional stick-built homes or apartment rentals.
Reviews of Boulders MHP present a complex and conflicting picture of the living experience within the community. One reviewer, who grew up in the park, states that it "Has severely went down hill," citing issues such as the single entry/exit frequently blocked by trains, "ridiculous" lot rent on top of a "house payment," and a perceived lack of maintenance or support from the company that owns the land. This review also points to new homes being added "way too close together and way too over priced," and expresses a strong desire to move out. Another review adds a severe accusation, stating, "Nice until you fall on hard times. Then they evict you and take the trailer you already paid for. They try to hide behind the Bible but they are nothing but a bunch of thieves." This suggests serious concerns about management practices, resident welfare, and financial transparency.
Conversely, information from Boulders MHP's website (associated with IMPACT Communities) presents a different image. It describes Boulders MHP as "one of the best hidden secrets in the region," aiming to help residents achieve homeownership dreams. Testimonials on their site include positive remarks such as, "IMPACT helped me purchase my first home. Any questions I had they answered," "Great little community of people & reliable landlords. Quality affordable places to live, not your normal trailer park at all," and "I've lived here for 20 plus years and have seen a lot of good improvements throughout the community. The new company is awesome!!!!" This stark contrast in experiences highlights the critical importance for prospective residents to conduct thorough due diligence, including visiting the park in person, observing conditions, and attempting to speak with various current residents to form their own informed opinion. The park is managed by Impact Communities, as per public records.
Boulders MHP is situated at 670 S Boulder Dr, Logansport, IN 46947, USA. This address places the community in Logansport, a city in Cass County, Indiana. Logansport is known for its blend of small-town charm, historical significance, and access to the Wabash and Eel rivers.
The park's location offers proximity to local amenities within Logansport. Residents have access to local restaurants like Boardwalk Café and Carniceria La Fiesta, as well as essential services, grocery stores (including a Walmart Supercenter nearby), and fitness centers. Logansport is characterized by its "quiet residential streets and affordable rentals," as described by Apartments.com. However, one review explicitly mentions a significant accessibility challenge: "Only one way in and out and constantly gets blocked by a train that stops and doesn’t move for more than 20 minutes at a time." This is a crucial practical detail for residents and prospective residents, as it could impact daily commutes and emergency access. Logansport itself offers various parks such as Dykeman Park Golf Course, Huston Park, and Riverside Park, as well as attractions like the Cass County Dentzel Carousel, Mary Max Cinemas, and France Park, providing recreational opportunities for locals. Despite the potential train-related access issue, the location generally provides a sense of a secluded small town in the suburbs of Indiana.
Mobile home communities like Boulders MHP typically provide a core set of services for their residents, though the quality and scope of these can vary. Based on general industry standards and some specific information available for Boulders MHP, these commonly include:
- Lot Leasing: Residents lease a designated plot of land within the park for their manufactured home. This lease includes access to the park's foundational infrastructure.
- Utility Hook-ups: Individual lots are typically equipped with connections for essential utilities such as water, sewer, and electricity.
- Common Area Maintenance: The park management is generally responsible for the upkeep of common areas, including internal roads and shared spaces. However, one review explicitly states "zero maintenance to the roads or park," which directly contradicts the expectation of well-maintained common areas.
- Waste Management: Organized curbside trash pickup is listed as an amenity on the Boulders MHP website, ensuring convenient waste disposal for residents.
- Professional Management: The Boulders MHP website highlights that it is "Professionally Managed," implying a dedicated team to handle resident inquiries, concerns, and park operations. However, this conflicts with reviews stating "negligent and incompetent management" and being "gaslighted or flat out ignored."
- Online Payments: The ability to make online payments for convenience is listed as an amenity.
- Pet Friendly: Boulders MHP is advertised as a "Pet Friendly" community, which is a significant service for residents with pets.
Given the conflicting feedback, prospective residents should thoroughly verify the actual condition and reliability of these services directly with park management and, if possible, current residents.
Boulders MHP, as a manufactured home community, offers several features and potential highlights, though some are subject to conflicting opinions:
- Affordable Housing Opportunity: Mobile home living is generally considered a more budget-friendly housing alternative compared to traditional single-family homes, offering a path to homeownership. However, one review calls the lot rent "ridiculous" and homes "way too over priced," indicating that affordability can be subjective or vary.
- Community Atmosphere: The park is described as a "hidden gem of community living" and a "great little community of people," suggesting a potential for a friendly and connected neighborhood environment.
- Family-Friendly Environment: Logansport is known for its "family-friendly atmosphere," and Boulders MHP's website mentions a "park for children" and a "peaceful area... great place to live and raise a family."
- On-site Recreational Amenities: The community boasts an "outdoor basketball court" and "miles of trails through the wooded property and river front access from the trails," providing residents with opportunities for outdoor activity right within the park.
- Secluded and Quiet Setting: The description mentions a "quiet setting of the community" and being "off the main roads so no through traffic is experienced," which can be appealing for those seeking a tranquil living environment.
- Close to Logansport Amenities: The location provides convenient access to shopping, dining, and other services in Logansport, balancing the quiet setting with urban conveniences.
- Rent Credit Program: The Boulders MHP website advertises a "Rent Credit Program" where residents in good standing can accumulate credits towards the purchase of a home, a potentially significant financial benefit.
- Refer a Friend Program: A referral program offers incentives for residents who bring new tenants into the community.
It is important to acknowledge the negative reviews that contradict some of these positive features, particularly concerning maintenance, property conditions, and management responsiveness.
Boulders MHP advertises specific promotions aimed at assisting residents with homeownership:
- Rent Credit Program: "Over the course of the lease term, residents in good standing shall receive reward credits for paying their rent on time and taking care of their homes. Residents in good standing can put their Rent Credit (or RCP) towards the purchase of a home. Rent credits are equal to 100% of the home rent paid by the resident. RCP will gain value up to 20% of the price of the home." This is a significant incentive for those looking to transition from renting a lot to owning a home within the community.
- Refer A Friend Program:
- $700 when they move their home to the community.
- $500 when they buy one of the park's homes.
- $250 when they rent one of the park's homes.
- Possible Purchase Incentives: While not explicitly detailed, general real estate listings for homes within Boulders MHP sometimes mention special offers, such as "save up to $3000 of the purchase price of this home" for specific units.

Boulders MHP Reviews
Lived here growing up. Has severely went down hill. Only one way in and out and constantly gets blocked by a train that stops and doesn’t move for more than 20 minutes at a time. Lot rent is ridiculous and on top that you pay a house payment all for the company to do nothing for you or the land they own. They keep adding more and more homes way too close together and way too over priced.
