This is a great place to live! Since Blue Spruce MHP was made into a 55+ park it has been quiet and nice. People are respectful and kind. Keep to themselves. Affordable! They say new homes will be coming soon that are financeable and will be less than renting!! Maybe I’ll upgrade. Only nice people are welcome!!!

Kim Berry is not a good landlord, get ahold of me for class action lawsuit. Call Hastings and Oswego county code enforcement. Park also has many violations. And FYI the review from “Kathy Rice” she is the “manager” of the park.

My friend lived there and I visited several times and its smells, there are several (more like 100) of pot holes !! There is a train that drives thru at 4 am to 5 am every morning that whistles so loud EVERY morning !! Kim Berry called my friend about an issue and I heard her literally rip my friend apart was unprofessional in how she spoke to my friend and isn't even in New York state to see the quality of living in this park !! I am sure she would never put her mom in the environment this 55 year and older park !! I posted just some of the roach and rat invested homes that doesn't even have doors !! Run RUN Run ...

Sewage running in to a creek behind the park when ever it rains to hard. Water and Sewage lines are aways bracking and own toys to blame the tenant's so they have to pay for it. Road so bad you can't even ride a bike down itJunk trailers that are all falling apart everywhere. There are no lights in the park at all. Can't for.get the bees, masqetos and rats that never seem to go away. The sign say aways improving but nothing ever gets in proved but the sign out front of the park. That says 55+ but the park is not well enough kept to be a 55+ park.
