Blue Sky Estates Introduce
For many individuals and families in Tennessee, particularly in the Clarksville area, mobile home parks represent an important segment of the housing market, offering an alternative to traditional homes or apartment rentals. Blue Sky Estates is one such community located in Clarksville, TN, and for those considering making it their home, a clear and factual understanding of what to expect is paramount. Mobile home living can offer unique benefits, such as a sense of community and potentially more affordable options for homeownership through lease-to-own programs. However, like any significant living decision, it's essential to weigh all aspects, including management quality, property conditions, and overall resident experience. This article aims to provide a balanced overview of Blue Sky Estates, drawing upon available public information and direct feedback from current and past residents, to help prospective Tennessean occupants make an informed choice that aligns with their housing needs and expectations.
Blue Sky Estates is conveniently located at 920 Power St, Clarksville, TN 37042, USA. This address places the community within the dynamic city of Clarksville, a significant hub in Middle Tennessee known for its strong military presence due to Fort Campbell, a diverse population, and a growing economy. The park's central location is highlighted as being "close to shopping, restaurants, many churches, downtown, schools, and the Cumberland river," suggesting good accessibility to essential services and local attractions. For residents, this means that daily errands, dining out, and accessing educational facilities are generally within easy reach. Clarksville itself offers a mix of urban conveniences and access to outdoor activities, with numerous parks and trails. While the reviews do not detail specific public transportation links, living in Clarksville generally means that a personal vehicle is beneficial for navigating the city efficiently. The strategic placement of Blue Sky Estates aims to provide residents with the convenience of suburban living while maintaining a sense of a "calm and tranquil neighborhood," as described in some public information. This balance of accessibility to city amenities and a quieter residential environment can be a significant draw for many looking to settle in the Clarksville area.
Based on available information and resident feedback, the services offered at Blue Sky Estates present a mixed picture.
- On-Site Management: The park reportedly features on-site management. One positive review specifically praises "park management Mr. Fred is the best," indicating that some residents have a very favorable impression of the management's approachability and helpfulness.
- Maintenance: Blue Sky Estates reportedly includes on-site maintenance. However, contrary to the positive mention of management, other residents have reported significant issues with maintenance and repairs within their leased or lease-to-own trailers, including un-level homes, power outages with minimal appliance use, and leaks around doors and windows. This suggests potential inconsistencies in maintenance quality or responsiveness, particularly for in-unit issues.
- Lease-to-Own Program: The park explicitly offers a "Lease-to-Own" program, allowing residents to eventually own their mobile home after a specified lease period, at which point they would only pay lot rent. This program is presented as an accessible pathway to homeownership, with "Bad credit is ok and no application fee is required."
- Security Features: The community advertises a "neighborhood watch and video security," aiming to provide a safer living environment for its residents.
- Community Upkeep: Public information mentions "large lots" and a dedication to "making the community a safe and happy place to live." However, conflicting reviews suggest issues with the condition of some units, even those described as "nicest they had available."
- Basic Utilities & Hookups: While not explicitly detailed in all provided information, a mobile home park typically provides the infrastructure for utility hookups (water, sewer, electricity) to each lot, which residents would then connect their homes to. However, the internal condition and functionality of these utilities within the trailers themselves are a point of concern based on reviews.
The features and highlights of Blue Sky Estates, as derived from various sources, reveal both appealing aspects and significant areas of concern that potential residents should consider carefully.
- Quiet Environment: A consistent positive highlight from residents is the "quiet" atmosphere of the park. Many express that they "love it over here its quiet park," indicating that for those seeking peace and tranquility, this is a notable advantage.
- Friendly Community: The community is described as having "Everyone is so friendly," fostering a welcoming and amiable environment where residents feel comfortable and connected. This social aspect can be a strong draw for many individuals and families.
- Lease-to-Own Opportunity: For individuals looking for an alternative path to homeownership, the "Lease-to-Own" model is a key feature. This program, combined with "Bad credit is ok and no application fee is required," aims to make homeownership more accessible, and at the end of the term, residents "pay lot rent only (currently $350.00/month)."
- Centralized Location: The park’s location is touted as a significant benefit, being "close to shopping, restaurants, many churches, downtown, schools, and the Cumberland river," offering convenient access to Clarksville's amenities and attractions.
- Nature Trails: The presence of "nature trails" within the community or nearby provides opportunities for outdoor recreation and enjoying the natural surroundings, appealing to those who appreciate green spaces.
- Neighborhood Watch and Video Security: These features contribute to a sense of safety and oversight within the community, which can be reassuring for residents.
- Significant Concerns Regarding Trailer Conditions: Despite some positive aspects, numerous serious issues regarding the condition of the trailers have been reported. These include:
- Structural and Leveling Issues: "The trailer is not level."
