September 11 · Joseph kuxhausenDon't waste your money on a application fee ($50!) unless you have really good credit. I applied 6 months ago and they just barely emailed me yesterday. My credit was 612 (it's higher now) and they denied. I'm not a felon or anything. All their homes are outdated, there's no park or public pool, there's not even a leasing office. The streets (the only thing there is for them to maintain) are filled with pot holes. You would be better off living off a dirt road. Not worth the cheap lot rent.

From what I've heard and seen is that they nit-pick on some tenants (for things that actually add beauty to their lot) yet let others do things that shouldn't be allowed. One tenant works on his vehicles right in the street, uses the next door drive to park his things (which is empty now), parks in front of neighboring tenant's spaces & is very loud (revs engines A LOT)!The problem tenant at Blue Spruce has been evicted - YEA! I still hear that the owners do not treat residents equally! I live in Sunshine Acres Mobile Home Park, NOT Blue Spruce!
