While highly detailed information regarding every specific service offered directly by Bluffside Court is not widely available in public records, mobile home parks generally provide a standard set of core services to their residents. These services are typically focused on maintaining the community infrastructure and facilitating a comfortable living environment for all. Based on common practices within well-managed mobile home communities, residents at Bluffside Court can generally expect the following:
- Lot Rental: The fundamental service provided by a mobile home park is the rental of individual plots of land where residents can place their manufactured homes. This lot rental typically includes access to the community's essential infrastructure.
- Utility Connections: Mobile home parks usually ensure that each lot has access to vital utility connections, such as water, sewer, and electricity. While residents are typically responsible for their individual utility bills, the park ensures the necessary hookups are in place for convenient living.
- Waste Management: Most mobile home communities arrange for communal waste disposal services, including regular trash and recycling collection. This contributes to maintaining a clean, organized, and pleasant environment for all residents within the park.
- Common Area Maintenance: The upkeep and maintenance of shared spaces within the community are generally managed by the park administration. This includes the maintenance of roads, lighting, and any communal landscaped areas, helping to ensure that the community remains safe, well-maintained, and aesthetically pleasing.
- Community Management: A dedicated management team or individual typically oversees the park’s day-to-day operations. This includes addressing resident inquiries, enforcing community guidelines, and generally working to ensure a harmonious and well-ordered living environment for everyone.

- Affordable Homeownership: One of the most significant benefits of manufactured homes in a park setting is the potential for significantly more affordable homeownership compared to traditional stick-built homes, making it a more accessible option for a wider range of individuals and families.
- Community Atmosphere: Many mobile home parks foster a strong sense of community, where residents have opportunities to interact, build relationships, and create a friendly neighborhood environment. This can be a major draw for those seeking a close-knit living experience.
- Manageable Lot Sizes: The individual lots within mobile home parks are typically designed to be manageable in size, often requiring less extensive yard work and maintenance compared to larger residential properties, which can save residents time and effort.
- Lower Property Taxes: Because residents own their home but lease the land, the property tax burden is usually lower than what would be incurred by owning both the home and the land in a traditional residential setting.

Bluffside Court Reviews
The landlord is a jerk. He comes on your lot without notice or permission, moves your property around, and sprays weed killer in your yard with no regard to pets, kids, or health concerns. He has been seen looking in windows to see what is going on and if you are home. He tells other tenets your personal business and doesn't give reciepts when you give him money. He changes the rent as he feels fit and charges you for yard care after you tell him you will care for your yard when he asks. He yells at the kids and tells them they can't cut through an empty lot or a tenets lot after the tenant gives the kids permission. He does not fix the road or street lights in the trailer court for the tenents' security. He also keeps a mailbox key so he can get into the mailboxes. He has been informed that this is against the law and will not give the tenants both of their keys. He is a bully, and it has to be his way or the highway. He also will word the lease so if anything happens, he ends up with your home. He chases you down when you are shopping and harassed you in public. He says everyone likes him, but the tenents all go inside or leave until he leaves the trailer court. He is rude and aggressive. I would not recommend renting a lot from him or buying a trailer from him. All the trailers are run down and overpriced, and then he holds the title and says he can't find it. He takes advantage of the fact that most of the tenents live paycheck to paycheck and will not work with anyone. Most of the tenents are nice enough, but the landlord is what most call a slum lord, even his tenents.