- Electrical Problems: "The power shuts off if we plug in a space heater (no heat or air)."
- Leaks and Water Damage: "Leaks around the doors and windows."
- Substandard Flooring: "No floors just pieced together sub flooring with soft spots everywhere." Some "move in ready had holes if floors and walls."
- Deceptive Practices: Allegations of "major issues were intentionally hidden" during showings.
- High Initial Costs and Rent-to-Own Value Concerns: One review highlights a significant upfront payment of "$2200 to move in and $1200 a month rent to own," with a contractor stating the place is "not worth $1200 nor is it worth sinking money into to fix it up." There are also accusations of "shady" practices by an individual named "Mr. Fred," including adding "personal fee to the deposit for 'his time spent showing the places'."

For Tennessee residents, particularly those in the Clarksville area, considering Blue Sky Estates as a potential living option, it is vital to approach this decision with a thorough and critical perspective. The park offers an enticing "Lease-to-Own" program that could appeal to locals seeking an affordable path to homeownership, especially those with credit challenges, as it advertises "Bad credit is ok and no application fee is required." The reported "quiet" environment and "friendly" community could also be attractive features for those prioritizing a peaceful and neighborly atmosphere. Furthermore, its "centralized location" close to various city amenities like shopping, restaurants, and schools provides practical convenience for daily life in Clarksville. The presence of on-site management and maintenance, and security features like a "neighborhood watch and video security," are also presented as benefits that contribute to a safer and well-managed community.
However, it is absolutely crucial for prospective residents to conduct extensive due diligence given the serious and consistent concerns raised in various customer reviews. Reports of un-level trailers, significant electrical problems (lack of heat/air due to power issues), widespread leaks, and fundamentally compromised flooring (pieced together sub-flooring with soft spots and even holes) indicate that the actual condition of many units may be severely substandard, even those described as the "nicest available." The allegations of "major issues were intentionally hidden" and "shady" financial practices, including an added "personal fee" to the deposit, are red flags that demand extreme caution. The disparity between advertised affordability and the reported high initial costs and monthly "rent to own" payments, which a contractor deemed not worth the value, suggests that the financial commitment may be disproportionate to the actual quality of the housing. Therefore, while Blue Sky Estates might be considered by locals in desperate need of an immediate, low-barrier housing solution, it appears most suitable only for those who are fully prepared to meticulously inspect any unit for significant structural and utility defects, verify all financial terms in writing with independent legal counsel, and understand that they may inherit properties requiring substantial and costly repairs. For the typical Tennessee resident seeking a stable and comfortable home, a thorough investigation and realistic assessment of the severe drawbacks highlighted by current and past residents are indispensable.

Blue Sky Estates Reviews
Quiet and love it over here its quiet park management Mr.Fred is the best. Everyone is so friendly
Aug 24, 2024 · Hattie HouleDont move here! We were taken advantage of because we were desperate. The trailer is not level, the power shuts off if we plug in a space heater (no heat or air). And there are leaks around the doors and windows and this is the nicest they had available. Some he called move in ready had holes if floors and walls. There are no floors just pieced together sub flooring with soft spots everywhere. We paid $2200 to move in and $1200 a month rent to own. Had a contractor look at it and he said this place is not worth $1200 nor is it worth sinking money into to fix it up. He is shady. Literally was adding his personal fee to the deposit for "his time spent showing the places". Literally took 6 groups at the same time and you got 5 minutes to look before he moved to the next trailer. Many of the major issues were intentionally hidden.
Apr 02, 2024 · Tara FelicianoImpossible to talk to owner! Biggest issue is property manager!Who will not have property owner contact tenants & will not provide property owners contact information. All tenants who have issues with manager, are told "I can evict or terminate, without any reason, by law"!Then given a court date for termination & never able to relay concerns about property manager, to the owner.Resulting in many homeless families, who have spent entire savings & income, just to lay flooring, rewire house, fix plumbing, paint, ect ect ect, just to make home livable & rent to own be terminated FOR NO REASON!
Jun 05, 2023 · KRYSTAL NORTHThis place is a scam and the owner is a slumlord do yourself a favor and don't rent here they prey on desperate people who need a place just about every mobile should be red tagged and the "deposit" they will tell you upfront is refundable instead when you decide to move out they will tell you it was a lease option fee most awful experience of my life I'm an excellent tenant with 10 plus years of perfect rental history their loss for sure except they have my $2000 for a place I never got to move in to
Aug 28, 2023 · Christine PrinceA lot of good people live in this place. Not that many people take care of their yard and trailer. The community should get together snd and set simple rules of how the place should look. Low income should not mean to live in dirty conditions.
