Mobile home parks can offer a unique and often more affordable housing solution compared to traditional homes, fostering a sense of community for many residents. However, the quality of life within such communities is heavily influenced by factors like management responsiveness, maintenance standards, and the overall atmosphere. While many parks strive to provide a peaceful and well-maintained environment, resident experiences can vary significantly. For Bon Air Mobile Home Park, the provided reviews offer valuable insights into some of the challenges and realities reported by those who live there. By presenting these perspectives alongside factual information, we hope to provide a balanced picture for Indiana locals considering this particular housing option. Understanding these reported experiences is crucial for anyone making a significant housing decision.
Bon Air Mobile Home Park is located at 2501 N Apperson Way, Kokomo, IN 46901, USA. This address places it within a well-established area on the north side of Kokomo, Indiana. N Apperson Way is a significant thoroughfare, indicating good accessibility to various parts of the city. For residents, this means straightforward routes to local amenities, services, and employment centers within Kokomo.
The accessibility of Bon Air is a notable advantage. Its location close to the Chrysler plant makes it an ideal spot for those working in the industry, potentially reducing commute times significantly. Additionally, a local elementary school is reported to be directly across the road from the community, which is a substantial benefit for families with young children, offering convenience and potentially safe walking routes to school. Kokomo itself provides a full range of urban amenities, including diverse shopping options (like Save-A-Lot, Gordon Food Service Store, and various retail outlets such as Walmart, Menards, Kohl's), a variety of local restaurants (Martino's Italian Villa, Windmill Grill, Half Moon Restaurant & Brewery, PASTArrific, Hawg Heaven BBQ, Jay's Authentic Thai Cuisine), and recreational attractions (Kokomo Speedway, Northwest Park, Kokomo Beach Family Aquatic Center, Bon Air Park).
The park's proximity to these services ensures that residents have convenient access to daily necessities and leisure activities. The presence of on-site management and 24-hour emergency services, as highlighted in some descriptions, further contributes to the perceived accessibility of support within the community. While the reviews indicate some challenges, the geographical location itself offers a strong foundation for convenient living within the Kokomo area for Indiana residents.

Features / Highlights:
Based on the provided information and available public data, Bon Air Mobile Home Park presents a mixed bag of features and highlights:
- On-Site Management and Emergency Services: The park reportedly offers on-site management and 24-hour emergency services. While some resident reviews raise concerns about management responsiveness in certain situations, the presence of these services theoretically aims to provide support and address urgent issues.
- Recent Community Upgrades: Publicly available information suggests that Bon Air is an "up and coming community" with "a lot of work" recently completed, including "tree work and roads." This indicates an effort by management to improve the park's infrastructure and overall appearance.
- Proximity to Schools and Employment: A significant highlight is its location "close to the Chrysler plant," making it convenient for those employed there. Additionally, a "local elementary school is right across the road from the community," which is a considerable benefit for families with young children, offering easy access to education.
- Pet-Friendly Environment: Bon Air is advertised as a "pet friendly" community, which is a valuable feature for residents with furry companions, though restrictions may apply.
- Online Rent Payment: The availability of an online rent payment system offers convenience and security for residents managing their monthly payments.
However, it is crucial to also address the significant concerns raised in resident reviews:
- Persistent Sewage Issues: Multiple residents report that "sewage always backed up" and "the sewers backed up most of the time." This is a major concern affecting sanitation and livability.
- Loud and Unruly Behavior: Reviews frequently mention that "kids are very loud and rude," engaging in inappropriate behavior like "giving people the finger" and "cuss people out." There are alarming accounts of children potentially endangering themselves and others by pushing peers in front of cars. This suggests a significant lack of supervision and a disruptive environment.
- Unresponsive Management (Conflicting Reports): While official descriptions mention on-site management, residents state, "If you call management you're told they can't help it if you can get them on the phone." This directly contradicts the idea of hands-on and responsive management, particularly concerning noise complaints and maintenance.
- Maintenance Neglect: Despite claims of improvements, residents report that "nothing ever gets fixed around here," specifically mentioning issues with water, furnaces, and plumbing in homes. There's also a complaint about a "cat piss smell."
- Rising Lot Rent Despite Issues: Residents express frustration that "the lot rent gets raised" even when significant maintenance and community issues persist, with claims that the "going rate for a home is a $1000," which some residents feel is disproportionate to the living conditions.
Bon Air Manufactured Home Community is currently offering a specific promotion: "Just Security Deposit + $99 Moves You In!*" for signing a 13-month lease. This "star-spangled deal" is valid through June 30th, 2025. This incentive aims to provide an affordable entry point for new residents. Additionally, the park offers "ONE MONTH FREE LOT RENT WHEN YOU REFER A FRIEND," with terms and conditions applying, and the referral source must be mentioned on first contact. Prospective residents interested in these offers should contact the office for full details and to confirm eligibility, as terms and conditions typically apply to such promotions.

It is highly recommended that prospective residents contact the park management directly to discuss current lot and home availability, verify any promotional offers, and thoroughly inquire about the park's rules, maintenance protocols, and how resident concerns, particularly those related to sanitation and noise, are addressed. A personal visit is also strongly advised to observe the park's current condition and atmosphere firsthand.
In conclusion, Bon Air Mobile Home Park in Kokomo, Indiana, presents a complex and somewhat contradictory picture for local residents considering mobile home living. On one hand, its strategic location on N Apperson Way offers excellent accessibility to Kokomo's amenities, including schools and major employment centers like the Chrysler plant. The park also promotes features such as on-site management, recent infrastructure upgrades, and a pet-friendly policy, along with specific move-in promotions that could make it financially attractive for new residents.
However, the serious and consistent negative feedback from multiple residents regarding recurring sewage backups, uncontrolled and disruptive behavior by children, alleged unresponsiveness from management on critical issues, and perceived neglect of maintenance significantly impacts the overall desirability of the community. For Indiana locals, these reported challenges suggest that while the park might offer an affordable entry point into housing, prospective residents must be fully aware of and prepared for potential ongoing issues that could affect their quality of life. It is crucial to conduct thorough due diligence, including in-person visits and direct discussions with management about all concerns, to make an informed decision about calling Bon Air Mobile Home Park home.

May 08, 2024 · ChuckThe trailer park is run down, & they raise your rent every time you re-sign your lease. They also claim they are beautifying the neighborhood, but no work is ever done. The kids in this community are poorly behaved, & the parents are no better. The neighbors are horrible, & rude. No sense of "COMMUNITY" here at all. Save your money & find a better place to live, because it is an absolute nightmare. Too many rules, & not enough upgrades for the cost of rent. DO NOT MOVE HERE. 0/10, DO NOT RECCOMEND!!!
Aug 09, 2023 · Raelle HennesseyFairly peaceful place to reside in. Since the current management has been at the helm, we have had a lot less problems with thieves and drug traffickers than we did in the past. It has three convenient stores within easy walking distance from the trailer court (one being right scross the street). Been living here for years.
